I was looking for a place with a double bed, tv, aircon, and that served breakfast. And I found it! Not too far from the moat and not too close this guest house offers delicious waffles at anytime of the day or night... service was great. I recommend this place to everyone.

I stayed there for 2nights. It was my 1st time to visit Chaing Mai.
Actually,I arrived there very early morning and the check-in time supposed to be afternoon though a lady staff was so kind and she let me to check-in soon and give me a room as well! The room was clean and enough space for single.They offer a rent a bike which is very useful to use it going around Chaing mai from this hostel. the staff(they are couple) were friendly. Great budget and perfect servise. Any complain! I would choose this one if i come to Chaing mai again!

We stayed there, few night, and we found the hostel a good place to stay close to the center of the city and many places to eat.
Good value for money.
If u want to meet people and have fun in the hostel, ... better find other place

Thank you for your positive response. It is the first comment I had on tripadvisor since I took over the guesthouse. In the near future I will install a pool table and serve food, that way I'd like to make it more like a fun meeting place for guests.

Well, not anything special to say about this place.
Located just out of the city, you're close to everything. We could think that beacause of it's location it would be more quiet than in the heart of the city, but it's not. Just along a road with quite a lot of traffic, you will be awake soon in the morning.

The staff is really friendly and helpful. You can also do good cooking lessons straight in the guesthouse, for a quality meal.

If you walk in the city you'll find a lot of beautiful questhouses, compare to this one, but of course most of the time, rates are not the same...

You'l find here all what you need to rest, but don't expect much more. If you want a quiet place, then go to the city in one of the millions little " soi " of chiang mai, you'l find much better.

i'm stil happy with my stay, i was not looking for more comfort anyway, so that was good enough for me.

Free high speed wifi.

The man in charge of reception was very kind and always tried to be helpful. The room looked very clean and the air con was efficient.
Sadly I found several small cockroaches in my bed on the 2nd night and there were also 2 geckos in my room. I am not a lover of these sorts of creatures and the cockroaches just creeped me out. There was no-one that spoke English at the time in the reception area so I wasn't able to get anyone to remove geckos and the cockroaches didn't appear until I came back to room after dinner- they were under the pillow on the bed. As there was no one downstairs and the guesthouse had been locked up (you get a key to unlock front door yourself) even though it was only 9.20om on Saturday I had no choice but to stay in the room.
I woke at 7am desperate to check out and get my money back for the 2nights I would now not be staying for and had to wait until 8am for the guy to appear in the reception area. When I explained the issue he offerred another room but to be honest I wasn't comfortable staying in the place at all. He then said he couldn't refund me the 2nights I wouldn't be staying as I had booked 4nights originally through booking.com and the owner was in Australia and he didn't have authority to give refunds. I said that didn't seem fair as I would have stayed 4nights if it hadn't have been for cockroaches and they certainly weren't my fault. I asked for an email for the owner- he said there was no point giving me one as the owner rarely went on Facebook... (still don't see what that had to do with anything) and then gave me the owners fax number- which had a Thai prefix so assume it would go straight to the guesthouse and the reception guy wouldn't pass it on. Not very helpful at all. I will be asking booking.com to try and contact the owner to refund my money.
