I've been visiting Chiang Mai for many years and stayed at Thadkham VIllage recently. I thoroughly enjoyed my stay there and plan to return next week. The location, near Chiang Mai gate is quiet but central. In the evening there are probably 200 great food options within a 5 minute walk. The staff is extremely professional and the property is well maintained. The place is located on a small lane and is very quiet, a huge plus for me. My room was a little dark and didn't have much of a view but it was big, clean, and comfortable. The breakfast items are a little generic, but good enough. Staff was very helpful with little things that I asked for. Good value for Chiang Mai.

Very pretty, well-kept hotel and room. We had a room on the ground floor opposite the little pond with fishes. The hotel itself had a calm and peaceful air about it. The room we stayed in had a comfy bed, bathroom was nice, not great. We had some problem with the water draining, but this was sorted as soon as we reported it to the manager. The breakfast was quite limited in their choice for vegetarians but ideal if you do eat meat and eggs. It's best if you hire a two-wheeler to go back and forth to the centre of town. There are a few nice pubs and restaurants within walking distance, but we enjoyed having a bike to explore the place. (There's also a tiny vegetarian food place at the beginning of the road to Tadkham that has very tasty and fresh food. )

The one gripe I do have is about one of the managers who created quite an unpleasant atmosphere during her shift. She was quite rude when we had the problem with the bathroom and very overbearing when we returned to the hotel during a time when they were spraying the hotel surroundings to protect against mosquitoes. We were not informed about this or asked to keep out else we would have waited to go back to our room to retrieve some forgotten item. At this point, the manager acted extremely distressed and literally made faces at us. Very strange indeed.

Despite this odd behaviour, I would recommend this hotel to friends as the beautiful surroundings far outweigh these petty incidents. And Chang Mai is so charming, you can't help but make peace with the world and everything.

I stayed there twice but wouldn't to go there again.

The rooms are basic, but do have all facilities you need except there's no tea-set if that's important for you.

The main problem for me is that the hotel is surrounded by properties with noisy animals and the rooms haven't got outside windows to keep the noise out.
Depending on which side your room is situated at you will get a wakeup call from the rooster around 5 o clock or the hysteric barking of the neighbours dog (usually 30 minutes) a little bit after that and sometimes also in the middle of the night.

Other than during my first visit also service-quality and friendliness of staff had decreased at my second stay.

Positives:
Made to order Breakfast
Proximity to Center of Chiang Mai
Simple and Clean
Easy to catch a tuc-tuc almost any time
You feel like you are at a true Thailand lodging
Good Wifi connection

Negatives:
To become a good to great Boutique hotel they need to pay attention to the small details. Better bath towels, cold wet towels and simple tea or fruit juice upon check in.
like most of Thailand paper products (napkins, printer paper, invoices on a full sheet) seem to be in short supply.

This is a very good hotel and is value for money but expect simple clean and a good breakfast. Definitely recommend!

I would you rate Tadkham Village as a extremely good value for money, boutique lodging. You would be hard to find better in Chiang Mai. On our trip to Thailand we stayed in the French Chain -Novotel Bangkok Siam Square Premier Floor , Phuket Rawai Palm Beach and Ramada Bangkok Club floor. Bottom line: This is a very good hotel that has the potential to be great with a little help. Most clientele are of upper middle class Asian and European and they need to up their game to accommodate these travelers but not loose their local flair.

Recommendations
Complimentary Hotel transfer from airport to hotel
Greeting at the hotel with cold towel or tea
Better bath towels
Better bed pillows

At the end of the day I would stay here again without a doubt!

This hotel is a 5 minute walk away from the south entrance to the old city (Chiang Mai Gate) although not in the main tourist area located more on the west side of the old city. The garden/lobby is very beautiful and peaceful. The staff members are all fluent in English and extremely helpful specially when we had to unexpectedly extend our stay. The room we stayed at was clean but slightly outdated. The water pressure was very good and we had no issues with hot water. The hotel provides bike and scooter rental services as well but you can find cheaper rates at other rental locations nearby. In addition, there are a lot of amenities on the way to the old city: laundry service (cheaper than the hotel), an excellent bakery (Baan Bakery) and our favorite Italian restaurant (Mario's - you have to try the lasagna). At the south entrance to the old city, there is a night food market with a great choice of cheap and delicious Thai food. The one major issue for us was the animal noises (roosters, dogs, birds)which woke us up very early every morning. Also, the Wifi signal in our room was choppy which was frustrating at times specially when using Skype. Overall, we recommend this hotel, specially if you are an early bird yourself .

Stayed there from 16-18 Dec 2012. Simple and clean hotel. Very quiet location and very good for relaxing. Only grouse was that the bed was hard. Its also near the weekend night market, where there were so many stalls we couldn't finish browsing.

Breakfast was a nice experience. As the weather was a little chilly, we enjoyed our breakfast in the open air.

We tried the massage. Being a small town and B&B type accommodation, do not expect posh 5-star service and treatment for your massage. Give it a miss, try the better ones in Bangkok.

Overall, quite a good place to stay.

Me and my boyfriend are staying here for almost now ten days and i apsolutely love this hotel...service is very good..girls at reception are so good and helpful and very polite and friendly...girl at the breakfast is one of my favorite very lovely young lady...hotel is very clean, peaceful ..room is spacious with king size bed good shower nothing to complaint about...
I would definitely recommend this hotel if you come to Chiang Mai

Room Tip: Room 105 at the ground floor is really good for a good night sleep
