2nd time back here. Wanted to see if first time was just lucky or if the hotel continues to maintain its great quality. Again, front desk reception by Paul and his staff were wonderful. The hotel is remarkably clean....looks like it was just built yesterday. Rooms were spacious and beds comfortable. The pool area with the greenery is like an oasis away from the normal chaos in Pattaya. Having the market with delicious inexpensive thai food next door helps keep the costs down. This hotel is tremendous value for the money......only drawback would perhaps be the breakfast which is fine for a day but probably would not want to be eaten for an entire week. Not the large buffet breakfasts from other larger hotels but a modest ala carte choice of eggs prepared different ways. Very good value for the money here.....the cleanliness and care of the staff will keep you coming back,.

I have stayed at both August and July suites quite a few times and have been impressed in the past. There used to be some management visible, however they must have been on leave as the place was not running well. After a long flight I checked in, no hello just give me your passport and fill out a form. Not a great welcome. I like to sit by the pool in the evening to do some work, no pool lights they let you sit there in darkness to save money on lighting not great atmosphire, I also like to order some food, however staff are just sleeping and you feel its awkward to wake them. Just a very poor experience this time.
on the positive. this hotel is spotless and the cleaning staff are fantastic.

Both hubby & I stayed at August Suites for 3 nites from 27/09/12 to 30/09/12. Glad that this hotel turned out to be 1 of the best which we had stayed, in terms of location, value, cleanliness & service.

We took the 134 baht bus from Bangkok airport to Pattaya, the whole journey lasted 1.5 hrs/ Alighted at Central Pattaya station (instead of bus terminal station) & walked to the opposite side of the road then board the baht bus (10 baht) to the hotel, it shouldn't take more than 15 min.

Check in was a breeze, free wifi in the room was great as it is a necessity to hv internet nowadays isnt it? The room itself is very spacious. The king sized bed was made up of 2 double queen sized beds! Toothbrush & toothpaste are provided which is great.

Not much choices for breakfast... it is always bread with toast or jam, fruit platter, omelette or fried egg, orange juice or pineapple juice, coffee or tea. Our booking only came with 1 breakfast so gotta pay another 150 baht per day for another pax.

Note that breakfast ends at 12pm so u can take plenty of time to wake up :)

Nearby have alot of massage parlours, restaurants & pubs. I love taking the baht bus to Jomtien beach or walking street etc because it is so cheap, fun & they are always available on the road.

Hotel staff speak limited english but they are always very polite & willing to help if you ask. I wouldn't mind coming back to August Suites in future.

Room Tip: Ask for room with pool view.

Have stayed at this hotel the past 3 visits to Pattaya. Normally stay in the executive suite, but I booked last minute this time and the normal room was only available this time. In the end, I think I preferred the smaller room this time since the executive suite just has a lot of extra living space I never really use.

I may be a little biased towards this hotel now simply because I have gotten to know much of the lobby staff, but that also goes to show that they seem to be happy and the same people stay working there.

I would definitely categorize the hotel a 4 star hotel for Pattaya and maybe a 3.8 for a big city. The hotel is constantly being cleaned. The beds and furniture are comfortable and modern, the showers have always had hot water and good water pressure, and the WIFI works well.
I think the location is perfect. Being in central Pattaya you are pretty much equal distance to Soi 6, LK Metro and Walking Street. Lots of shops and restaurants around.

We've just got back from a 10 day stay in Pattaya. The last 7 times we stayed at LK Royal Suite 1 bedroom apartment. This trip after reading that Tripadvisors reviews we saw that August Suites were rated number 2 overall and number 1 in Central Pattaya so we decided to give this place a go. So what I am going to do is compare August Suites to LK Royal Suite (rated 64th on Trip Advisor) August Suites is far more modern and well managed by Mr Paul who is not hiding in an office but rather at the front desk to answer questions or help you. 7 stays at LK we never saw the manager. We had a Pool view apartment at both Hotels both good though August Suites much quieter. August does not have a door between the bedroom and the Living area where as LK do. Which meant if my wife was watching one channel and I was watching the other TV say Olympics then we were disturbing each other. LK has a Kitchen which August doesnt. we had to use the bathroom shelf to boil the kettle as there was no power socket near the fridge shelf . August's fridge was a decent size but the freezer was useless. At August you can enter the bathroom from either the living room or bedroom where at LK its off the bedroom only. Pool wise both have really good pools on second floors with plenty of Lounges.both have Gyms and saunas. Location: both are well located close to everything (400 mtrs apart August Suites are much quieter at night.
Both have two TVs though a flat screen at August a better choice of breakfast at LK though the food quality at both are excellent. Both similar priced (one bed apartments)
NEXT TRIP. for us not having the door between the Bedroom and the Living area would see us favor LK Royal but the atmosphere of August Suites was better and certainly management at August is far better. Tough call.. I would appreciate being advised if August do put doors between the bedroom from future travellers as we would prefer to stay at August Suites as LK Royal is getting a bit tired.

Its a great place to stay with good loication. Just in the market area. Very good rooms and good value for money. The staff is very helpful and all facilities are available. This hotel is in the heart of the city and access to all the locations. The beach is close and u can have a early morning walk too.

Wanted to try this hotel with our family since it received such positive reviews. Was leery of staying in central Pattaya but was welcomed by a quiet oasis of calm and greenery amidst the busy local area. Have been in thailand for over ten years and often try the mid-range hotels. This hotel is great value for the money. Impeccably clean, polite service, the pool area makes you feel calm and restful with all the greenery. The breakfast is what you would expect from a three star hotel. The rooms were spacious and the beds huge. A plus for us was the market nearby that sold Thai food at a fraction of what you pay in hotel restaurants. Only downside was seeing the regular flow of foreign men and Thai women but hard to expect anything else from Pattaya. Overall would stay here again.

Room Tip: if you can get sea-view room. Balconey is smaller but you have a view. City view rooms have spacious...
