I stayed for 3 nights in BNK this September with my father. It is really a perfect place to us! It is located in the old town, near TAPAE Gate. Tao and her husband is very nice to everyone. They can give you any help per your request. We did have a lot of fun and joy there.

We stayed here for 4 nights. This was an ideal spot to enjoy Chiang Mai. The owners were very friendly and helpful. The room was very comfortable. This was a very good value.

Nearly at the end of a soi next to Thapae Gate, little bit hidden but glad we found it! Enthousiastic welcome, very clean room and lost of facilities: free water, coffee or tea, big breakfast, real hot water,... The boss is very helpfull (his mother a little bit too....). Overall a good place to stay, good price-quality beucause included breakfast.

To appreciate Chiang Mai you really need to stay in the old town, within the moat/city walls. If you need a small clean place Baan Nud-Kun is an excellent choice. The location is the primary reason to select this guest house. The rooms are spartan, clean and quiet. During the high season breakfast is included in the room rate, off season you will find free morning coffee or tea along with fresh fruit. Air con is nice during the hotter months but from Oct thru Feb a fan is all that is necessary (unless you get a hot spell). No T.V. but comfortable beds, hot water in every room, free WiFi, pleasant garden with hammocks to chill. Nice helpful staff. They also have a couple of rooms that sleep 3 persons. Entire guest house is non-smoking only.
Take a Song Taew (red pickup trucks that provide bus service from bus station or airport) to the Tha Phae Gate. Soi 1 is right there at Tha Phae gate. You can walk a short distance down Soi 1 to the guest house. The red trucks charge 100 baht from the bus station to drop you at the guesthouse door but only 20 baht to drop you at Tha Phae Gate.

I was traveling on my own last year and fellow travelers recommended Baan Nud Kun to me. I was only scheduled to spend 2 days in Chiang Mai as a stopover between Laos and Malaysia...as soon as I checked into Baan Nud Kun I changed my plans and stayed for a week. The place is fun, spotless, inviting, safe. The owners could not be kinder -- I had emailed inquiring about a room before my arrival, and was happy to get there to see my name written on the dry erase board behind the front desk. Desk is well stocked with numbers for taxi companies, emergency #s, laundry, restaurants, tour companies...anything you need is at your disposal. The common area is excellent...hammocks with nooks for reading; a communal refrigerator and microwave, computer terminals, and complimentary hot tea and coffee. I met travelers who stayed for months...a place i will definitely return to. Just excellent all around.

I was traveling with my friend (two girls). We were coming from Luang Probang, Laos...so 6hr speedboat ride, and two bus rides later we arrive in Chiang Mai really late...around 11pm.

We found this place through tripadvisor and booked a few days before coming here via email (we got the last room) and told the owner we will be arriving late but wasn't sure of the time...Tao (owner) was really accommodating and said that it wouldn't be a problem. We had no phone (since we were constantly travelling) to really call her and tell her if we were on schedule or not...we arrived later then we anticipated but Tao was there waiting for us. She showed us to our room and we crashed after a full day of travelling.

The rooms are clean, nothing spectacular but for what you pay its a great deal. I'm more of a flashpacker, so I like bnb's more then hostels and this had hostel prices for a bnb place. I've stayed in nicer bnb's but this was great value.

Breakfast in the morning consist of toast or other pastry. There is coffee or tea. There was free wifi and a couple computers (i forgot if you had to pay).

The staff was really friendly. They answered all our questions, recommended good places to eat and things to do. They were really helpful.

Location was good. We walked everywhere...temples, market, restaurants.

I definitely would stay here again. Unless I won the lottery, then I would probably stay at a place with linen made of gold...

Our rooms are on the ground floor, 600B each. Simple breakfast (mainly sweet breads) included. The owners were nice but we didn't like the hard beds & noises of dogs barking & babies crying all night & early morning. We could heard them even when we were in the a/c rooms with closed-windows! Of cause it was nothing to do with the owners but we stayed for a night, then moved out next morning.
