I stayed in Baan Nud-Kun for 7 nights. It's a very clean place. The staff is very nice, helpful and always smiling :) It's a very good location as well, quiet and away from the busy traffic but just two minutes walk to Tapae Gate. I had a fan room on the 3th floor. The room was pretty big with a desk/chair and a clothes cupboard, toilet and hot shower en-suite. And everyday i got two bottles of water!
The common area was cozy with hummocks, free wifi and free coffee :)
Next time when i'm in Chiang Mai, i will definitely stay there again!

Make the guest very happy
Surprise price in September. 250B double pan room. This guesthouse is famous for good service and kind staffs in the Korean trip website. I had stayed for 4 nights. All basical facilities to be needed for guests were provided like 2 bottles for every day, wifi, coffee or serveral tea and so on. Interier of guesthouse and rest place were also good. Above all, the staff was very kind and always smile. So, I had been very happy deep down in the heart during staying there. There was no breakfast because of cool season and lowest roomrate, but had too many merits. I can't find a guesthouse like baannukkun, so I miss there already!

Great value!
I came to Chiang Mai to ride elephants, and picked this place from TripAdvisor. It is definitely a great place to stay if you’re on a budget. Walking distance to late night activities, clean room, great social center to hang out at, and turns out to be well known by local businesses. We met some folks that work at the US Embassy in Bangkok, and they recommended Patara (which also turned out to be awesome) and they knew of this place when we told them where to pick us up.

Clean and friendly
We stayed for two nights before leaving on motor cycle to Pai. Reception friendly. A good size room on the first floor had good air-con and fan, seperate toilet and shower rooms. Linen average but room clean. Free coffee in garden area with fridge and computers at THB 10/15mis. Handy location in quite soi. Good value if on budget. Great place to meet other travellers.

Decent
Stayed at Baan Nud Kun for five nights in Mid April 2012.

The taxi found the location easy enough. The location is excellent. Right by Tae Pae gate, walking distance to all of the markets and a pile of restaurants/bars/wats.

There was some confusion upon our arrival. It took the staff a little bit of time to understand that we had a reservation and to find our reservation. We didn't get any fun welcome or explanation of where the popular places to visit in Chiang Mai are.

The lobby is nice. Open air, funky seating.

The room was ok. The shower is rustic cement, outdoor fencing and green house plastic. The room and bathroom are bare bones. The bed was clean. We saw probably 20-30 small ant bugs in the room during our stay. We booked an AC room, but didn't really need the AC. The fan in the room works well without AC.

Service was better after our initial check in. The taxi company treid to drastically inflate the price fo the taxi to the airport using Songkran as an excuse. One of the hotel staff ended up driving us himself and we paid him the standard taxi fare.

Baan Nud Kun was good enough. I wouldn't stay here again. Tons of signs around town at hotels that looked nicer for similar or cheaper rates. I'd try somewhere else if I return to Chiang Mai.

Warm with a Personal touch; A good location as well!
We chose Baan Nud-Kun after quite a lot of consideration after seeing reviews in Tripadvisor. We were not disappointed. The owners Tao & Nud are excellent & were gracious hosts right from the time we reached the Guesthouse. Folding Maps out, they explained to us the various places to visit in & around Chiang Mai including the 'famous' markets, the Saturday & Sunday markets & the daily night market

The location is good, just a few metres away from Thapae Gate, walking inside the first lane (called Soi) to the right as one enters Ratchadamnoen Rd from Thapae Gate. Because of the location inside the narrow Soi, the guesthouse area is quiet. There are about 10 guesthouses in this Soi, including a couple of famous names like Awana House.

The breakfast spread is quite a bit, with the unlimited coffee/tea a big bonus for guests...all self help. Microwave, fridge, toaster all there is the small common area with a hammock as well. A small used books/ magazine section is there as well! The Sunday walking market starts from close to the beginning of the Soi

The overall appearance of the guesthouse is neat & cute. Staff is available in the guest house 'office' from 9 am to 6 pm, Tao &/or Nud included. So the main gate is shut after 6 pm & entry/exit is through a side gate.

We had booked for a triple room at the ground floor. The room is spacious with the attached bathroom also quite reasonable in size. The aircon in the room functions well... it is quite warm in March April & aircon is a surely welcome during this time of the year

Since we have a habit of drinking lots of water, the 3 bottles provided free in the room was not adequate for us & we bought bottles from supermarket. When Nud saw this, from the next day he provided us with the extra water jar of 10 litres....a gesture which we highly appreciated

Overall we would recommend this place to any family who travel budget or even otherwise (except those who prefer luxury or swimming pools). Affordable & warm with a personal touch - that's what made Baan Nud Kun a bit special for us.
