We had a clean room, fridge, big bed for cheap. Book on booking.com first it is much cheaper than turning up and they won't give you the same price at the desk. Not the most helpful staff they are ok though. We stayed 4 nights and it served its purpose and is a fab location. Do not stay at Bun Chun hostel we moved from there as it was awful. If you are on a budget this is what you are looking for same price as a guest house and has a pool.

Room tip: pay a bit more and stay in there new section looks nice!

Reasonable accommodation - great for early check in.
This is a reasonably good hotel. Rooms are ok. Clean. Staff were helpful and they also let us check in very early.

No frills but nice, clean and close to the shopping district
I stayed two nights at this hotel for two nights. The room was clean, had A/C and I had no problems with the hotel. The location is very convenient to the Night Bazaar and the tourist district. It does have a nice swimming pool, outdoor bar and restaurant. None of which I used though.

you get what you pay for
This is not the hotel we originally planned to stay in for our trip to Chiang mai, but the one we booked was so far from the city we decided to book something cheap and close to the city and forego our money from the first place.
You do get what you pay for, it is very old and not very looked after. the bedding was quite stained, the aircon wasn't great and the bathroom quite dated but for $25 AUD its probably better than an Australian backpacker.
Its a good location, close to the night bazaar and bars.
We had a massage downstairs at the hotel and it was great and cheap.
Breakfast was a bit sad but probably to be expected.
They had a live singer one night who was great and people seemed to be enjoying it.
All in all, you can't really complain about this place if you are only paying $25 a night.

Fantastic location - shame about the bathrooms in the standard rooms
Stayed in this hotel in April 2012 and was disappointed with the standard of the rooms especially the bathrooms which had mould, badly stained baths and broken toilet seats. I moved 3 times and on one occasion water was pouring out from the air conditioning unit which I had to use a bucket to catch it. Apart from this the staff were friendly and helpful and it was 900 baht per night. We had problems with the wifi connections and was told by the front desk that it was being looked into and an engineer was coming to check but no feedback from staff and still no wifi so we moved out. The new section that has been built has the superior rooms with decent bathrooms but I felt the old part should have had an upgrade.

Overall a Great Experience
I stayed at the hotel for 2 weeks in March 2012 and was not disappointed. The price was very reasonable and it is in a great location. I stayed in the newer part of the hotel. The room was clean when we first arrived and cleaned by housekeeping everyday. There were a few ants in the bathroom, but it's Thailand, so that did not bother us. I found the bed to be comfortable. The room has air conditioning. During the middle of our stay, the toilet stopped working...we told the front desk staff in the morning and when we got back in the evening, it was fixed. Our room faced the Muay Thai boxing ring...it got loud on a few occasions, which was annoying...I would suggest that you ask for a room away from the boxing. The breakfast buffet wasn't too bad, but after a week I got sick of it. It contains bread (with butter and jam), hot dogs that I think were supposed to be sausages,potatoes, eggs, rice or pad thai, vegetables and fruit. The pool was nice and the food at the restaurant is great. The bar makes banana smoothies which are really good. At night, they have a singer who is really good. The hotel has a spa on location...the thai massages were great!! I found the staff to be very friendly and helpful. The location is amazing. Right outside of the hotel is a bicycle bar...you have to sit at the bar at least once during your stay. A few steps away from the hotel you will find bank machines, a 7-11, pharmacy, and spas. The Sunday night market is starts right across from the hotel. The temples are a few steps away. One thing I didn't like about the hotel was that there was no safe in the room. There was a travel desk in the hotel which can help you plan excursions...we didn't use them so I can't comment.
