Arrived in Chiang Mai with my wife and her brother and sister without pre booking any hotels. Was recommended this hotel by an information counter at Chiang Mai airport. Booked a family room for the 4 of us which cost 1,400Baht. We had our own car but there wasnt a parking space directly outside the guesthouse so we were told to park around the corner in front of a temple. We did see a parking space nearer by though on same street so took a risk by parking there. Lobby area was quite busy when we checked in, small swimming pool hidden away behind a free standing wooden fence in the lobby. The room itself was not particularly nice upon entering. The bin hadnt been emptied and there was a sign on door saying rooms are cleaned every two days unless you request it to be cleaned, at an extra expense to yourself. But if you arrive late to check in then you wont be able to make that request as I think i remember it was only up until 4-5pm they can clean. No view from the window as it just looks out to a wall. All the furniture is pretty old, no remote for tv as its very old and aerial point was knackered so reception was not clear. I dont remember seeing any life there also so you will have to take up all your luggage yourself (no porter service). Shower was quite good, water came out freely and was warm but toilet seat was not screwed in properly so kept moving about if you sat on it. It was quite noisy at night too so unless you are a deep sleeper you wont get a very good nights sleep there. Staff I guess were ok but there isnt an air of friendliness which you find in many other hotels/guesthouses in Thailand. Wifi only available in lobby area and although first couple of internet pages loaded ok after that the pages wouldnt load up anymore so I ended up using an internet cafe about a 5min walk from the guesthouse instead. The location of the place is good though as its easy to get to all the famous sites from there but one night staying there was enough and we ended up finding a proper hotel very close to the guesthouse at a better rate (FX Royal Panerai). I would only recommend this guesthouse if the rooms were advertised at around 300Baht a night as what you get there is worth about that much only.
