We were back packing through Vietnam end of 2012 and found this hotel, looking for a simple but clean place for our 3 days stay in Hue. We were more than happy with our choice, this is our feedback:

- very very nice staff and welcome with a delicious banana shake, they helped us with question and found a cheap scooter and driver for us

- rooms were spacious and clean

- standard Vietnamese breakfast with good quality and service

- one night the whole quarter had an electricity blackout, the staff immediately looked after everyone and helped us with light

- very good location, you reach the restaurant and bar center with a five minute walk

We really recommend the room in the fifth floor, as clean, quiet and big.

We only stayed here 1 night but loved every minute.

The owners are super friendly, can't do enough for you... Fruit shake, water and cold flannel on arrival and bags carried to the room.

Rooms spacious, air con great and wifi also worked well.

So cheap, £4.10 per night inc a delicious breakfast (omelette, baguette and fruit shake).

Booked our bus to hanoi for us and let us keep the room until we were picked up (5pm) for only £1.50 each.

Great location, go to the imperial city!

Would 100% stay again.

Waterland hotel is tucked away in a not easy to find alley. However this does help to keep the noise down at night. The location is great as its in easy walking distance of the riverside. The rooms are huge and well decorated. There is no elevator and the steps can be a nuisence specially as we were on the 4th floor. The breakfast is good. The staff were sweet and happy to provide us with raincoats when the weather got bad. The only problem we had was that some money was taken out of our room, we blame ourselves for leaving it in the room and the other problem was that more than 1/2 of my new bottle of conditioning shampoo was taken as well. These happenings left a very sour taste and we were happy to leave there.

We stayed here 2 nits and we were happy enough.

There was a slight mixup with the booking which took a little stubbornness on our part before the hotel manager accepted it was their mistake, though once worked out we were upgraded and more than happy with the outcome.

The staff are attentive, friendly and those that speak English are knowledgable about the tourist sites and can offer good advice on what is best to see when you have limited time. Breakfast was included in the already low price and was very tasty and the menu was extensive.

We booked bikes and tours through them as the prices were the best we could find and they did not disappoint in anyway.

Rooms were equipped with large comfy beds, cable TV and decent showers, all you need in a budget hotel. This place was also extremely clean which is never a bad thing.

Room Tip: 5 person room does not exist so don't book it on hostelworld/bookers

Pros:
-Very, very friendly staff
-Free breakfast
-Big rooms
-Ok prices
-Good scooter service

cons:
-Crappy area. The hotel is situated in a dark alleyway and not easy to spot.
-The scooter guys from the hotel can be a bit pushy when it comes to taking you on other trips not part of the original tour.

the staff is friendly. the rates are economic. that's all for the good things of this hotel.
It is indeed very dirty: there was a very big cockroach running in my bath. the staff simply removed the animal without cleaning the bath.
The position of the Hotel is very sad, in a small street without any light during the night and also without asphalt.
Rooms have and old taste and neon light in my room was turning on and off continuously.

The downs: Hard to find especially if you arrive late at night as it is along a dark unlit road - and the sign is not illuminated - and if you are late no-one speaks English so you are on your own if you need to find somewhere to eat! Not in the nicest of areas.
The ups: - the Day Staff are lovely - very friendly and cannot do enough the help. Also the breakfast - although in a tiny room and with a very odd and limited breakfast - is excellent! Delicious fresh and crispy baguette - eggs anyway - lovely strong coffee - fresh smoothies.
The Rooms - vary - we had a high up room - no lift - tiny room - smelled of damp - complained and the following night we had a vast room with lots of space on the second floor

Room Tip: Lower floor every time!
