“Loved Baan Orapin”

We went to Baan Orapin thanks to the wonderful reviews in tripadvisor. The accommodation was very tasteful, dark wood floors, 4 poster large comfortable bed, carved balcony, fridge & coffee in room, sitting area with TV, lush green gardens all around, it really was wonderful. Tasty fresh breakfast served on a balcony overlooking the garden by a really sweet waiter. The only negative thing I can say is that the water pressure in the shower wasn't very strong but everything else was so great that we easily ignored it. It is located 2 minutes from an internet place, 5 minutes from two good restaurants (Riverside & GoodView) and several shops, and about 15 minutes walk from the night bazaar and 5 minutes from the Warorot market.
We strongly resommend it!

I can't do much more than echo the extremely positive comments that everyone makes about this guesthouse. Run by cultured and friendly people, the accommodation's spacious and splendid and the value for money is amazing.

There's only one possible disadvantage, and that only applies in the rainy season: last year the area of the hotel flooded when the Ping river overflowed its banks. At the end of our 8-night stay at the end of July 2006 the river rose again, and on our last night it was lapping at the far side of the road outside. The Riverside restaurant down the road was under water. The Orapin's rooms are built largely well above ground level so you'd never actually get wet, but transport could be disrupted and this might cause a problem say if you had to get to the airport for an early flight. We thought we should mention this, but it's the only possible negative we could think of.

Opas and Air (the hosts) have mastered hospitality at this place. Whilst they are incredibly helpful (recommending restaurants, places to visit, booking a hire car for us), they are highly respectful of their guests' privacy. Baan Orapin is like an oasis - once you enter the grounds with lush trees and exotic birds you leave the dusty city of Chiang Mai behind. The rooms are beautifully decorated - tasteful locally made furniture, comfy bed, interesting tiles in the bathroom, handmade soap... oh, did I mention that the rooms are MASSIVE?! Each room has its own little balcony too. Absolutely gorgeous. We would recommend staying in the rooms at the back of the house to get the full effect of this place - the front rooms are close to the road but at the back you can't hear any traffic noise at all. We were told that they are planning on building a swimming pool for next season. Frankly, the place is so lovely that a pool would just be the icing on the cake. Speaking of cake, the breakfast is great - starting with fresh fruit, juice, tea, choice of cereal, toast, cooked breakfast or (we would recommend this highly!) the traditional Chiang Mai sausages. You are likely to be served breakfast by a guy called Pepsi who has the biggest smile.

Easily the best accomodation I've had for under $50/night. Easily. I spent a lot of time looking for just the right place for an overnight in Chiang Mai and man did I hit the jackpot. I stayed in an upstairs room in the front part and had no trouble with noise whatsoever. I wasn't really into the city in general (from what little I saw of it) but would go back there just because of this place.

This place was so nice that we simply did not want to leave. beautiful rooms and garden, excellent staff and service and a great location. it is off the main touristy part, but no more than 15 min walk to the night bazar. very quite and peacful and the rooms are pretty and comfortable. highlly reccomend.

We spent 3 days in Chiang Mai at Baan Orapin and loved it there. The location is convenient: a short tuk-tuk ride (or longer walk) to the old city and short walking distance to shopping and dining, including a very interesting street market area with several food stalls. The room was very clean and nicely decorated. The grounds were beautiful and serene.

However, the best feature of Baan Orapin is the people who run it. Opus and Air were both very friendly and helpful, and made our trip to Chiang Mai very comfortable.

Baan Orapin is a superb place to stay in Chiang Mai.
It is set in a beautiful garden setting, with large luxurious rooms with lots of character.
The owners Air and Opas are lovely people and are so helpful.
The breakfast that is included in the price is excellent on a lovely deck in the garden with outstanding service.
The location is perfect in the Ping River district with galleries and riverfront restaurants just a short stroll away.
When you want to head into the hussle and bustle of the city, just walk across the footbridge and you are in the centre of the action.
I don't think you could find a better place to stay - it's like a resort without the high prices and so much friendlier. It's just perfect. We stayed there in March 2006 and loved it so much we returned in June.
