The hotel is decent, although unlikely to be worth 5 stars in western Europe. There were some issues with the room readiness but these were quickly fixed. The design feels a bit tired and could do with an update. On one day the swimming pool was not available due to a private party and the dining options inside the hotel are very limited. Having said that, the location is excellent and the staff friendly. It is also decent value for money.
My biggest beef is not with the hotel itself but with the Marriott activities. The drivers used by these excursion and airport transfers are without exception dangerous drivers. Marriott should vet the third parties it uses better.

The location of the hotel is one of the best in the city. The facility is excellent, clean and well kept. The staff are very helpful and accommodating. The location has many shopping and restaurants near and easy to reach. I have stayed at many hotels in Armenia and I feel this is top shelf. The rooms provided were excellent and the rooms have quality AC. Nice for an afternoon break in hot weather.

Room Tip: Views of the Square are not available because of the large entrance facade

In real estate the key factors are …location, location and location. This Marriott has location in spades. It is right across from Republic Square and in the heart of the city. Interesting restaurants and small shops as well as a very high end shopping street are all a few minutes away. Having said that I was not pleased to find that as my travel agent had booked the hotel, I would accrue not points for staying there and could not get an upgrade. We were place in the old part of the hotel which required several minutes of walking before we even reached the elevators. The hallway was shabby, with stains on the carpet in front of each room and tobacco smoke lingered there. Despite the room allegedly being a non smoking room, ash trays and matches were scattered in the room.
OK having said that the room was huge and nicely appointed. Breakfast, compared to the feasts we had in Georgia rated ..”meh”. And the staff needed retraining. The person making my eggs clearly did not understand English, and when the main dining area was filled the maitre d’ had to asked to put some set-ups in the adjacent dining area. She should have immediately seen that this was necessary and done it without prodding. I’m not sure if someone famous was staying there but there were a number of large folks standing outside the hotel and right in the lobby glaring at us as we both arrived and left. Hey a smile doesn’t cost much

Stayed three nights in this hotel, that is perfectly located in the city center of Yerevan. All the things that matter during a business trip were fine: good bed, clean, well equipped gym, fast roomservice, service focused staff etc. Only the bathroom was a bit outdated. In my opinion the unique selling point of this hotel is the fantastic terrace, that stays open until after midnight. Seated on Republic Square, with a great view on all buildings and served by a friendly and fast staff, one can enjoy drinks (local wine is recommanded!) and food (good quality - definitely try the lamb kebab). Really a perfect venue, both for meeting business relations as for relaxing and enjoying the vibes of the city. Value for money - a next time I will most probably stay in this hotel again.

The hotel is situated in front of republic square in Yerevan.
We were there while the city was celebrating 100 years of independence, there was a big concert right next to the hotel on the second day we were there, so we got to experience lots of entertainment and cultural dance and music. I would say due to its location it is the place to stay, however we paid out of our noses due to our timing, the guest experience was generally very pleasant. It has the best executive floor food and drink service lounge that I have come across, it was recently renovated and the choice for breakfast, dinner and in between times was very good.
