We stayed a this Guesthouse last year and had looked forward to our stay in familiar surroundings. Unfortunately the front desk staff has changed, they have no people skills.The rooms are not well ventilated and have musty smells, maybe from not being used? Th towels also had a peculiar smell. And, their prices have gone up. We stayed one night and went to Top North Gate Guesthouse a few meters away with a pool and for only $0.35 cents more per night. A real bargain especially with the temperatures are as high as they are right now.

Room Tip: Make sure you ask to see the room before you pay for it.

I've been staying at Nuampranee for five years. As is said, "it has seen better days." As examples of this: the shower heads in the two rooms I was in had only about 50% of the holes working and the rest were stopped up. The air conditioner did not work in the first room they gave me and I had to get stern to get them to give me another room. The reason for this was that it was evening and the staff was having a social in the public area and did not want to be disturbed. While the staff is not rude or quite surly, they are not openly helpful. There is now a sign in the lobby which says that they will only clean the room every three days ON REQUEST. This is a big change from a year ago. I will look for another place for future visits to Chiang Mai.

This was a really good guesthouse. It's very affordable and the staff is extremely friendly, not pushy at all about their tours. The rooms are very spacious, have TV with cable, fan or air con (more expensive with air con) a balcony and a good bathroom. The rooms were spotless and if you want, they can clean your room everyday. Our hot shower wasn't the best but it didn't even matter because it was so hot that we would only use cold water. We really enjoyed our stay here and would recommend it for anyone who wants to be away from the loud streets but still close to the traveler hangouts. It's very close to the Chiang Mai gate, where you can get amazing food in the evenings. We stayed here for about 3 weeks and it really became our home. We will definitely stay here again.
If you are looking to meet other travelers,however, I don't think this is the best place.

We are really happy to have found this guesthouse ! It is located in the southeast corner of the old city in a really quite street , but you have everything close !
The rooms are big with balcony, clean and fully furnished, the bed is quite comfortable and you can also choose between fan or air con, we took a double room with the fan for 290B . (Aircon 390).
You can get your room clean just by asking whenever you want, new towels, toilet paper, soap as well.
The staff is reeeeally nice and kind, ready to help with eveything you could need and always with a smile. They offer free wifi, breakfast, meals and drinks.... motos and bikes for renting, trekking tours (but they are not trying to convince you for doing it, they never told us nothing about this and we spent one week there without hiring any of these services) .
They have also a very cozy chill out public area where you can relax.

We loved this guesthouse ( we tried several in chiang mai ) and for sure if we are coming back we will go there ! ...

If you are staying , just in the crossing of this small street and the main one... There is a small place in the street for drinks, shakes and meals.... They have the best shakes ever !!

If you'are looking for a quiet place located about 30 seconds from the madness of the Chiang Mai city, this is your place. Just turn the corner and you'll be inside the movement of this beautiful city.

The hotel is basic but clean and safe, there's internet (we were suposed to pay for the wi-fi but they let us use for free) and kitchen where you can order some plates.

The only complaint would be about some of the workers and their antipathy, but the rest of the people working there were really helpful.

Good price and nice facilties!
