We stayed at Baan Orapin in mid March for 2 nights and cannot fault the service and stay.

When we arrived at the B&B, it was along a busy/noisy road. Slightly concerned about the noise at first but when we walked into the grounds, it was beautiful. The combination of the architecture of the buildings (built in Northern Thai style) and the greenery (trees and lush garden) instantly made us feel completely relaxed. Prior to our arrival, I had been liaising with Opas regarding the reservation and recommendation for a room as I am a light sleeper. Opas recommended the rooms located in the rear wing so we booked the Junior Suite. The room was lovely and yes, very peaceful! Spacious and quiet.

Although English was limited for some staff, they go out of their way to make your stay as comfortable and enjoyable as they can. Always willing to help. I think (Pepsi?) was the main person we dealt with. He is an absolute gem, helping us with all our enquiries. He also arranged breakfast for us on the night before an early tour and I still feel bad that I didn't eat mine! (I can't eat too early in the morning). It was such a thoughtful gesture and was entirely his idea/offer, we didn't even think about it.

The only drawback would be the mosquitoes! But nothing like good ol insect spray to eradicate the problem! The comfortable 4 poster bed has the added bonus of a mosquito net and we had no bites!

Highly recommend this hidden, beautiful and peaceful retreat! Will be back definitely.

Room Tip: Rooms in the rear wing are more peaceful and away from noise

We have stayed here for 3 nights while in Chiang Mai. Really lovely place to stay for something different to the large hotel experience. I travelled with two children and wanted them to experience a more authentic thai feel than large chain hotels. They have loved it. The staff couldn't be more helpful and the grounds are so lush and tropical. Kids have enjoyed the pool, and just the simple things that we don't normally experience in holidays such as eating breakfast outside, and chasing rabbits around a very secure garden. Our room is huge with a separate living area. Nice places to eat nearby, and a good place to get laundry done.

With the exception of super hard beds which have been the only disappointment, this place has been perfect. We've loved it and would happy recommend it to others, and return ourselves.

Just returned from 2 weeks in CM. This is a perfect quiet hideaway. It's close to everything, has amazing staff , great breakfast, pool was always cool. Can't wait to return in august and every time we come back to CM. Thanks Pepsi, Opas and staff.

Only downside is the sleep quality and street noise, oh, and the mosquitos, but they will come and spray your room if you ask them.

Would definitely stay again if we get the chance to return to Chiang Mai

Visited in early March and we were greeted by Mr Pepsi, really welcoming and once on the property we were directed to a house that has stood for 700 years, in the reception area we filled out the registration form (no computer logging) lovely.
Then showed to the room, junior suit rear, beautiful room perfect for a couple. We passed the pool on route, oh yes...
Just a small note about our room, the bathroom basin has cold water only, wasn't a problem to be honest as weather was brilliant.
Once settled we enjoyed 4 days 3 nights, breakfast was served by Pepsi and Anoon who were patient and polite.
There were a couple of families there with small children who obviously used the pool (noise), having read other reviews about children at Baan Orapin, if you're a person who wants a holiday without children then go elsewhere, it didn't bother us.
Baan Orapin is a short walk to the centre of town, turning left over the bridge will take you to the night bazar and turning right will take you to a flower market and food stalls, very tasty.
So a good location within approx 10 min walk.
Outside Baan are loads of bars and a lovely coffee shop too.
Baan Orapin is on the main road but once you enter through the gates you are welcomed with a verdant garden and a peaceful vibe.
It's nice to be away from the modern world and enter into authentic and traditional setting.

Plus Points:
- proximity to heart of icy whilst managing to deliver a calm and relaxing environment
- gardens and pool facilities are very well kept and relaxing, a welcome break from the dust and bustle of the city
- many service shops (washing) and small restaurants just down the road from the hotel
- 15 minute walk to gated old city, 5 minute walk to Mae Pin river
- breakfast omelettes
- the staff (Opas and Pepsi) make you feel very relaxed and comfortable here
- beautiful bedrooms, with four poster beds and sturdy furniture

Areas for Improvement:
- level of English language skills of staff
- rooms located near to the road are cheaper but significantly affected by noise from the surprisingly road
- lots of Mosquitos!

Overall Take-away:
This is a great B&B, we've now stayed here twice and I would go again if such an opportunity arises to return to CR...

The Baan Orapin was a gem of a bed and breakfast. The room was huge (junior suite) and included a king bed, large bathroom, sofa, wifi, tv, screened porch with fridge, and a small outdoor terrace. The staff are wonderful. Pepsi is the most gentle and helpful person around and took great care of us at breakfast, on arrival and on departure. The grounds are lovely and secure. The breakfast room is "alfresco" and the food is plentiful and excellent (a la carte service no less).

We really enjoyed our stay and would definitely recommend it and would definitely stay there again.

Room Tip: The only small caveat is the room we had was by the front and had a bit of road noise but with AC or...
