Just back in Australia after spending 16 nights in this hotel. Great central location. Handy to everything. The rooms were spotless and quiet, and the staff friendly and helpful. Free wifi, which was good and fast and excellent airconditioning added to the enjoyment of my stay. This is one of the best ":value for money" hotels in Chiang Mai. Slightly old fashioned but then that all added to its charm. If I return to Chiang Mai, I would certainly stay here again.

Room Tip: I had a budget room on the first floor which had super quiet air con. No noise from other guests. Free Wi fi worked great.

great location for exploring the old city.
bed was hard, as I prefer,
air con was great as was WiFi. water heater struggled to give above warm shower.
staff were friendly and the room spotless.
pool nice after a day traipsing around but only about 6 loungers.
and confusion over my booking room only they said but the booking included breakfast in a badly worded receipt.

Worst experience ever. I stayed there 3 nights. The internet connection is ridiculous, the safe did not work and there was not hot water. The second day the bathroom was invaded by cockroaches and I asked them to move me to another room. The staff was totally unpolite, they laughed at me as if they already knew the reason. I asked one of them to come to the room with me and he said “wow, those are big”. They did not want to give me a new room that night and said I should wait till the following day.
The mattresses are unbelievably hard, breakfast is served in a dirty and stinky room.
Don’t go! There are so many nice hotels in the area.

Great location within walking distance to Night Bazaar, Saturday & Sunday Walking Street. This is a budget hotel that you got what you paid. Large room & clean, air condition does not work well. Very noisy at night from the pub nearby, make sleeping very difficult at night time. Make advise is that if you are planing to stay at this hotel, make sure you ask for a quiet room which not facing to the terrible pub.

Room Tip: Require a quiet room which not facing to the pub.

The positives: location is convenient in old city, lots of restaurants, cafes and walking distance to markets. Room is large with a big fridge
Negatives: the pool is so dirty you can't see the bottom, there are no windows with little natural sunlight, the beds are RIDICULOULSY hard, the breakfast is not suited for western guests and it's noisy (ie bar next door keeps going till one and yelling in hallway is very loud), finally water in shower is soft and not very warm

There are plenty of other guest houses that are close by which would be much better
