“Not a nice place.”

I stayed at T Room Guest house between 8-11 April 2013. I wont labour on the points already mentioned, but concur with those recent comments.
There is so much accomadation in the same vicinity for less baht, and better by far.
In short, rude, dismissive staff, who are rarely in the office, and have to be contacted by phone. Dirty dusty overpriced rooms, leaking sink, unfixed when reported.
Good location, but that is it. Look else where for your accomadation!

Room Tip: Look elsewhere.

When we arrived, nobody was there at the reception. It was mentioned to ask at another gueasthouse, but also nobody there......waiting arround 1h untile somebody comes. spent one night there, next morning the same, nobody at the reception, also nobody at the other guesthouse, but the door was open.....so we left the keys there. room was not really clean, getting to the bathroom by passing the balcony is a bit strange but ok. based on the price it was reasonable acceptable. no breakfast. aircondition available. holes in the bedsheets and towels.....no insects. the only good thing is the location, quiet place but within the city.

I have first hand experience of this place.
Filthy, insecure and highly rude and dismissive staff.
The only thing in its favour is decent location.
I've already spent too much of my time and money on this place. Just, don't make the same mistake I did.

Bed linen was dirty, unfortunately we have seen it too late, but it has definitely been used before. Shower in bathroom spread water everywhere, we couldn't leave anything in the bathroom when showering, no towels, no toilet paper, nothing. Afterwards bathroom was full of water, about 5-7cm, we couln't go inside again for at least 45 minutes. Drainage was dirty, heard that also from other guests. Too few possibilities to put our clothes. Air con directly in front of the bed, therefore too cold when turned on, too hot when turned off. Bed was not comfortable, very hard pillow. No Safe.
You get what you've paid for, Good place for backpacker.
We followed the good recommendations but were not satisfied, moved to another hotel after 2 nights, we just expected something more comfortable. If you look for a cheap accommodation in Chiang Mai without having any comfort T-Room is okay, otherwise you find for little more money much better accommodation (we stayed in 4* Hotel afterwards for 1000 Baht 1 night, superior room, close to the centre)

If you're considering this guesthouse, DO NOT DO IT!!! There's a serious THIEF problem and the management is not doing anything. Do not let this ruin your vacation.

My boyfriend and I have stayed there for a week. We booked this place because the price was really good and the pictures on Agoda seems nice. We arrived at around 2pm but not one single staff was there, the check-in office was closed, locked. There's a sign of emergency 24hr phone number stick on the door, we called it but no one answered. There's another sign says “If no one is here, find the staff on Thailand Guesthouse" and a map. So we have to walk and find that Thailand Guesthouse, only have the staff there told us the owner of T-Room went somewhere else and should be back in about 20 minutes and we need to wait outside.

And while we were waiting outside the check-in office in hot weather, some guests were on their way out. They saw us with the big bags and warned us “if you're staying here, be careful with your money and valuable things". At first we thought they might refer to the cleaning staff so we have our luggage locked and brought our valuable things with us every time we went out.

The problem is there's only one person manage this guesthouse, we thought he's the owner but he said he's only an employee. And he's the only one. And 4 out of 5 times we walk passed the check-in office, he's not there. The office was closed and locked. He slept in the office but every evening about 8 or 9pm, he closed the office, locked from inside with long curtain all around. There's just no one watching the guesthouse. Anyone can just walk in and go upstairs.

On our 4th night, my boyfriend was hungry and went out for some food around midnight. I was really tired so I stayed in the room. I was lying in bed watching TV when I saw a hand reaching into my window from outside tried to grab our camera on the chair but couldn't reach it. At first I thought it was my boyfriend making some stupid joke so I watched for 2 seconds then I saw a man pulling our curtain trying to get inside. I screamed and he ran away.

I called my boyfriend and he came back immediately. We went downstairs to find the manager. Office was closed as always. We called the emergency number and the phone was ringing inside the office but no one answered. We knocked on the office door heavily for a while and the manager opened. We told him there was someone tried to break into my room and steal stuff. But he act not surprised at all and said ”Yes I know, this is not the first time it happened here. There’s nothing I can do.” It left us speechless. We want to move out of there the next day but it was the Loy Kra Thong Festival and we can’t find any room available. We have to stay there one more day and it was dreadful.

So if you are thinking about booking this guesthouse, do not do it.

Hard bed and flat pillow made is difficult to rate this place as high as it should be. We stayed on the 3rd floor and had a bit of a view from the front and back balconies. Good airflow made it comfortable, bathroom on the rear balcony is odd but it was clean and good to use. Free WIFI, TV and ceiling fan.
We could only stay one night because T-room was booked out for the light festival, but the staff found us another hotel, then transported us there in their Tuk-Tuk.
Recommended except for the bed.

We stayed here for four nights in September 2012 and really enjoyed it. We were on the second floor in a double room and don't have much to complain about. The manager is a really nice guy and very accommodating, the room was clean and had everything we needed and we were basically in the centre of Chiang Mai. The only downside to our room was that the bathroom was sort of outside the main room area. You step out onto a balcony, turn left and into a detached bathroom, which means mosquitos are basically waiting to ambush you whenever you go to the bathroom. They didn't get inside the room though, so we had a great experience. You could do a lot worse than T-Room.
