We stayed for two nights before leaving on motor cycle to Pai. Reception friendly. A good size room on the first floor had good air-con and fan, seperate toilet and shower rooms. Linen average but room clean. Free coffee in garden area with fridge and computers at THB 10/15mis. Handy location in quite soi. Good value if on budget. Great place to meet other travellers.

Room Tip: Upper floors best.

Stayed at Baan Nud Kun for five nights in Mid April 2012.

The taxi found the location easy enough. The location is excellent. Right by Tae Pae gate, walking distance to all of the markets and a pile of restaurants/bars/wats.

There was some confusion upon our arrival. It took the staff a little bit of time to understand that we had a reservation and to find our reservation. We didn't get any fun welcome or explanation of where the popular places to visit in Chiang Mai are.

The lobby is nice. Open air, funky seating.

The room was ok. The shower is rustic cement, outdoor fencing and green house plastic. The room and bathroom are bare bones. The bed was clean. We saw probably 20-30 small ant bugs in the room during our stay. We booked an AC room, but didn't really need the AC. The fan in the room works well without AC.

Service was better after our initial check in. The taxi company treid to drastically inflate the price fo the taxi to the airport using Songkran as an excuse. One of the hotel staff ended up driving us himself and we paid him the standard taxi fare.

Baan Nud Kun was good enough. I wouldn't stay here again. Tons of signs around town at hotels that looked nicer for similar or cheaper rates. I'd try somewhere else if I return to Chiang Mai.

We chose Baan Nud-Kun after quite a lot of consideration after seeing reviews in Tripadvisor. We were not disappointed. The owners Tao & Nud are excellent & were gracious hosts right from the time we reached the Guesthouse. Folding Maps out, they explained to us the various places to visit in & around Chiang Mai including the 'famous' markets, the Saturday & Sunday markets & the daily night market

The location is good, just a few metres away from Thapae Gate, walking inside the first lane (called Soi) to the right as one enters Ratchadamnoen Rd from Thapae Gate. Because of the location inside the narrow Soi, the guesthouse area is quiet. There are about 10 guesthouses in this Soi, including a couple of famous names like Awana House.

The breakfast spread is quite a bit, with the unlimited coffee/tea a big bonus for guests...all self help. Microwave, fridge, toaster all there is the small common area with a hammock as well. A small used books/ magazine section is there as well! The Sunday walking market starts from close to the beginning of the Soi

The overall appearance of the guesthouse is neat & cute. Staff is available in the guest house 'office' from 9 am to 6 pm, Tao &/or Nud included. So the main gate is shut after 6 pm & entry/exit is through a side gate.

We had booked for a triple room at the ground floor. The room is spacious with the attached bathroom also quite reasonable in size. The aircon in the room functions well... it is quite warm in March April & aircon is a surely welcome during this time of the year

Since we have a habit of drinking lots of water, the 3 bottles provided free in the room was not adequate for us & we bought bottles from supermarket. When Nud saw this, from the next day he provided us with the extra water jar of 10 litres....a gesture which we highly appreciated

Overall we would recommend this place to any family who travel budget or even otherwise (except those who prefer luxury or swimming pools). Affordable & warm with a personal touch - that's what made Baan Nud Kun a bit special for us.

First things first: Tripadvisor doesn't distinguish between guesthouses and hotels, so if you're looking for a fancy, high-end spa and resort, Baan Nud Kun guesthouse is not for you.

But if you're looking for a reasonable, clean, and quiet guesthouse, look no further.

Prior to traveling to Chiang Mai for a full week, my wife and I had spent a few nights at a slummy guesthouse in Phuket. We were absolutely thrilled to discover Baan Nud Kun. My wife had been arranging a room with Tao via Email, and we were pleasantly surprised to find that she had put us at the top floor, furthest room back (meaning that no one could walk by the window of our room. Very private and much appreciated.)

The room itself is small, but why do you need a big room when you're spending all day exploring and adventuring? The bed was very comfortable, the fan worked great, and the shower was hot. Perfect. They even bring two fresh bottles of water every afternoon directly to your door. Bonus!

The buffet-style continental breakfast is an awesome feature as well. Fresh fruit, cereal, toast, pastries, juice, coffee and tea. Also, the breakfast is a fantastic way to cut the cost of a meal if you're traveling on a budget.

Nud was super helpful. Any questions we had about anything, he was willing to guide us through it, or offer advice from a local's perspective. I really enjoyed chatting with him about his travels as well.

Very late one night, there was a loud couple who came back to the guesthouse drunk, banging on doors and knocking things over. Tao received a number of complaints the following morning, and it was a nice surprise to see that she asked the couple to leave the next morning. If you plan to party hard in Chiang Mai, consider looking for a place above the go-go bars on Loi Khor Road outside the walls.

Other great features include laundry service (Ignore the other reviews about laundry service. Just ask for cold water and half-heat and you'll be fine,) cheap bottles of Chaang yai, great WIFI (we had no problems the entire week we stayed,) and super friendly staff (everyone was always smiling!)

Add in the fact that you're tucked away on a quiet Soi (road) right outside of the Tha Pae Gate, and you couldn't ask for anything more.

I'd recommend Baan Nud-Kun to anyone looking for an affordable, clean, quiet, and overall pleasant place to stay in Chiang Mai. This was one of the best experiences of my trip to Thailand. Home away from home.

I never write reviews, but after staying here, I felt it was the least I could do. The owners are absolutely wonderful. Almost OCD when it comes to the cleanliness of their place (they even separate bottle caps and recycle out back), they were still friendly and went out of their way for you. The location is excellent and Nud is extremely knowledgable, with some of the lower rates from tours/trips/visa runs I've experienced (even compared to hostels). Yes, you pay a little bit more (no more than the lousiest place down in south Thailand), but the free breakfast, coffee and tea is makes it worth it, alone. If you ask Nud a question about Chiang Mai or the surrounding area, he'll give you a map and 5 mins of his time to point out all the great spots.

I couldn't understand why anyone would have anything bad to say about this place, and then realized that the people complaining on Trip Advisor probably considered this a hotel (no mini fridge in the room?! harumph!) There's a fridge, toaster, microwave, hot water and a huge selection of coffees and teas in the common area. Even comes with a large paper sheet detailing how each tea works for the body. It's clearly a large guesthouse when you see it, so settle in to Thai hospitality and style.

Oh, and has free wifi that works really well! A rarity here.

My sister lives in Thailand and she and her friends stay on their own whenever they are in Chiang Mai. It is in a great location in the inner city and is right beside Tae Phae Gate, which is a handy drop off for taxis, they will all know that place. The reception area has a nice chill out space and the rooms have warm showers and a/c. There is a pretty good breakfast put on in the morning too, lots of fruit, cereal and pastries. The only issue I had was the wifi wasn't working and the owner didn't seem to exercised to fix it. He reacted to me asking about it as if it was the first time he had heard about it, but talking to other guests it hadn't been working for a couple of days. He just wasn't bothered calling the provider and getting it fixed.

Amazing owners!! Tao and Nud is really freindly and helpful. We arrived on sunday and depart to Pai early morning the next day. Tao specially prepare breakfast for us. It was so touching when we saw it in our room after we came back from sunday night market. Nud gave a good advice in where to go, good place to eat and even help us to arrange tuk-tuk to silk factory and umbrella factory.

Great location near to Thapae gate and Sunday night market. There is restaurant, laundry & bike rental shop, massage centre nearby.

Room is basic and small but reasonable clean with separate toilet and bathroom. Only 1 bad point is the shower curtain in the bathroom is full of mold.
