This was the first time I booked vacation rental through Tripadvisor. I read all the comments of Baan Wat before making the booking and having a very high expectation. I must say it's a little bit disappointing.

Of course, price is affordable, when considering there are 5 rooms accommodating 11 of us, with a private pool.

However, the interior of the house is poorly maintained and quite outmoded. The kitchen is the worst part. It was smelly! The fridge doesn't function well and not cold enough!

Also, I don't understand why there are so many mosquitos. I have to kill over ten mosquitos in the room before sleep. My son got lots of mosquito bites still.

Last but not least, they stated there is house keeping service. However, when arrived I was told they only do the house keeping once every two days. I stay for 3 nights, and they also came to do the house keeping once, which I think isn't enough for a house accommodating 11 person. And, when I check out, I was asked to pay THB 200 more because we used the kitchen to cook breakfast. The house keeper said it was too much cleaning for her and had to charge me extra money!

To be fair, I know what I am paying. I know this is not a hotel. Maybe, I just had too high expectation after reading the previous comment on this vacation rental. Thus, I just want to express what I experienced for other's reference.

At Thailand Holiday Homes we welcome all Guest Reviews, good ones especially but with over ten years’ experience delivering wonderful villa holidays to thousands of guests from across the globe we are always saddened when we receive a poor review.
We make no apology for being ‘only human’ as that’s what ‘keeps it real’ in today’s hi-tech, faceless world in which we live and yes, very occasionally we fail to fully satisfy everybody who stays with us. Then we investigate the issues raised to ensure that we resolve the problems which can be addressed and assess those that can’t.
On FlipKey our description of Baan Wat says “the main two-story building set under the shade of towering palms, mature mango trees, and flowering Thai orchids.” this strongly suggests that this is a garden villa which provides a natural habitat for a vast diversity of native species including mosquitoes, prevalent throughout the globe and always attracted to light from dusk onwards. Prudent use in the evening of the fly screens on the windows in Baan Wat will significantly reduce their access and a liberal spray of insect killer in the bedrooms shortly before retiring will deal with those that have migrated towards the light. We state clearly in our Terms & Conditions “Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control.”
Outmoded décor is perhaps a matter of taste and the suggestion of poor maintenance is difficult to respond to constructively without specifics. Appliances do break from time to time as they would in any home and we react promptly to such issues either through immediately calling out an engineer with the appropriate skills, replacing the item or appliance or in the worst possible case re-locating our guests until the problem is fixed.
Whilst on holiday it is obvious that housework is to be avoided by our guests if at all possible. Our housekeeping team are highly trained, very efficient and manage to keep smiling regardless of the carnage that sometimes faces them as they visit our guests each day but very occasionally the mess is just too much and with over 300 properties in our portfolio time apportioned to the normal cleaning duties soon runs out and we may have to levy a small surcharge to rectify the problems they face. Again we say clearly in our T&C’s “a Daily Maid Service is included within the price of your chosen property. It constitutes a thorough daily clean of your property and making of the beds, it does not however include washing up your dishes or personal washing of clothes or ironing. If this service is required an offer to the maids of a nominal but realistic sum will usually suffice although it is entirely at their discretion whether they accept your offer or for an extra charge we can provide a full time maid service 9am to 5:30pm.”
High expectations from our guests are to be expected, it is after all the quality of the service we promise which builds that level of anticipation and that is precisely why we continue to be Thailand’s leading holiday villa rental company.

I planned our trip via the Thailand Holiday Homes website. The Property Agent (Paul) responded quickly to my initial inquiry and I ended up booking a week in the house with four other mates for a shared birthday celebration. Paul provided all the check-in details and the house was easy to find.

Upon check-in we met the property caretakers (Oui (female) and ??? (male)) and they showed me the electric meter - best thing to do is take a photo of the reading. Now be very careful in this house with electricity usage - no running of a/c units when not there.

The house was very big and the pool was outstanding! I did immediately notice that directly behind the property (within 20 feet of the swimming pool) a major construction project was starting. The foundation to the property was laid during our stay. Evidently it's going to be a four story apartment/condo building - which will eventually impact the privacy of the pool area/rear of the house.

All the bedrooms were nicely furnished. The kitchen had enough untensils and place settings to cater for our needs. There is a glass fronted beer fridge in the dining room.

We had a few parties at the house and even managed to have a relaxing stay.

We couldn't say enough good things about Oui and her husband. They cleaned up after us, drove us around during the flood on September 11th and ran a few errands for us.

We did have one of the bedroom a/c units fail during our stay, but it was fixed with 48 hours.

We hired motorbikes during our stay, so we didn't have to walk the 400 mtrs to Nakula Road to catch a bahtbus into Pattaya.

We loved our stay in the house and would consider staying there again, but only when construction behind the property is complete as it did disturb our stay.

Checking into the Villa with Nueng was a wonderful experience she has a great personality, excellent english and a wicked sense of humour. Neung explained everything very clearly and in detail and showed us around the villa and how everything works.

The villa itself was immaculately presented, very spacious and very beautiful. Baan Wat has every mod con you can think of tied in with a traditional theme. The outdoor area was immaculately maintained with the pool sparkling and ready to be swum in. The two onsite staff where very friendly and more than happy to help and take us anywhere we needed to go.

The location of the villa is well chosen set amongst the busy hub of Pattaya in your own private compound. If you wish to go out into the nightlife its just a five minute walk down the road and your amongst the business of Pattaya if you choose to relax the seclusion in the private compound is fantastic that you would not know where you were. The villa is also a 5 minute walk to the beach, i highly suggest walking through Centara Grande Mirage at the end of the street on the beach as it is something you will never forget.

We were more than impressed with the quality and service of Thailand Holiday Homes and Baan Wat and thoroughly recommend staying there and would do so again.

There were 5 of us staying in this magnificent villa. We were there for 7 nights from the end of Jan '11 till 7 Feb '11. The villa met all our needs and more. It has 5 huge bedrooms each with a TV and DVD player and each with an ensuite bathroom and plenty of closet and drawer space. Toon and Vee are the caretakers and took excellent care of us. The villa is located in North Pattaya and away from the noise with a two minute walk through the Centara Grand MIrage to the beach. It always took us longer as we would stop to take pictures at the Centara. There is a Mini Mart less than a minute's walk and plenty of good restaurants in the area. The villa has beautiful lush greenery and the entrance is very special. A bridge over a koi pond with a gong for the doorbell. The front door is beautifully carved wood. The floors are tiled and the atrium has a huge flower pot containing a big tropical plant. There are floor lights shining up all arond the pot and it is a centrepiece for the villa. We all had our own wings containing the bedrooms so privacy was not an issue. The kitchen was very modern and has all that you would need: dishwasher, oven, microwave, refrigerator, kettle, pots, pans......the lot. Laundry has washer and dryer and iron and ironing board. Vee cleaned regularly and would cook simple meals, if requested for a fee. We employed a chef from Erawan Resort and he was excellent. The dishes were 5 star with plenty left over for snacking. The pool is large and nice and cool. There are three lounges and a table with 4 chairs on the area around the pool. There is a beautiful art piece on one side of the pool that used to be a water feature. We ate most of our meals in the formal dining room which had another bath off of it. There is a big table with chairs in the kitchen that can also be used for eating. Each room has its own air-conditioner. The formal lounge is done in white and is quite striking and we would end up falling asleep in front of a DVD on the big screen TV. To save the best for last, is Neung. She is the customer care representative for Baan Wat. She is a jewel and speaks 3 languages, Dutch, Thai and English. She has lived in the Netherlands so has a bit of saavy about her. She has a great sense of humour which is most delightful. She is there for anything you may need and is most interested that her guests enjoy their stay. She was able to get us VIP tickets for Alcazar at the last minute and she found us our chef. The villa is located very close to the new Centara Grand Mirage and must recommend Flames, their outdoor restaurant that does Bar BQ. Spectacular! The villa has wireless internet throughout and a coded lock. The beds are extremely comfy and all the amenities are first rate.
