The location is excellent for street food.
The food was repetitive and very little/limited choices for western food.
If you look for somewhere quiet and peaceful then this is NOT your hotel, it's very very very noisy.

I thought the sound of each door in hotel closing is already very annoying, then for 2 night we had the loudest women SCREAMING on the phone.
Nothing worst than my BF had to get dressed at 2-3am and go tell these ignorance human being to keep it down as other people were trying to sleep.

Shocking experience.

Very noisy, ( couldn't sleep the first night) most doors shut very loudly (like being slammed), though the breakfast supposed to finish at 10am, there was not much left to eat at 9.15am plus the menu was almost the same everyday.

The lift operated very slowly and very small, you wouldn't want to be in a hurry or have many luggages/bags.

The location is good if you like street food, they are just in front of the hotel, lots and lots of food.

Staffs don't speak much english and if you require something you might have to ask them so many many times. ( Even when I spoke Thai to them)

The room was not as expected, very different from pictures.

BF and I wouldn't stay in this place again.

This place is the definition of underwhelming. Yes the room is pretty clean, yes the TV works, but I find it hard to think of any other good quality this hotel has. The wifi internet only works about 20% of the time, you can hear every single door close in the hotel even at 2 a.m., most of the front desk staff don't speak English hardly at all, and our bathroom was separated from the outside by an un-closeable screen window caked with mosquito cadavers. Worst of all, during the middle of the afternoon we heard the a loud commotion coming from the lobby and when we checked it out, we found a fumigation crew spraying god-knows-what to get rid of some mystery pest inside and outside the building. When we were picked up for a tour on one of the days, the Thai guide blatantly asked us why we were staying there instead of a guesthouse that would've been half the price even with a pool. We didn't have a good answer. Learn from our mistake and avoid this place.

My daughter and I stayed here March 2013. Staff were very friendly and helpful. The room was kept clean, as was the public areas of the hotel. It had a very welcoming and friendly atmosphere. Breakfast was average, not a lot of variety, and the same every morning. I settled for pancakes with honey & egg on top. The pancakes were some of the best I have had. Just out on the street are food stalls, a 7-11 and tuk-tuk drivers. One tuk-tuk driver dropped us off at the wrong place, and before we had time to realise, he came back for us, apologised, and took us to the right place. I was very impressed.

The public toilets have beautiful sink basins ha. Lovely hotel with beautiful reception area..wifi in rooms and English tv channels. Buffet style breakfast which was yum. Really good hotel overall. Location was pretty good, little bit of a walk, but chiang mai is a lovely city so nice to walk around.

This hotel was ok if not a little dated. Air con worked, room clean, towels thready bit clean every day, WiFi worked whenever. Quiet hotel despite the manic traffic outside. 20 min walk to newer part of town and night bazaar. Didn't have much dealings with staff but found them polite.

Booked via the internet before we went to Thailand. Public areas good but room let down by poor bathroom. Really needed a lot of TLC. No room safe or tea and coffee facilities. Breakfast was uninspiring with exactly the same items each day for 6 days. Staff helpful but did not get the usual smiles we were accustomed to, except at breakfast. Would not stay there again. Convenient location for exploring the old city and thoroughly enjoyed Chiang Mai.
