Pros:

- The location is right on a quiet lane in Tha Phae road which is one of the main tourist road.
- The price is inexpensive even in peak season
- Soft bed
- Bathroom has a large bath tub ie. 4.5 feet long
- Air conditioner is not noisy
- 25 inch TV has many channels and the screen resolution is clear.
- Bedroom and bathroom are kept clean
- It has 5 floors of room
- It has a small fridge with 2 bottles of complimentary water
- Staff seems friendly enough

Cons:

- There are no swimming pool
- There is only one computer in the lounge area for internet and is chargeable
- The free breakfast includes only a meager toast/coffee or porridge/tea
- There is only one lift

I only stayed for one night so I don't know where most of the clients come from.

A very comfortable Hotel for the 650B per double room including breakfast. This Hotel has everything one needs. Some people complain about some small items that could be improved on but nothing is perfect and for that price!! The staff is friendly and helpfull.I have stayed at this hotel a few times and can surely recomment it.

650B for double room (low season)

This is no luxury hotel. Having said that the overall price/value is excellent. The hotel is certainly dated and could use some upgrading. But at this price it is a better value than many of the small guesthouses in Chiang Mai.
Rooms are spacious, have cable TV, Fridge, AC, a small table with 2 chairs. The bathroom has a bathtub with very hot water, but the shower is a bit of a pain: The shower head is wall mounted and if you are tall you need to duck down to wash your hair.

The room, in a typical business hotel style, was clean but showed signs of wear left and right. My biggest complaint is the carpet that needs replacement and the bed sheets that have small holes should also be replaced.
I also wish that they had a safe in the room. You need to lock your valuables in a individual safety box at the reception.

The free Breakfast is the usual 2 eggs, toast, and sausage, ham or bacon. With free flow of coffee and tea.

Renting a bike is super easy and cheap, starting at 100B for the 125cc Honda wave (manual). They provide helmets and when you return the Nike they don't even bother to inspect it. None of that scam that you are liable for repairs of damages that you didn't cause in the first pace.

The staff is very friendly and speaks English well enough to help you with anything you ask for.

Again, at 650B for a double Tapae Place is a great value and I would not hesitate to return.

I have stayed here several times, most recently in late March / early April 2012. OK the rooms are getting a little tired (strangely they have recently re-carpeted some of them without even re-painting the walls) and the bathrooms have seen better days, but for 690 B in this location you can't really complain. It's near the Tapae Gate, but down a soi off the main road, so it doesn't suffer from road noise (get a room at the front, overlooking the temple). There are loads of restaurants / cafes nearby. Most of the staff were very helpful. Free wifi in the rooms.

Room Tip: Rooms at the front of the hotel overlook the temple.

Not worth 850 baht a night. The shower was crap, bed was lumpy and springy. Aircon too noisy.
They only good thing was the cable tv with some english channels and staff was friendly.
