Pros:
- hotel grounds was absolutely stunning to look at
- the pool was beautifully designed and perfect for a hot day!
- room was clean
- location was easy walking distance to lots of sight-seeing/shopping areas
- breakfast was included and very good

Cons:
- even though we reserved a room with one bed, they gave us one with twin beds that we had to push together ourselves
- our air conditioner was broken when we arrived so this had to be repaired
- bathroom was clean but very darkly lit
- in-room safe was very small
- one staff member got very impatient with our tourist questions

This hotel is fantatic, it is only a couple of years old and has lots of charm. It's in a perfect location within the old city within walking distance to everything you need. We stayed here for 4 nights in Oct 2012 on our honeymoon and could not have asked for a better experience. All the small details were taken care of hot water, fast wifi, working TV etc. breakfast was good with a different fresh juice every morning - but don't expect a big meal. Bring ear plugs! All in all book it if you can!

This hotel has a great location just inside the square which makes walking very easy. The room was great as was the opportunity to do self serve laundry. The staff was very helpful and the morning breakfast was good. We splurged the extra few dollars for the bigger room. Only complaint would be the bar just across the street was pretty loud until abut 1 AM so if you are not planning in joining in be prepared for a little noise. Both we's restaurant and Spoon the Best are both good places to eat close by.

Chiangmai Boutique House is a nice little boutique hotel just inside the moat of the old city near the Chiang Mai gate. The rooms are a bit small, but still comfortable. The breakfast was served every morning in the patio down by the pool and in low season was a set menu (this may be something different in high season). The staff was quite friendly and accommodating whenever we needed anything.

The pool was quite refreshing and a nice addition as not a lot of rooms in the old city have a pool or have much higher room rates. It was nice to be able to take a dip to cool off when the mid-day sun was out.

The location allows for a short walk to lots of different restaurants and other shops as well as the street food market that runs nightly by the Chiang Mai gate as well as the Saturday Market (also by the Chiang Mai gate). (Also a bonus that it is only a short walk down Ratchapakini Rd to Ginny Cafe for our favorite bowl of Khao Soi for lunch!!)

The only thing to be aware of is that there can be a bit of street noise in the mornings and there is indeed a rooster somewhere close by (as others have noted) that can make for an unplanned wake-up call. It was not a big enough issue that we would not go back, but for light sleepers it would get a bit annoying.

a very nice guest house in the old city of chiang mai, the rooms are comfortable and clean. the bathroon is small, but just enough to make a shower. there were hot water but the water pressure was average. The breakfest was average as well.
one last thing, there was a rooster that some people were complaning about that didn't give them to sleep, i personaly didn't mind.
overall good value for the money you pay

Very nicely decorated hotel in Northern Thailand Style. The rooms are not big, but furnished with everything you need, and the bathrooms are small but nicely decorated as well. The staff was very friendly and very helpful. The hotel is nicely situated, at walking distance from main entertainment area and not so far from the night market area. It is a very good price/comfort ratio for people on a budget. The WIFI connection is excellent and free.

Room Tip: I strongly recommend to book a deluxe room.

I had missed this one, but here we go...
Chiang Mai seemed to be one of the few Thai cities with some character and this Guest-House Boutique Hotel is a great match for the city. Traditional, warm rooms, all new. A bit smallish, but well furnished and clean. We were feling very comfortable. All staff friendly and helpful. Nice to have a pool in this lower price range. Especially after a long hot day biking in the mountains and hills.
Breakfast included. Close to everything in the center, not very quiet, but acceptable for the city location. Would definitely go there again.

Room Tip: We prefer the rooms with two beds, which you can often find in Thailand. Great to have an extra bed...
