Villa Delenda is very partuicular since from arrival: an old villa between anonymous apartment buildings. The rooms are nice, all with old furniture and the breakfast is served in an unique big table. You can easly talk with the other guests. But pls, ask that the receptionist tell the story of a owner of Villa Delenda. A young italian doctor who came in Armenia for Gumry earthquake, many years ago.... Probably because I'm italian, but I felt proud. and I understood the exact meaning of the name of this hotel (Delenda is latin...)

This hotel seems more like a bed and breakfast. The location is impeccable as it is a 5 minute walk from Republic Square and many delicious restaurants. The place itself is full history - the old charm is kept with the modern touches and the building used to be an Italian/Armenian center. The downstairs is where the breakfast is served and where the ceramic store is located. The breakfasts are incredible and the waiter is very nice even though she speaks no English. The place is kept very clean and the wifi is excellent in the common area. What else to say to convince you that this is worth your money!?

Room tip: Lower level rooms are prone to squeaky floors from upper level rooms

I stayed 4 nights in this beautiful house in central Yerevan. My room was comfortable and quiet, with heating and excellent wifi. Pleasant living room. The whole house is beautifully decorated. Breakfast was excellent. Good value for your money. Supermarket and all possible conveniences nearby.

The hotel has a lot of charm and character - each room has very interesting and unique decor with rustic touches. Lots of books all over and all kinds of art. Comfy bed and an absolutely wonderful breakfast. The staff was very courteous and nice. The location is very convenient - we walked everywhere. Definitely recommend.

Yerevan was the last stop on our Caucasus journey, Villa Delenda our last hotel - we could not have wished for a nicer place to spend our last days in Armenia. Occupying part of one of the last grand mansions in the heart of the city (sadly under threat of demolition to make way for a retail complex), the hotel offers guests five spacious rooms - all with private bathrooms- a spacious sitting room and a large dining room, all furnished in keeping with the period of the house. Staying here is much more akin to staying in a comfortable private house, a little worn maybe but wearing its age with far more grace and style than any run-of-the-mill hotel. It won't suit everyone, but we really enjoyed it.

The hotel helps fund a charity that provides support to Yerevan's disadvantaged children; a ceramic shop on the premises is part of the same enterprise. The location is excellent, just a few minutes walk from Freedom Square, with several restaurants in the same street and an attractive park just across the street.

Breakfast is served at a large table in the dining room, a table laden with cereals, fruit, breads, spreads and preserves, eggs, cheeses, tomatoes, yoghurt, etc. Freshly cooked French toast with sour cream and apricot jam was delicious!

The friendly, helpful staff are every bit as charming as the house. Whilst there is no permanent night staff and guests are given a key to let themselves in after hours, late arrivals and out-of-hours departures are not a problem -there is always someone appointed to be on hand for such times.

Room tip: There is no lift,our ground floor room faced directly onto the street.It didn't bother us, you may prefer to take the stairs.
