Very good room for the price, spacious & clean with wi-fi connection. There is a swimming pool available to all guests & if you're staying in Sutus Court 1, a jacuzzi pool on the 2nd floor verandah.
There is a coffee shop downstairs & whilst the service was a little slow, the food was excellent.

Nice hotel with big rooms in super locations, 2 pools and nice service. The problem is that the rooms are very old. They have 5 different types of building I was in Sutus court 2 so be careful the cheaper rooms may be older and smaller.
They are in good location and not noisy at all.
Go to walking street for night life and to the central festival for shopping. Nice foot massages in 100B. Be careful taking a jet ski since they try to say that you hit something and showing you small scratch then bringing you not a local guy trying to convince you. If you still want to take it before that take pictures all around the jet ski.

Booked via Internet and got a confirmation, upon arrival they didn't know about my reservation. Was not a problem, as there was plenty of vacancy, might be a problem in high season, though.

Stayed for a week in zone 3 for THB 550.- per night. Got a big room on the 4th floor, after I denied the one initially offered on ground floor, whch looked like a cell in jail.
Room was equipped with everything you need, bathroom is thai style ( no tub, no curtain = wet toilet paper, if you forget to safe it ).

Bars, massage, 7/11, restaurants, all in walking distance, one can easily walk to 2nd road. Baht bus passes the hotel as well, for coming back sometimes you need to change bus twice. No stupid questions asked or extra charge if you bring a girl or two.

WIFI in the room too slow, ok if you sit in the lobby. Hotel for this money absolutely o, has even a little pool..

Room tip: Ground floor rooms might be dark, go for one with balcony

I stayed 14 days in this hotel only because of the easy access to pattaya beach and walking street.

Room tip: Always stay one night and then decide about staying

The hotel accommodation is divided into zones numbered 1 to 5 with Zone 1 being the most luxurious and therefore most expensive and zone 5 the budget/cheapest. All other facilities throughout the hotel were available to guests regardless of the zone they were staying in. I stayed in Zone 3 at the end of March this year.

I enjoyed my stay at Sutus Court 3. The Hotel is in a great location for shopping and nightlife. The Beach is about a ten minute stroll away but it is a pleasant walk. The rooms are large and airy and are cleaned every day, the staff are friendly and helpful and for 55o Baht per night, with a swimming pool, it is a bargain
