I came here on a backpacking trip with my boyfriend and iv never been so disgusted with a hotel. We were expecting basic hotels or hostels but this really takes the biscuit. From the outside it looks like a derelict building and rabid dogs and cows are running about all over the place. You are then greeted by the worst smell imaginable which is actually your breakfast. I have not dared eat anything more than dry toast. The rooms are a whole different story, we had two and both were abysmal. Both had just concrete floors and the one we ended up in had a shower right over the toilet which flooded the 'bathroom' for hours and was accompanied by a vile smell of drains. It looks as though it should be nice when you go in due to some pond and waterfall combination in the foyer but its clear that's obviously all anyone's made any effort on. There is also a smelly swimming pool in the foyer which noone ever seems to use for obvious reasons once you've seen it. We were meant to stay for 5 nights as part of a package but made an escape after only one and that's only because we couldn't get a different room for that night. All in all I would stay away its 9 pounds a night or something like that but it's not even worth that.

We got this hotel as part of a package deal to do some treking in chiang mai.

When we arrive we were greated by ants and mozzy's everywhere.. Rooms were rotten. Floors had no carpets.

Miles from centre 5 min walk for taxi or tuk tuk..

Breakfast was poor..

Wifi only in lobby.

Ok to stay if u are backpacking on a travelers budget

I was here in September 2011. The lobby is beautiful and there is a nice pool. The spa area wasn't finished but massages etc could be done in your room. Breakfast was nice and the Thai green curry was amazing. The location is a bit out of the way, so be prepared to walk or get a taxi/tuk tuk. There is a large area of land next to the hotel that is rather unattractive (not sure if there is plans for development) Room was ok for what we paid, although a carpet would not go a miss instead of a cold concrete floor. The toilet and shower were in seperate rooms which was good. Rooms were clean if not a little bare.

Room Tip: Pay the little extra for a better room.

Friendly staff, good continental breakfast, lobby not bad but rooms really poor with not even a chair or a closet to put you clothes on. Not really dirty, but not particularly clean too. Far from city center. Cheap, but, seen the average quality of Thai hotels, people can definitely find a better place to stay...

We booked as a package bus ticket and room for 600 baht and the pictures of the bus were nicer than the bus. We got in at 6 am and they gave us 2 pie es of white toast and tang juice as the breakfast that was guaranteed to us with he room. It took 40 minutes to get into our basic room without carpet/ only concreat floor. Overall the room quality is okay, but the location is about a half hour walk from old Chiang Mai and a solid 15 minute walk to the Night Bazaar, which they advertise as being right around the corner. I would advise people not to book hotel and hostel together, there are plenty if cheap room options right in the center of old Chiang Mai.

We received 1 night at this hotel as part of our 600 baht (per person) bus ticket from Ayutthaya to Chiang Mai, though most of the people on the bus came via Bangkok. We attempted to book only the bus for the advertised price of 500 baht, but were told there were no seats available unless we booked the room, and we couldn't seem to find any other "VIP" buses heading to Chaing Mai The main reason we booked the bus is because all the pictures were were shown (at multiple travel agencies and our hostel in Ayuttaya) showed a really nice, new bus with comfy seats which we wanted for the 9 hour overnight bus ride. We figured even if the room was terrible, for 100 bhat extra, it couldn't be that bad. However the bus we boarded was not even close to the pictures. not new, not that nice of seats, though there was AC and the driver did get us there safe, even if he took quite a few smoke break/rest stops. The hotel lobby is actually quite nice, there is an ok looking pool, but the breakfast included in the package is two pieces of white toast with coffee or OJ and they only serve it right as you get off the bus (at about 6 AM) when all you want to do is get to your room and crash after half a night of sleep on the bus. Even if you want to skip breakfast they won't let you go straight to the rooms, instead they insist on sitting you down while the annoying hostess comes around and tries to sell you treks, cooking lessons, spa packages etc. When we finally got to our room (about 1 hour after getting off the bus) there was a bare concrete floor, single table fan and two beds. There was hot water in the shower, but again not what you expect from the pictures. The room is ok for the price, though if you try to book for a second night they'll want 250B a night. THE LOCATION IS THE REALLY TERRIBLE THING ABOUT THIS PLACE 15-20 MIN WALK TO THE NIGHT MARKET AND 30+ MIN TO THE CENTER OF TOWN. Nothing is close by. YOU CAN BOOK SIMILAR ROOM RIGHT IN TOWN FOR 250-300 BHAT- DON'T WASTE TIME WITH THIS BUS/HOTEL PACKAGE.

Hotel arrange a pick up from the airport which was a lovely mini bus with a friendly driver. Was very surprised to see a lovely entrance for a budget hotel. We were checked in to a double room which was thankfully the wrong room as it was far too small for two people. The staff quickly resolved this and moved us to a twin. The room was very disappointing. They look incomplete with undressed floors. I was very surprised to hear they the hotel is only a month old. Curtain rail hanging off at one end with curtains that don't block out the light. I also had the pleasent surprise of a dripping air condition unit which soaked my clothes which were underneath. The bathroom/wet room was manageable with a decent shower however this did not drain so well and ment that shoes were needed if you needed the loo. I done a few days trek and the hotel stored the bags that I didn't need to take. The store room was not locked and access was not restricted to staff. After the trek I needed to get my clothes clean so used the hotels laundry service which was 24 hours. This was a big mistake. Some clothes shrunk and others were not clean at all.
The location is ok. 20 minute walk to the market or 60 bh in a tuk tuk.
Even though this is a very cheap for western standards, I think you could get better value else where in a better location.
