This was my "go to" place when visiting Chiang Mai but no more. Dirty floors in the room that makes your feet feel grimy and no house shoes, shower with hot water that would only stay hot for 3 minutes and an A/C unit that sounded like a train was crashing through the room. Top it all off with a 20 baht extra charge because they found blood on the sheets. The fact that I did not eat the free breakfast should have offset any charge for a little blood from a shaving nick. Sorry Viangbua but you lost my business!

It is the lovely staff who real make this place. The manager is a practical young woman, good English and regularly checking to make sure everything is OK.
Probably not the place if you only have a couple of days and are on the tourist trail, but for those who are comfortable in a "Thai" area and local eating, it is great.
Everything is clean and well maintained. Security is important, not that anything ever felt dodgy in the area.
If you are staying more than a day or so the senior housekeeper will check out if there is anything you need to be extra comfy or to eat food bought back from the market.
Many guests are staying a month or more.

Room Tip: Higher floor west facing gives you views to the mountains. West facing rooms are king size beds and...

This block of flats is situated in the Chang Puaek area of Chiang Mai somewhat away from the tourist pack along the river and Night market areas. The entrance and lobby area is very clean and inviting. Check-in and out is efficient and the staff manage well with spoken English. The restaurant has a pleasant ambiance and a menu with many choices to please most tastes. The rooms are adequately furnished and there is a shower room. Nothing luxurious though adequate and neat for the modest traveller. Breakfast is somewhat on the skimpy side but considering the cost it is cheap. This place should appeal to those who do not have high expectations and to families. On balance this is good accomodation at a very reasonable price and basically provides for everything essential for a pleasant stay.

A little on the expensive side but good value for money. The rooms are lovely and the service was quite good, there's free wifi and gym. It's in a Thai student area, so you're away from the tourist brat packs around Tapae Gate. If you have you own transport it's great, otherwise there's always a tuk-tuk or two hanging around the front. There's a big market around the corner, so lots of Thai places to eat. Not much choice for Western food, but the hotel has a restaurant that does some dishes.

The mansion is a bit more expensive than some other choices but one's judgement of the place is based on whether the extras are worth the $$. The extras include a modest gym (with working A/C), a lovely lobby and patio space to socialize in, a somewhat larger room with a table and sofa to sit at, and a bigger refrigerator. When one stays in a place for a few weeks, a larger, upright frig is nice. If you get an upper floor room on the west side, you will have a view towards the mountains. Daytime staffing is done in small groups--Thais do better working together--I found them to be friendly and helpful. Note that the mansion is a bit north of old town, this is "Thai territory" (Chang Phauk) so folks at the nearby Thanin Market will not speak much english. Note that the market is mostly for food and includes a bakery shop. There is also a family run veggie restaurant 100 m from the mansion.
There are several fixed options for breakfast which are fine for up to a week. For longer stays I found it limited, for example I would have liked to have seen some yogurt offered.
The location is a 3 minute walk from the major N-S route that will take you to old town. A red taxi ride from there is 20-30 B to any old town destination. If you have a bike, the 1.3 km distance to old town is not far. If you are a person that prefers to be a little outside the farang community of old town, then the mansion is a good choice of a nice place to stay.

Room Tip: A west room will give you a view of the mountains.

We stayed for a month and enjoyed our apartment here. The staff is excellent, restaurant is good, and we enjoyed being close to the Thanin Market. You will likely need transportation from here as it isn't walking distance to most things, but it's still a good place to stay.

Nice hotel, staff friendly, good breakfast (any 6 or 7 choice), good location near to the best market in Chiang Mai (Thanin Market). Rooms very big and clean. Bathroom also big, clean and good shower.
Free internet very fast connection.
I stay 2 weeks on this month. I stay here more than 5 times at last 5 years.
