A beautifully maintained heritage b&b. It is very calm. Only noises that you can hear is the birds singing and dull thuds of mangoes being dropped from the tree by squirrels. Pepsi and his team took wonderful care of us. The Thai breakfast is a must try

What an amazing place this is we stayed four days and left feeling totally rejuvenated. This was to be our relax time during our three week stay in Chiang Mai and we could not have picked a better place. It is an old beautiful Thai house having been in the one family for generations and which now has guest accommodation very tastefully added around the lovely gardens. When you walk through the garden doors from the busy dusty street it is like entering a different world. We were met by Pepsi (manager) a lovely gentle man and informed we had been upgraded to a suite. Breakfast (served in the original house) was freshly prepared and cooked to order including quality brewed coffee. Where breakfast is served in the original house are some very interesting old black and white photos of Chiang Mai.
We spent a lot of time in the beautiful pool and enjoying the serenity of the gardens spotting various birds in the surrounding foliage.
The location is excellent to see a different part of Chiang Mai and there are many interesting shops and restaurants plus a footbridge which takes you right into Wororot Market.
Cannot praise this place highly enough it is like paradise.

Room Tip: Rooms around the garden and pool are probably quieter from street noise.

I had a most lovely time at Baan Orapin. It is across the Ping River and not in the old city, but there are so many advantages to staying at this location. It is quiet with an exceptional ambience. Part of the hotel is a 100 year old villa that harkens back to to the architecture of colonial times in Souteast Asia. I received personal attention during my stay. Mo and Pepsi greeted me upon arrival with a welcome drink and an upgrade to a delightful room looking across at the pool and main house. Breakfasts were attentively prepared and assistance was always at hand. A walk around the neighbourhood revealed that it was headquarters to a number of Christian missionary efforts in the past centuries. The river is also just across the street where a number of good cafes and restaurants as well as a footbridge into the old town are located. The grounds are beautifully and well kept. One can hear a variety of bird song in the morning and evening hours.

Room Tip: The rooms in the back house are probably the quietest regarding traffic and street noise, but one will hear all the wonderful bird calls.

It brings us great pleasure to see that you've enjoyed your stay and appreciate what we offer. Your description of our bed & breakfast is spot-on. We couldn't have said it better ourselves. I personally had a delightful time speaking to you about Baan Orapin and Chiang Mai, among other things. And you are absolutely correct about the past Christian missionary efforts in the neighbourhood. In fact, the primary school I went to, which is very close by, was founded by Christian missionary efforts a long time ago. The bird songs in the morning is one of my favorite things about waking up in Chiang Mai here at Baan Orapin, and I'm very glad that you've noticed it too.

On behalf of all staff, and Pepsi, I'd like to thank you again for staying with us. I hope we'll meet again next time you're in Chiang Mai.

What a wonderful place to stay! It's right in the middle of the nice "river walk/restaurant area", and only a 5 minute walk from the main city market. But it's outside the tourist zone and when you enter the gate, it's like entering a nature sanctuary. The family who's owned this land for a long time built a pool area and a few rooms around what appears to be their original home, landscaped it well, and maintains it beautifully. They are friendly, helpful, and serve an excellent breakfast, either western or Thai. Rooms are elegant, air-conditioned, and filled with nice touches like different colored pillows on the bed each day. Tuk-Tuks will take you anywhere in the city very inexpensively. I felt sorry for all the people in "normal" hotels as I walked around the city.

We've never thought to describe ourself as a "nature sanctuary" but it is a very accurate description. We're also delighted that you've found our breakfast excellent. The location is about 15 - 20 minutes walk away from the city walls, but it feels like a genuine retreat from the hustle and bustle outside.

Staff are absolutely charming people, who cannot do enough to help you.

We liked our room very much, with the sole exception of a rather hard mattress, which made my wife rather uncomfortable.

I highly recommend the breakfasts, most especially the Thai options, which were wonderful.

There are mosquitoes around the property, so keep doors closed, and ask the staff to spray your room regularly.

Airport transfer cost 200 baht, slightly more than to the middle of town, as the property is located on the eastern side of the old town.

A nice small pool, and a well stocked mini bar completed a very satisfactory stay.
