We enjoyed our stay at the Chiang Mai boutique house. We initially booked for three days, but then stayed for three more.
The rooms were clean, although on the small side. The bathrooms were nice, with a great rainshower head (good pressure as well). Rooms had all the essentials - safe and mini fridge. The bed was comfortable, not rock hard. There is self serve laundry available at only 20 baht / load.
The splash pool was well maintained and clean - which can be rare in Asia. Had some comfortable seats to sit around.
The breakfast was basic, but prepared to order. One egg, plus meat, toast, fresh fruit, juice, tea / coffee. They had a few other options as well like cornflakes.
We liked the location as it was in the old city, and near the night food market (great food after 5pm), the Saturday walking market as well as many bike rental shops etc...
A few downsides - it is noisy. The road near the hotel in constantly busy. Also, the staff was not willing to give us the same agoda price when we booked three more nights - however since it was still available on agoda we simply logged back on and booked at the cheaper rate (seems a bit silly but whatever).
