We enjoyed our stay at the Chiang Mai boutique house. We initially booked for three days, but then stayed for three more.

The rooms were clean, although on the small side. The bathrooms were nice, with a great rainshower head (good pressure as well). Rooms had all the essentials - safe and mini fridge. The bed was comfortable, not rock hard. There is self serve laundry available at only 20 baht / load.

The splash pool was well maintained and clean - which can be rare in Asia. Had some comfortable seats to sit around.

The breakfast was basic, but prepared to order. One egg, plus meat, toast, fresh fruit, juice, tea / coffee. They had a few other options as well like cornflakes.

We liked the location as it was in the old city, and near the night food market (great food after 5pm), the Saturday walking market as well as many bike rental shops etc...

A few downsides - it is noisy. The road near the hotel in constantly busy. Also, the staff was not willing to give us the same agoda price when we booked three more nights - however since it was still available on agoda we simply logged back on and booked at the cheaper rate (seems a bit silly but whatever).

the hotel located near Chiangmai gate , is comfortable if you go everywhere.

Excellent location, 5min walk to the Saturday and Sunday night walking markets. Lots of bars and restaurants nearby but area was not noisy, our favourite was the Tuk-Tuk Cocktail Bar (car) 100m up street. Nice having a swimming pool in hotel, breakfast was adequate (juice/toast/fruit/coffee) but a little repetitive. Reception staff could be more approachable but their English was OK. Only problem we had was with taxi to airport when we left, booked it the day before but it didn't turned up so ended up in a high speed tuk-tuk ride.

We stayed here for four nights in February and enjoyed out stay. We would stay here again. It is very reasonably priced to stay here. The rooms are comfortable, I appreciated the brightly lit makeup table, flatscreen tv, free bottlednwater and hot water in the shower. I wish they would get a solar heater for the pool since the courtyard was shady it never warmed up. Although we took advantage of the patio chairs, we never entered the pool as it too closely resembled the glacier temperature lakes we have at home. Breakfast was good -coffee, juice, fruit, toast and eggs every morning. There were sausages served too but we saved them every morning to give to the street dogs during the day. If you stayed here for a long period of time you could tire of the breakfast but we did not. The area felt very central with lot's of places to eat, get massaged or shop nearby. We rented bicycles from next door and toured around. The front desk was very helpful with maps or booking tours. One night out neighbors were noisy so we called front desk and they immediately quieted them down! So we were happy. At the end we thought they charged us twice and made the poor desk boy go through his Visa records twice at 5am in the morning on our way to the airport. I hope I get to tell him "sorry" one day for all that effort as I see my Visa statement when I got home was only charged once! They were very helpful.

Nice "boutique" hotel or house as you wld called it though. Clean cosy and friendly staff with basic english lang. Close to many eating stall of local thail food and convenient stalls as well. As for hotel bear in mind no lift so if you got a room on the upper floor be prepared to lift your luggage(if any) up the stairs. Pool kinda small but ok since CM is hot n the jacuzzi good fro relaxing. Breakfast very basic wish they could changed it daily. Anyway went out breakfast on some days. Overall, good, clean n comfy with good internet excess foc.

Room tip: High floor less noisy and look for this restaurant around the corner called 'Wee's Restaurant" good homecooked food and cheap.

Stay at this hotel for 4 days on March 2012 , Cozy little hotel with 4 parking plots , just in the middel of ChiangMai city , can get to places around in down town easy. The price is ok for the quality you got though .
