We had a beautifull room with minibar, air conditioning and a big balcony. The room was clean and the bathroom too ! Nice located. Quiet. The breakfast is included. The building appears in good condition.

We loved this place which - in two words - was beautiful and simple. We stayed in three different rooms, at three different times and all of them were visually lovely. The decor is colonial, with fresh flowers everywhere. Many of the rooms have private balconies which are perfect to while away some time.

There are two downsides for me - none of the showers were very good (weak, tepid) and only one room had tea/coffee making facilities which feels important.

But perhaps the best thing is that the staff are absolutely wonderful - helpful, chatty, pleasant and efficient. They enjoyed having real conversations with the guests, rather than fake ones, and went beyond the call of duty.

Room Tip: Room 4 was the best we had.

This is a small hotel close to centre of Chiangmai. Hotel arranged efficient airport pick up at the start of our stay. Hotel staff are helpful and friendly. No lift and we were on top floor. Not advised for anyone with mobility problem! Room basic but comfortable. Safe on rather low unit so not easy to use. No wardrobe but hooks and hangers provided. Bathroom hand basin had no hot water, however there was a hot shower. Breakfast was lovely: fresh pineapple, green tea, copious coffee, toast, eggs and bacon.
Hotel is located close to a positive multitude of temples so full marks for location! Quite a noisy road at front of hotel!

Room Tip: Avoid top floor rooms unless you feel in need of a workout!

Our favourite place in Northern Thailand: casual elegant decor with perfect street level balcony to watch the comings and goings of Sunday walking market. Wonderful staff: Pon especially is a delight, but as is everyone. The live music - on occasional nights - is similarly tasteful and enjoyable. Food is great.

The location of this pretty little hotel could not be any better. Right smack on Sunday walking street market with very nice restaurants, cafés, boutiques, etc nearby.

Email communication with the hotel was quite efficient and car pickup from the airport was hassle free and on time.

Check in was quick and we were given room no. 1 although we did tell them we wanted no. 3. But no big deal. Room no.1 was on the 1st floor towards the back, one queen and one single for the 3 of us. There was a little balcony right next to the bed. The room was clean , the aircond was good.

The bathroom is another story. As per other reviewers, the bath does not have a shower curtain which means the floor gets wet when someone takes a shower. Be a little careful with the toiletries provided - the little bottles of shower gel and shampoo are not labelled - the bottles are placed on a labelled area. If you take the bottles off the area without really paying attention to the labels, you have no idea which is which. (For us, the green is shampoo, the blue is shower gel). Hair dryer is available upon request.

The safe is in a cabinet but the handle of the door to the cabinet is broken so you can't really prise it open.

Breakfast is toast, jam, eggs and bacon or ham. Coffee is free flow and fruit is while stocks last.

The service is a little lacking. There are a few staff trying really hard but it's just not there. The management needs to look into the details which separate the mediocre from the outstanding and invest in the people through training.

So much potential in this place.

We had room 2. The room safe did not work. We were not offered another one. There was a large mouldy damp patch on the bathroom ceiling and paint was flaking off the bath/shower. There was no shower curtain. None of the doors or windows fit properly, an invitation for mosquitos. The WIFI is annoyingly intermittent. There were no tea or coffee making facilities provided and no hairdryer. There was no juice provided in the inclusive breakfast.

The staff try very hard and the hotel is in a good location.

Much more attention is required to the basics in order to provide value for money.

The staff was amazing, especially Pom. She looked after all our needs, and gave us a big hug on departure. The hotel is cozy, if a bit noisy, but the rooms were very spacious. Our room was right on the Main Street, but luckily I brought ear plugs.
