We stayed at 3sis for three nights and found the location and the service top notch. A lot of great sights are within walking distance. You are literally across the street from Wat Chedi Luang. Breakfast each day was fine - nothing outstanding, but good enough to get you started on your day. What we loved was the great staff - very helpful and friendly with lots of useful information - and the fact that it was very reasonably priced for its location. It's family run and the family is actually there making sure things run well. If we go back to Chiang Mai we will definitely stay at 3sis.

Room Tip: Light sleepers or non-city folk may find street noise an issue. Ask where your room is located.

The fact that it is located in the Old City makes it convenient to visit the temples but not the markets. The rooms are clean- we had two- and if your room is in the back, it is quiet.
On the down side, the concierges barely answer your questions and never extend themselves. One day, we had to stop at another hotel and consult their concierge to be adised on a walking tour off the popular path. The bikes are outside but not in running conditions, and you will be litterally told..."Go somewhere else and rent!" Just to give you an idea about the style and refinement of the hotel; you are in Thailand, and the lobby has old plastic and silks flower.
Even though the breakfast menu is extremely basic and limited, the breakfast staff is very very pleasant. As a conclusion, it is totally overpriced for the style, service, and amenities! Chiang Mai has so many charming little hotels and guesthouses to choose from!

Room Tip: Higher floor and not on side street

So I'm not your typical backpacker and the whole thought of travelling around Thailand with a rucksack and no accommodation was a scary thought. However with accommodation like this you need not worry.

The hotel has everything you need, including a safe, AC, clean rooms and bathrooms. There was also a few extras like a fridge and hair dryer (for the girls) and you got free bottles of water each day! Breakfast is included which was also very good and computer use is free!!! The lady who works reception is fantastic and she will recommends areas to eat and drink and also explain which excursions are the best. This isn't the cheapest backpackers place but they also have a second guesthouse run by the same people called 'Another Sis'. This place is also a great find. The rooms are just as nice with all the same extras but breakfast isn't included. We found a place round the corner that did breakfast so it wasn't a big deal.

Overall I can't recommend these two places enough! I currently live in Abu Dhabi and the accommodation is always excellent. These two places are clean, friendly and full of charm so much so I'm writing my first review on here!

The 3 sis is a great little hotel in the old town. I thought it represented a good value but maybe a tad overpriced but not enough to keep me away. The location is great and the staff is helpful but not overly so. The rooms are basic but they have all the necessities like wifi, safe, free bottles of water everyday, mini fridge, TV, and ironing board etc. they also have a bit of retro charm. I did have some ants in my bathroom, not a big deal for me but may be for some people.

PROS: well located in the old town, basic and clean with some retro charm, not fancy but comfortable and everything you need. I would definitely stay again.

CONS: A bit overpriced, ants in the bathroom, Breakfast was pretty basic but fine if you just need a little something in the morning and you're not too picky.

This was a return visit for us and I'm pleased to say that things were as good as they were a few years a go. The rooms and communal areas haven't deteriorated much at all which is quite rare in Thailand. This is due to the excellent cleaning staff and staff in general who actually seem to care about their guests. Again something that is not common enough in Thailand.

The breakfasts have improves slightly but hotel breakfasts in Thailand rarely deliver anything very exciting. The six or seven options on the menu here are not bad at all. I'd still like a rice soup or fried rice/noodle option though.

Finally, we really liked the location in the old city. There's everything you need in walking distance but it's pretty quiet and not as touristy as a lot of other areas.

Final tip - ignore the tuk tuks that lurk around outside. They will try to overcharge you.

We had an excellent stay at this little hotel. I'm sure you can get cheaper in Chiang Mai but 3 Sis was worth the extra pennies. The staff at the front desk were efficient and helpful. There was no awkward tour pushing as well, which can happen at other establishments.
Our room was clean and had great timber windows with a sweet view overlooking a neighbouring garden.
Would happily stay there again.

My girlfriend and I (22&24) decided to stay here having read numerous glowing reviews and after a long over-night train journey up from Bangkok, it was really worth it! We arrived in Chiang Mai and were immediately taken back by the beautiful hotel and the friendly staff. A cold, refreshing juice was offered upon arrival and the staff were more than happy to book excursions for us once we had settled in. Our room (301) was spacious and spotlessly clean. The huge bed, air conditioning and en-suite bathroom were a pleasure to come back to after a hot, exhausting day! Breakfast was served out on the hotel's veranda over-looking the main road, it's nice and cool in the morning and great for watching the local neighbourhood stir - a nice menu to choose from with plenty of tea, coffee and juice. We made sure we were in the area on a Sunday evening for the huge walking market, which stretches through the walled city right in front of the hotel - perfect for souvenirs and street food! We were sad to leave the 3-Sis hotel but will return in the future without any hesitation - overall a fantastic mid-range hotel, close to everything you need to experience Chiang Mai.
