“Good location and value for money”

We had a 4 night stay in November. We had a pleasant stay with the property being conveniently located within walking distance to the restaurants and the Ping River. It was the beginning of the lantern festival so spotted the bright lights in the sky on our first night. The rooms were clean with a small balcony overlooking the pool which was welcomed at the end of the day after our sightseeing. The breakfast was a choice from a set menu which was fairly basic but suited our needs. There was also a coffee shop on the property for our morning cappaccino's. In all we were satisfied with our stay!

Located in a residencial area, but nice walk to old center and all atrractions.
Quite amazing the view from your balcony to househigh green wall behind the building, to protect views
to the pool area of the deluxe hotel next door (but better than looking to the street area)
Rooms very spacious and clean, with warm wooden furniture, but a bit steril due to no decoration.
Small pool next to breakfast terrace. Choice of 5 different meals for breakfast. Instant Coffee in self
service, but juice will be served.
For high season period (Nov. - Jan.) recommende to make booking in advance, since hotel often fully
booked. (Own experience, when I wanted to extand my stay after a week)
Staff very friendly and helpfull.

We stayed for three nights in a Superior Room at Sakorn Residence and were really impressed by the extremely spacious room, large king sized bed and spotless, well equipped bathroom. We had a small balcony overlooking the lawns, garden and small sparkling swimming pool which was pleasant for just relaxing after a hard day's sight-seeing. The WiFi connection was reliable, strong and included in the price. TV with lots of channels inc English. The air conditioning was efficient and quiet (heavenly quiet!) There was also plenty of room for a desk, storage space and coffee table and chairs.

Breakfast was a choice of six or so set menus – simple, adequate but not terribly exciting! Breakfast was served with a smile and warmth in an open air pavilion overlooking the pool.

Sakorn Residence is located in a very, very pleasant residential section of Chiang Mai on the east side of the Ping River. It is a 20-25 minute walk to the Old City or there is always a tuk-tuk available at the gate for around 40 baht per person if you don't feel like walking.

The Night Market is about 10 mins walk away. There are various eating places near the hotel, some of them actually on the riverfront with outside dining areas. There is a small local cafe with tasty Thai food (all 35 baht per plate!) just across the road from the hotel for lunch or food during the day and another one just around the corner. Or, if you like cheap and cheerful and busy at night, there is any one the vibrant street cafes or food halls at the Night Market.

We thought the Sakorn Residence was great value for money.

I am writing this as i am sitting pool side... this place is unbeleiveable. Amazing customer service, big clean gorgeous rooms. 10 minute walk to town. Highly reccomend this Gem of a hotel in Chiang Mai!

We stayed for a few nights just to get orientated in Chiang mai but it was a comfortable option and the staff spoke excellent English and were very helpful. Wifi in the rooms is a big bonus. It's about a 20 minute walk to the old town but you could get a tuk-tuk for about 60bt. No complaints really. Skip breakfast though, or just take the fruit. Plenty of great coffee shops on the way to the old town

This family owned & operated, 47 room, 5 or 6 story hotel opened in Fall/09. The owners and staff obviously take pride in maintaining the facility to the highest standards. As a world traveller (25 countries) and having stayed in 100's of 1,2,3,4 & 5 star hotels, this may set the record for cleanliness and tidiness, both inside and out. It truly is remarkable.

Fon, who seemed to be in charge of reception, speaks very good English and 3 or 4 others at the reception and the dining area have passable English but, from my experience, most others that staff the hotel have little or none. However, there is enough English spoken that English speaking guests shouldn't be inconvenienced.

Hotel clinetele is a mix of long and short stay guests.

LOCATION
- Hotel is situated on a quiet road with minimal traffic which makes for good sleeping and provides a peaceful environment. There are about 4 or 5 good restaurants within 10 - 15 minutes walk and within the same distance there is laundry service and convenience stores. Taxis and tuk tuks can be found on a main street that is about a 10 minute walk away. The night market is about 15 minutes by foot.
LOBBY AND GROUND LEVEL FEATURES
- Lobby is bright, roomy and comfortable with a universal gym next to it. A medium-sized, spotless swimming pool sits between the lobby and the dining area. A good sized parking area, mostly under cover, provides adequate space for guests' vehicles. There is a grass area with flower beds and a cute assortment of interesting figurines that welcomes you as you enter the property, On the street and beside the grassy area is a beautifully kept small building that is owned by another family member and caters to people wishing to partake of a drink and/or dessert. Opposite the grass and on the right as you enter off the street is the dining area where breakfast is served. This is open-air but covered by a roof. The entry gate to the property is kept open during the daytime and closed at night with a security guard on duty.
The reception staff are friendly and helpful and very attentive to guests' needs. In our experience, staff were always prompt in serving us.
ELEVATOR
- Only 1 elevator serves the building but it is quite fast and adquate.
ROOMS
- Our room (#508 - Superior King), overlooked the pool and the mountains in the distance and faced the street. The room was quite spacious, tastefully furnished and contained a good sized fridge, sizeable Western-style bathroom with separate, glass-doored shower, large flat screen TV and comfortable king bed. Although we faced the street there was never an occasion when we were awakened by noise during our 5 night stay. I looked in a couple of the back-facing rooms and the lower floors have no view and look into a vine-covered wire fence whereas, the top 2 floors have a view of the city and mountains and a few catch a glimpse of the Ping River. Air con. was efficient and quiet. Every room has a balcony.
DINING ROOM/BREAKFAST
- Breakfast is served in a separate building about a 20 step walk outside from the lobby. The seating area is raised and overlooks the lawn and flower beds. I believe breakfast is the only meal served. It is selected from about 7 set-menu choices listed in a menu that is presented to you when you are seated. A staff member takes your order and the meal is brought to you. Choices are good for both Thai and Western dishes. A small juice and fresh fruit (2 or 3 varieties) are included with all meals. Food is fresh and delicious, served promptly and staff are most friendly and accomodating. Tea and coffee are provided on a side table for you to serve yourself.
CONCLUSION
- The Sakorn Residence successfully fulfills the needs of most any travellers and, because of the uncompromising housekeeping throughout, attention to even the smallest of details, quality construction of the buildings, well thought out design of the facility and the staff's obvious desire to provide friendly, efficient service, I recommend this place wholeheartedly.

Room Tip: Back rooms on lower floors have no view - my sole criticism of the hotel.

This property really is a gem and should be used as an example of how a good apartment style accomodation property is managed and operated.

Quiet and serene and yet only 5 minutes by scooter from downtown old city and all its attractions. Perfectly presented with spacious rooms that are immpecably clean.

Quality on site scooter rental and I am sure that they could arrange tours and excusions if required. Breakfast is great with a small but adequate number of choices and there is very well kept pool on site if you feel the need for a dip.

This is NOT the place to stay if you are looking to party hard and want to walk outside your front door and be in the thick of the tourist traps. It is however perfect for someone who is an independant traveller who has their own or has hired transport to get around on.

True lanna style hospitality from this wonderful property and its professional and caring staff. There is a quiet stoic charm about this place that reflects the true spirit and warmth of Northern Thai people and serves as a great reminder of why CM always beats BKK hands down. Thanks Sakorn Residence, you have reminded me why I first came to Thailand all those years ago.
