“Immaculately clean but in the computer district”

The Burmese maid keeps the rooms spotlessly clean. In fact the floors literally gleam from polishing each day! The rooms are also very large and quiet - there are only four rooms in total. Breakfast is delicious - sweet mango, banana, and yoghurt. I have two criticisms. 1) The decor looks nothing like the pictures and the rooms are quite dark and drab. 2) The location near the North Gate is in the computer district and quite far away from the main street in the old town and the Night Bazaar, which means you'll need to catch a tuk tuk or song tao. The Japanese restaurant next door is cheap and tasty.

Dear Student UK,

Thank you very much for staying with us. We are happy that you enjoyed our breakfast, we try to offer to a simple and tasty start into the day, using local fresh ingredients. Kien - our housekeeper - also takes particular pride in keeping the place spotlessly clean. We know how important it is to come back after a busy day in the at times hot city and retire into a nice clean room and have a refreshing shower to be ready for more.

We truly appreciate your feedback on the lighting in the room, all windows have reflective glass to block out the sun and while this helps to keep some of the heat out during the day, we realized that the rooms can feel a bit darkish at night. You'll be happy to hear that over June-August 2013 will upgrade all the rooms with better lights and add some more decorations to make guests feel even more at home. We will post some pictures on our website, once this work is done.

Our location just outside the city is about 200m to the north gate and from there less than 1km walking to the center of the old town. The night bazar is on the other side of the town, which is about 2km across the city. Some people might feel that this is a bit too far. Please speak to us, and we are happy to help to rent a bicycle or motorbike for your stay.

Thank you again for staying with us, and I hope you will return to Chiang Mai soon.

This isn't really a traditional guesthouse, but is located in a town house in a business street and guests are given a key to the front door, which is kept locked. There are only a few rooms (I think it was four), one on each floor. My room was huge and possibly more geared towards long-term stays. It was very clean and had a big fridge, a TV (not so big) and a table and couple of lounge chairs. The sink is located in the room, not in the bathroom. The bathroom was ok, clean, but didn't have a separate shower tray, so the floor was absolutely soaked all around the toilet. Not a massive problem and fairly common, but I mention it as it may bother some people. The room was a bit bare - a bedside table lamp would have been great, as it was, you had to get out of bed to turn the light off and then find your way back to the bed in the dark.

Jane's House is in the middle of a business street and at the weekend there were lots of "office parties" going on, which meant that people were having street parties outside their office buildings which went on quite late and were noisy, but it was quiet on Sunday night. The location was ok'ish - it's outside the North Gate, but in order to get to the old town you had to cross two extremely busy roads, which may not be for the faint-hearted and to me it felt a bit isolated, although it's only about a 15-minute walk to the main strip where the walking street happens on Sundays.

I would like to echo what other reviewers have said - the owner, Jane, is lovely, extremely helpful and makes her guests feel very welcome and staying here feels quite homely.

I was staying during the busiest time of the year, so the accommodation was excellent value for money, however, if I was staying at another time of the year, I would probably stay within the city walls where it's a bit more residential and avoid crossing the heavy traffice and main road.

Jane is a very nice lady. Her guesthouse is very well located. Not in the old city but very close to the north gate. My room was very simple but very clean. I wanted to stay another night but this was not possible as it was fully booked. Jane helped me to find a room in another hotel. She organised my visit to the elephant camp as well.

The rooms were very clean, the location great, airconditioning and a warm shower but what I really liked best was Jane (the owner) who went out of her way to make you feel welcomed and interested in taking care of whatever your need might be from calling a taxi or suggesting a good place to eat or even helping find the cell phone a quest lost while out on the town. It was like having a friend in a strange country to help you find your way around.

Jane's Place is a small guesthouse (only 4 rooms) off the North Gate. The rooms are very clean comfortable and Jane (the owner) does a great job of making you feel welcomed and at home. She is very knowledgeable of the area and accommodating. The hotel is situated near the North Gate in a quiet soi (street) off the main canal road that circles the old city. It's an easy and cheap (THB 60) tuk tuk ride to the more active parts of town or a 15-20min walk.

Great place, I wouldn't hesitate to recommend it to anyone else.

What a pleasant 4 night stay we had in this guest house. The rooms were extremely clean and air conditioning was very welcomed. The showers were great and so was the location. For a 80 Bath Tuk Tuk ride you could get anywhere from the Night Bazare to the Thai Fights. If you are taking a Tuk Tuk in Chiang Mai the best person and most entertaining driver to call is Srimun or as we called him Shemoon (pronunciation blunder).
Jane was a very nice and lovely lady and was always around when needed. Also she had co-op students that where present if she needed to be away, and they too were very helpful. breakfast was very welcomed and Jane prepared it herself, whether it was croissants and fruits or Mueslix and yogurt.
She also helped us organize transportation to the airport.

I would highly recommend this place to any fellow traveler that might end up in Chiang Mai.

My boyfriend and I stayed at Jane's house for four nights in Jan. What a great experience Jane was an exceptional and helpful host, provided tips and assistance with whatever we needed. The rooms are great, large, A/C, very clean, feel new, the best accommodations we came across in our entire trip to Thailand and for an incredible price. If we return to Chiang Mai we will definitely stay with Jane again!!
