“Nice place to stay in PP”

We we're ending our laos - camb trip. And I have to say we were delighted by warm the welcome we had at this hotel. We had a floor room and the room was big, clean, nice. The swimming pool combined with the lounge area was great place to sit and relax in the buzzing city of PP.

Food and cocktails were great, even the laundry service we used was great. When we came back to our room. The clothes were all folded and already hanging in the closet.

I would really recommend this place to anyone!

We stayed in this hotel at the end of a 4 week trip around Vietnam and Cambodia. We wanted somewhere nice to treat ourselves at the end of the trip. Room was large and very nice, pool area was great, and the food delicious. The burger was one of the best i've ever had. Would highly recommend/./

Although it was very early in the morning, way before check in time, they gave us a room as soon as they had one available: thank you! I really don't understand the negative reviews about this place. It is exactly as it appears in the pictures, it is spotless clean, the bed is huge and supercomfortable, the place in general is stylish and beautiful. Breakfast ample and abundant. Staff is helpful, kind and smiling! It is only 5 mins walk from St.278 and 10 mins from St. 240 and the tuk-tuk guys outside will take you anywhere you want without overcharging.

Room Tip: We stayed in a Deluxe Poolview: perfect!

Thank you very much for the nice review. It is true that the hotel is well located, close to street 278 with plenty of restaurants, bars and shops, and within a short tuk tuk ride of the touristic spots.
Thank you also for the compliments regarding our staff and service. We always try to have the room available upon arrival of our guests (if we are informed about the arrival time) as we know how nice it is to be able to relax in the room after a journey.
We hope to welcome you back next time you spend some time in Cambodia.

Overall, we were happy with our stay. All staff were lovely (including the tuk tuk drivers out the front, whose prices were always honest). Breakfast was quite basic, but nice. Food at the restaurant was nice - and portions were large. Prices at the restaurant were a bit higher than other locations in Phnom Penh but, keep in mind, you also pay for the convenience of not having to go out. As mentioned by other reviewers, the beds were quite hard. I was offered a soft-top for the mattress (which I regretted declining), but perhaps this should come as standard. Bedding consisted of a bottom sheet and a top sheet, which was a problem for me, as my roommate was hot (and needed the air conditioning), which meant that I froze on the first night (I requested a blanket on the second night) - perhaps some extra bedding should come as standard also. Those are my only complaints. I'd stay here again for sure - it truly is an oasis in the busy city.

Thank you for your review. We are glad to hear that you enjoyed your stay with us. Please do not hesitate to ask for a soft mattress during booking, our website gives you the possibility to request it. Also, there are blankets available, just ask the front desk or, if late at night, our night guards. They will be happy to provide it to you.
Our restaurant serves Asian and Western food. All our dishes are freshly prepared and, as you mention, our portions are quite large. The average price for Asian dishes is US$5.50, Western food being a bit more expensive as it often contains ingredients that are imported and therefore with a high purchase price.
We hope to have you back with us when you visit Cambodia next time.

This hotel is lovely, very pretty grounds and pool, very romantic at night if you are a couple.
The rooms (at least the deluxe rooms, I have been in two of them) are minimalist and modern but beautifully decorated, there is everything you need and bathroom and shower are nice and clean. The only problem: beds and pillows are very hard. I mean, not your normal hard bed that most people actually prefer.... these are rock hard!!! So when they ask whether you prefer a soft bed, consider checking them.

The restaurant atmosphere is pleasant but food is ordinary and a bit expensive, and breakfast is OK, but very limited choice and quantity. Personnel is lovely and helpful.

I thought the location was convenient, you can walk to Golden street and surrounding restaurants and for the city center main tourist attractions it's a short tuk tuk ride.

Overall, good stay.

Room Tip: choose a deluxe room and double check the mattress firmness

We care much about our guests and their comfort. As we know that sleeping comfort is very personal, we ask our guests during check-in to let us know if the bedding is at their liking. Most of our guests prefer the firm mattresses, but from time to time we are asked to add a soft mattress and soft pillow.

Couples-oriented boutique hotel. It is a bit far (because it ungodly hot) to walk to most of the tourist destinations (although I did anyway - I like to walk around), but tuk-tuks are cheap and the hotel clerks will tell you what you should pay so you know how to negotiate. Best tactic is to just state the price you'll pay when you already know what it should be and stay with that. If they agree quickly Ill tip them at the end.
Rooms are good size and properly appointed. Pool is in the middle of the entry courtyard/restaurant so swimming involves being on display. Fine, attentive staff. The neighborhood is what I'll call rustic Asian. In other words, development hasn't caught up to this area yet so be forewarned. No interesting nightlife here unless you want watch boxing on TV outside with the locals or go to a super-loud Cambodian disco. On the other hand, it is a safe area and I felt fine walking around at night. Recommended for a relaxing stay just a little away from the touristy areas.

Even though the hotel is located in walking distance to some tourist destinations, the exceptional heat in April made it hard to do so! There is the street 278 with its shops, restaurant and bars that is just within a 5 minutes’ walk away from the hotel if you wish to have a nice dinner and a drink afterwards.
We are looking forward to welcome you again next time you are in Cambodia.

We stayed three nights. The first night was in a standard room and the last two in a deluxe room.
We arrived by bus from Siem Reap and the tuk-tuk knew the place so the ride was quick. The staff was very pleasant everywhere on the property all the time. This is a big plus for this hotel.
for the first night we had room number 4, a standard room. It is right next to the reception, 6 steps from the reception desk and 4 steps from the tour desk. The room feels like a bunker. It has only a small window. he furniture of this property is made of stone which increases the bunker feel of this room. Being next to the reception means that you will wake up early. One staff member decided to listen to some music at about 6am. Thank god that did not last. One problem is that was serves as curtain for the small window is actually 2 or 3cm from the wall. As the window is next to the bed head, it means that I had the neon light of the neighbour tight onto my face when lying in bed. Thank good we moved the next day.
Our next room was on the second floor overlooking the pool. A bit smaller than the first room but with more windows which clearly improved the ambience.
The pool was nice but understand that there is not much space around it. The central yard is small but is still a nice oasis from the madness of the city.
Breakfast was ok but limited. Wifi was free but a bit spotty.
Understand that there are two construction sites nearby. One office tower is being built on the land adjacent to the hotel. Another one in front of it. The noise was not bad. We could hear some machinery from time to time but I guess that it depends on what they are working on.
Was hesitating between 3 or four stars as the bunker room downstairs is not even deserving of 3 stars.

Thank you for your review on TripAdvisor. Unfortunately we could not provide you with a Deluxe room as requested for the entire stay as we were fully booked on the first night. Even though the standard room on the ground floor is closed to the front desk, you should not be disturbed by more noise. Our staff takes care that there is no noise early in the morning. The music you heard most probably came from a phone of an external driver picking up other guests. We have reemphasized this issue with our staff to make sure that all externals wait at the pool area. Thank you for mentioning the issue with the curtain not fully preventing from the outside light. We have fixed it.
With regard to the constructions in the neighborhood, the apartment building on the right hand side is almost finished and therefore there is only very little noise. The second building is two blocks away and is stopped since several months. Phnom Penh is a booming city and you will find construction works everywhere. We are happy that the ones close to us are no longer noisy so that our guests can fully enjoy their stay at the 252.
