We had a fantastic time here. A really friendly family run guest house - the staff couldn't do enough to help.

The rooms are tastefully furnished and the grounds immaculately maintained. There is a small pool and terrace where breakfast is served (by far the best we had anywhere - fresh juice and good coffee)

Though there is building work going on at the front and side, you are unaware of it in the rear bungalows where we stayed.

Lovely little retreat from the hustle & bustle of the city. We had a junior suite at the rear, worth the extra for the space and garden views. Rooms and furnishings are great, as was the bathroom - fab shower. Lots of nice little extras like fresh flowers, toiletries, mozzi coils and even a fan on the patio. They are building shops at the front, but they should be completed very shortly. The pool area and gardens are really pretty, and so relaxing after a day out. Opas and his team are really helpful and considerate, and it was a pleasure to be greeted at the very pleasant breakfast area every morning by Pepsi with his big smile. Just a short walk over the footbridge into the Worarot and flower markets, or a short ride from the old city. Also just a short stroll from the riverside restaurants/bars (if you stay here please try the Regina across the street - just a small guesthouse restaurant, but the food is really good, very cheap, lovely river views and staff). We had a great holiday, made even better by staying here.

This is a great place to stay in Chiang Mai.
Owners are so helpful and offer good advice about sights.
The suite was roomy with aircon and fans.
Beautiful gardens and good sized pool.
Staff were very friendly and efficient.
Free internet had good speed.
Breakfast selection was satisfactory and served upon individual order.
Library has good stock of reading material also.
Close to restaurants and within walking distance.

Great honeymoon place! Talk about luxurious dwellings with the most comfortable bed I have ever been in! We were upgraded to a suite in the new wing and absolutely loved our time in Chiang Mai. Opas and his staff are very sweet and friendly. The rooms are humongous, quiet, and very private. Our room had a huge living room area with a satellite TV, couch, and coffee table. We slept in a large 4 poster bed that felt like heaven. There is a vanity in the bedroom area. The bathroom is a large as another room, with a shower, tub, toilet, and large sink area. The compound is set on lush, tropical grounds – I seriously felt like we were in the jungle at times. Amazing. Our room also had a little patio area with lounge chairs (again, we didn’t use these because of my bad reaction to mosquito bites). We ordered Set #6 for breakfast, which consisted of pork and sausages Thai style, with a chili dipping paste, sticky rice, and some lemongrass noodles. YUM YUM. They recently installed a pool so bring your bathing suits! Oh, and they are working on a new wing so there will be more rooms available soon enough. The location is extremely convenient – it’s right by the Mae Ping River and a 10 minute walk to the Old City. Approx $60/night

This place lives up to all the positive comments made about it! It is the most welcoming and peaceful retreat you could hope to find in the hustle and bustle of Chiang Mai!

We booked one of the superior (cheapest!) rooms at the back of the property and were thrilled with the room - small maybe for some but with a beautiful and very comfy fourposter bed, complete with mosquito net. The rooms was fully screened anyway so the mosi net proved unnecessary but was nice to have. The rooms are also immaculate and spotless.

Breakfast is a choice of 5 or 6 set options which cover just about everything you could want and they are happy to make something specific if you give notice in advance. The staff are friendly and service with a smile is a phrase that this guesthouse makes its own!

Some people have commented about the location not being that great. It is a short walk (a few minutes) to the footbridge and from there only 15mins or so to the heart of the old town. A tuk-tuk will cost you less than 60THB just about anywhere in town and is great if you want to avoid walking in the heat. The location of Baan Orapin means you can escape the noise of the town, relax in a peaceful garden and enjoy the pool in relative quiet! There are also some good restaurants within a few minutes walk on the same side of the river. It just means you have the best of both worlds!

We spent a few nights away from the Baan Orapin on trips to the Elephant Nature Park and Doi Inthanon - Opas the owner was only too happy to store some of our bags.

I really don't know what else to say about this place - I would certainly never consider staying anywhere else if I were to return to Chiang Mai. Infact, Baan Orapin is a reason in itself to come back!

As someone said, I guess I am just repeating what has already been an established fact - this place was just brilliant. The pictures on its website do not do justice to the rooms at all - they are fantastic. Stayed in a Junior suite first night (due to a small mix-up in booking which we were well compensated for), and next day we moved into a Villa suite (both at the back of the premises, well away from the road). It is such a peaceful haven, lovely garden imacculately kept, and best of all, that wonderful pool they have put in. What a wonderful place to sit in peace and quiet (except for some noisy children while we were there but I guess that's to be expected anywhere).
Both sets of accommodation were very spacious and even if your name was Mrs Sheen the Cleen, you could not fault this place - it is spotlessly clean and they still clean it more every day! Amenities were plenty and of good quality. Bed was comfortable, but it's just all the small touches - mosquito coils out at night (and you needed them), flowers, wooden rack to dry your clothes - etc. etc. The breakfasts (you can choose from 5 set breakfasts) were just so fresh and delicious (not sitting in a covered pan, this is freshly cooked), and served in such a lovely area near the pool. Opas and his staff could not have been more helpful and patient with our questions, and nothing was too much trouble. Will post some pictures when I figure out how. I'm pleased we were around the back - the road was busy, and at present Opas is building at the front of the property - shops, I believe, which he says will cut down the noise quite a bit for the front rooms, but it is a bit prettier around the back with the lovely garden. Never once heard anyone in a room next door, so very quiet too. I just loved this place and certainly spoilt us for staying anywhere else. Very handy to restaurants I thought, just a short walk to the footbridge (plus small minimart type shops outside for any water or provisions anyway), and across the foot bridge is a big market and not far from night market. Had a great meal at the Riverside too. If you want space, luxury, peace, friendliness, and thai culture, do come here. If you want chrome and chic modern and bustle, go to a big hotel. We would not stay anywhere else! (Sorry, think I've spelt Opas's name wrong now!)

I agree with all the raves for Baan Orapin. It is a beautiful place, with gorgeous bungalows and gardens, great breakfasts and delightful staff. I can confirm that there is a pool now. I'd recommend booking one of the new bungalows at the back, because the one I stayed in at the front looked out onto the car park. I stayed there on my own, and didn't really need such a huge suite, but it would be great for a couple. Also, I wasn't crazy about the location - unless you want to visit the riverside bars, there wasn't much of interest around and it was a long hot walk(or short smoky tuktuk ride) up to the old city. So, it depends what sort of holiday you're looking for.
