I love that there are many inexpensive guesthouses in Chiang Mai. This one was off a quiet road, updated and very cute. They require a key deposit of 300 baht, which was no big deal. The rooms have AC and are very clean. They also have a laundry room where you can clean your clothes if you like. The people at the front desk were very nice. They give you complimentary water and they do have some breakfast items down in the lobby area. There is a 7-11 not far from there and you can grab a sungtow or a tuk tuk off the main road very easily. Very nice guesthouse. The beds are hard but that is typical of Asia. Some of the rooms are small but also typical of Asia. The TV had cable and several English channels. Overall a great value.

This place is hands down the best for the price. Very clean, such friendly staff, and a place to do laundry. They even have plates and silverware with a microwave if you want to cook your own food. They give you fresh bottled water every day and make sure you have everything you need. We know how to trash a hotel room, and they cleaned up perfect every time. The wifi was decent, we were able to stream netflix almost flawlessly. It's easy to find, just tell the taxi driver it is right by the YMCA. If you walk out of the hotel and go to the right, the street has lots of great shops, street food, smoothies, and frozen yogurt (our favorite). To the left, just across the street is an amazing vegetarian restaurant. It's a 10 minute scooter ride to the night bazaar, and about a 10 minute scooter ride to old town and about 10 minutes to the trendy boutique area of Chiang Mai. It was the perfect central location for us. We did a cooking class and elephant tour (book these at the night bazaar not at hotels) and they had no problems finding this place. We will defiantly stay here for our next trip to Chiang Mai. You can also rent a scooter from here at really great rates. Can't wait to come back!

Room Tip: We enjoyed our first floor room right next to the laundry service.

We loved it. Really new clean rooms. Room size is big, bed is big, good tv with movie channel's. The staff were always great. There is a kitchen you have acsess to and self serve laundry. Really handy if staying a while. The location is great, best local food 2 min walk up the rd, and so cheap. About 20-30 baht a plate ($1-$2) for exellent authentic Thai food. 20 baht fruit shakes. Close to old city, about 2 min on a moterbike, 10 min walk or 20 baht tuk tuk ride. If you have a moterbike everything is less than 10 min away. Great value for money, we payed 650 baht pn, its only 550 in low season, or they have good monthly rates if you are staying longterm. Compared to what you get in old city or night bazaar areas sunshine house was best deal we found in Chiang mai .( for tourist rates). There are cheaper places but rooms here were far better. You can rent a moterbike from next Dorr for 200 baht per day, but we found a place on the other side of town that does them for 130. Probly best rate in town and the guy there was really nice and trustworthy,. Its on the way to the night bazaar if you want to find it. really really loved Chiang mai so much. Beutiful city, So sad too leave. Sunshine house was great! Stay here

A well-run, newer hotel with pleasant, modest sized rooms. The internet connection is good and the TV has a nice selection of English channels. The fridge is the standard small cube, for longer staying residents, a small upright would be nicer. There was construction going on in March, 2013 so expect some noise for another few months. The hotel is about a 10 min walk from the NW corner of the old town, in a Thai neighborhood which gives one the local color of life here. While there is only a piece of fruit and a hot drink available in the hotel for breakfast, if one walks north from the facility there are other hotels where one can buy a full breakfast. Frozen meals (there is a microwave in a common room) are available for purchase. Note that the excellent veggie restaurant across the street is not open for an early breakfast.

Room Tip: All rooms are on the north side of the building which runs east-west so unless you have a west end room, you will not have direct sun in your room on a hot afternoon.

Highly recommended. Clean, large, comfortable room with air conditioning, private bathroom, mini fridge, TV with several channels in English, free WiFi in the room. Staff at front desk quite helpful with a fair amount of English capability for those of us challenged in communication in Thai. Hotel responded to email and kindly arranged taxi from airport as well as the return trip (120 to 200 baht). On a not too busy street -- easy walk (couple minutes) to shops / restaurants / ATMs. The vegetarian restaurant across the street is fabulous -- scrumptious smoothies. Definitely would stay here again!
