Thin walls make a goodnight very dependent upon your neighbours. However their is a nice swimmingpool and a good area where you can meet all kinds of people, nice live music and beers.
Minus,loudness, not so very clean room and their are better places to stay in the area, out of town, and every nowhere is here due to guides in Bangkok.
Plus, many backpackers, beer, bar and the breakfast

Arrived here off the overnight train from Bangkok, transfer from the station to the hotel was ready and waiting, accommodation nice, clean, main area/ bar pool nice relaxing vibe. Food cheap and pretty good! Staff very helpful on booking tours, things to do in the area, the tour company, trekkies they use for the jungle trek are really fantastic, defo worth doing, loads to do and see in Chiangmai

Positives; great staff, helpful and friendly. Good sized swimming pool, good breakfast for what you pay.

Negatives; noisy, far away from town, smelly drab uncared for rooms.

Would not use again, many other nicer hotels in town for same price.

I don't get all the bad reviews about this place. We are currently staying here after doing a trek through BMP for 3 days and I have to say that was one of the best experiences of my life, as the rest of our group thought so. The tour guides were absolutely amazing and entertained us throughout the whole trip and actually did us personal favours out of their own free time. We wanted to visit the Tiger Kingdom and he offered to borrow his friends car on his day off and drive us there, with the only cost being whatever the petrol would cost to get there which is a lot cheaper than anything else offered. After the trek we were closer than ever with our group and had a celebratory drink on our return along with the tour guides which was a fantastic night. The rooms here are comfortable and feels like a second home to us, the staff has been ever so helpful, your constantly meeting exciting new people and your so close to the action of Chiang Mai. I would definitely recommend this place not only to backpackers but to anyone looking for an exciting trip and an excellent experience.

Stayed here for 2 nights after getting sucked into buying a package deal in Bangkok (for anyone reading this, don't book a trek in Chiang Mai from Bangkok). They did let us check in early after arriving from an overnight bus which was nice as we were knackered but that was about where the good features stopped. The room was well kitted out but pretty old and they have the gross policy of not being able to put your toilet paper in the toilet and flush it but rather it must go in the bin next to the toilet. Sounds as gross as it is. Room was pretty dirty and I reckon if you were paying for the room that wasn't part of a package deal you'd be royally pissed off because there are a lot nicer places you can get for the money they charge.

My first review was rejected by the site for not being detailed enough so I shall expand, much to my dislike I feel it is importantto share a bad experience foe the benefit of travelers in the same way a good review is for the benefit of the staff who contribute to a good stay.

The hotel itself is very grotty and the arrival was not very professional. The hotel were more concerned with finding out how much free time we had in order to sell us more trips.

We were pointed in the direction of our room which was in a bad was with nasty sheets which were not clean. The bed and sheets were.not clean! No other room to move too and paid forin advance forced us to stay there. We slept on a towel and when we went down to get the lift for the trip we were told to go back to the dirty room and check out as they had sold our room for the night we were in the jungle. We left all of our stuff with the reception and set off for 24 hours

When we got back we were given our stuff back an it had not to our surprise been touched but neither had our room! It had been sold again and had not been cleaned again....

The room was very fated, dirty air con didnt work, thin doors, noisy unclean, horrible shower, broken toilet. The staff rude, the bar a mossie feast delight. No internet...

Gross hotel... Many nearby much nicer, we did stay at others fir cheaper which were nicer.

The swimming pool was green and stank and someone on our trip got an eye infection... Hope this is enough for the mods to post. I wouldn't stay there ever again

We were recommeded this guesthouse by a tour agency in Bangkok, they showed us pics of a guesthouse with bright airy looking rooms and a pool. Howver upon booking there were no more rooms availble in the guesthouse with the pool so they sent us to BMP House further away from town. We were shown to our room and instantly a cheesy smell of feet hit us as we walked in. The room was dingy and bare, the walls had a yellowish tinge. At one point I lost something under the bed and it was full of dust and old wrappers. The bedside lamp had a dodgey circuit and flickered on and off. The bathroom toilet bin was not changed once in our 4 night stay. I even stood on something sharp on the floor only to discover it was a toe nail from a previous guest.. There were dirty clothes left in the wardrobe. After night three I had bites all up my legs. Its also quite out of town so it was a tuk tuk ride back everynight. Expensive and not very efficent laundry service. i.e it smelt worse than it did when it came back! My advice:you can find a nicer room in this town for the same price if not cheaper.

Room Tip: Stinky and basic only stay here if you are desperate!
