The hotel is nice but There are many cats around if you love cats ,I recommend !
for me I used the car rental so their location is not problem with me !

The problem with the location of this hotel is more to do with Chiang Mai's traffic which is busy at all times. I don't mind staying out of town and getting a taxi into town but it took so long to complete the journey. And because there are no taxi's in Chiang Mai and only tuk-tuks and songtaews you get all of the air pollution there is on offer.

The hotel is located away from the main road and the walk to the local shops can be a pain. However, my biggest issue was the noise at the hotel. The room is in a quadrangle around the pool (which constantly has flowing water) and it's acoustics increase the noise and since the room doors are made of wood and they don't shield you from the noise. People walking past the room early in the morning can easily be heard. Then again I'm a light sleeper.

Rooms are ok, nothing more. Beds are comfy, hot water etc but it lacks true 4*.

On a service level they can't be faulted; from start to finish they were excellent.

If you want somwhere to chill and sunbathe then it's not a bad option because nobody seemed to be there after breakfast and I can't think of many hotels in Chiang Mai that have a pool, good food and don't suffer the noise of the traffic.

You can't have your cake and eat it with this hotel!

Oh, the wi-fi doesn't work in your room, it connects but is just far too slow and continually drops off.

Pros: The place was beautiful, nice and serene. We did not experience any mosquitoes like a previous reviewer did. The room was large, and everything worked well. A previous reviewer also said the door did not close but I am not sure if they used the wooden door lock - the door does not latch like a 'western' door lock. The room decor was beautiful, and we did not see any patched-up areas like a previous reviewer either. However personally I did not like the drawings/paintings that adorned the walls. We had 4 good nights' sleep in a room on the second floor. The room was clean.

Cons: The hotel is far from the city centre. It costs about 150 baht (bargained) for a tuk-tuk from the city centre to the hotel, and about 30 baht per person if you ride the song-tiew (red car/bus) and then walk in. The walk in is about 600 metres, about 10 minutes, very slightly uphill. The wifi (free) was spotty and I had to use the main computer in the lobby instead. The hot water in the bathroom was inconsistent as well, running cold briefly, every now and then, before switching back hot again.

Overall I would stay here again. I like the serene and queit atmosphere, despite having to ride the tuk-tuk or song-tiew out and back every day. The do offer free transport to town everyday though, at 10.30am and 7pm.

Stayed at the Ayatana Hotel after a catastrophic stay in Udon Thani. What a pleasant and unexpected surprise. Beautiful lobby, attentive staff, lovely grounds and a comfortable room. Spa is an absolute gem. Wonderful experience overall.

PROS
Staff - Excellent and friendly. Pick-up and drop off to airport were included in our stay.

Breakfast - included in our price and good.

Dinner - good food at reasonable prices. We were the only diners both nights so the restaurant lacked any ambiance but thats ok.

Free Internet - in the lobby there is a computer with free and fast internet access provided. What I don't like is they have a big sign there asking guests to review the hotel on tripadvisor.

CONS
Mosquitos - There is alot of water in this resort and pockets are stagnant. ergo perfect mosquito breeding grounds. Every evening there are literally swarms of them all around. Cosequently you cant really sit outside in the beautiful courtyard. We got bitten like crazy. Ta

Rooms - Our room (on the ground floor) did not look like anything on their website. Wall areas that have been repaired have not been repainted so a few plaster patches abound. We asked them to show us a few more and they were all in the same state of apparent disrepair. We changed our room first day due to a strong musty smell. The bathroom door would not close nor would the hairdryer plug work (see video). This was the case in BOTH the rooms we stayed in so not an isolated problem.
For the amount of mosquitos (and the risk of Malaria or Dengue) I expected mosquito netting around the beds but there was none.
The wooden sliding panels dividing the bathroom and bedroom do not close fully so there is a 1-2cm crack which is not pleasant if you're using the toilet.
Management should really get their act together ... a little effort in improving the rooms and this place would be great. Seems like all the money was spent on the lobby and courtyard. Get the rooms upto par!!

Location - its a good 10 mins to town with no traffic. The hotel is about 300 metres up a narrow road so you cannot hail a cab yourself, the reception staff will call you one but you will pay 100THB to get to the city (flat rate negotiated by hotel). Interestingly it only costs 60THB to get back to hotel from the town?! If you want to eat in town you have to take tuk-tuk's back and forth repeatedly so it can really add to your costs.

Tip:
1. Take Mosquito Repellent.
2. I paid 500THB for a private taxi for the entire day to go to the Orchid farms and Mae Sa Elephant camp ... the hotel price was 4 times that! It pays to ask around town. 500THB was the asking rate I did no bargaining whatsoever.

Bottomline:
I would not stay here again. This resort is a case of having beautiful packaging but the contents do not live up to the promise. Rooms are really sub-par. Whilst the staff were fantastic the location of the hotel is not convenient unless you have rented a scooter or car.

I loved Ayutana. It was so lovely after hectic days in Bangkok to have Marina's smilling face picking us up at the airport and to arrive at such a serene, peacful, pretty hotel. The lobby is very charming, the pool area so pretty, and the rooms was beautiful and quite. The hotel is a bit far from the main city and the night market and so we had to take taxis and tuk tuk and drive there the crazy traffic of Chiang Mai. However, the service and peacefulness of the staff at Ayutana was well worth it! They also arranged for a taxi to take us to all the surrounding sights (elephants, rafting, temple on the mtn, etc) which was fantastic. Overall, we really enjoyed our stay here.

What a fantastic little boutique hotel. Located of the beaten track and nestled amongst the local community, i found it a great location.
We visited there to see in 2010 and were not disappointed. The staff at check in were fabulous and extremely helpful with any of our questions, especially April....what a lovely lady who is always there to help!
The room was well appointed, great size bed, tv, fresh fruit everyday, well maintained and very clean. We were lucky enough to be situated on ground floor with a great little bench and garden area outside the room. The restaurant was pleasant, the buffet breakfast was plentiful and very tasty. A selection of western and Thai foods. We didnt eat other meals there prefering to venture into town or to a local small restaurant.
The hotel is located near to the university so there is an abundance of great, cheap but very tasty food spots.
You can book many tourist excersions from the hotel tour desk and most of these will collect you from your door. The hotel runs a shuttle service to downtown (from memory only 3 a day) but do not collect you for return journey.
I could not fault this hotel and would definitely return there especially if you are looking for quiet, romantic time. There were a number of families with children there and they all seemed to have a great time too.
New Years Eve there was an included dinner and entertainment that was held around the pool area with music and a dance display. it was finished early then a special bus was available to take you to the city for partying.
Check in and out was handled efficiently and then we were returned to the airport in complimentary transport.
Chang Mai, awesome and Ayatana made the stay even better
