We found Britannia while just walking around in the alleys of Chiangmai main city, and we were very lucky to have found it. The owners were a nice couple and they were super friendly and helpful with suggestions for restaurants, massage places and directions.
The room was very clean with good strong air conditioning.
The location was unbeatable. located in an alley so it wasn't too noisy or busy, but only a 10 minute walk to the main bustle of the city and markets.

The guest house's location is great. Right in the middle of old town great for strolling and exploring. Owners give lots of information and try to save (!) you money when recommending where to go, and give various suggestions on how to make your daily trips.
Rooms - mine had 2 beds with a balcony (you have an option of booking this). It was clean, roomy, airy and light. I loved the balcony - so cozy, and what a view!

The owners were very friendly and helpful in planning our stay. They helped us book a trip to an elephant reserve and got us a small discount on the price They also provided good recommendations for meals and other activities to do. The room we stayed in was big and clean, and the shower worked well. However, the bed was not particularly comfortable.

Thank you for your comments. Sorry you found your bed not so comfortable. We are progressively replacing/upgrading all the beds in the house. Perhaps your room had an older bed which hopefully will be replaced soon. Glad you enjoyed your stay otherwise

The rooms are spotlessly clean. The hotel is an great location and despite a few bars around we generally got a good nights sleep. The owners were very helpful, they helped us to book a great elephant training day at a discount and with booking seats on a good quality mini-bus for onward travel to the laos border in chiang khong.

Stayed for a couple of nights, both owners were very welcoming and helpful with booking tours etc. However this did not compensate fully for the dated, although very clean, rooms, the noisy air conditioning and the poor wifi reception. There is a sign in reception which states that wifi is not included in the price of the room so patchy reception should be expected, but according to booking.com 'wifi is available in all areas', which is slightly misleading to those who book through that website. The numerous rules which are stuck to walls throughout the guesthouse (please descend the stairs quietly) are also unnecessary.

We enjoy stayed at Chiang Mai with The Britannia after Bangkok. The host couple are lovely and helpful. They are knowledgeable, give suggestion about the good food nearby, give useful comment about the tourist spot (elephant camp, night market etc.) and help to negotiate best price of the tours.
We spent 4 nights with only 2400 Baht. The location is a bit far from commercial district but close to Sunday night market and temples. We have had good sleeping time at night in the quiet room and air-con provided. 24 hours hot water. Room is clean, big with a balcony.
We feel relax to stayed at The Britannia. We took picture with the owner and want to visit them again

Room Tip: higher floor have less disturb when people pass by Bring you with a photo of The Britannia to show...

Very friendly and helpful owners - especially Ow. Even if you don't stay here they will help you arrange tours (and with discounts) and give you information about Chiang Mai. The rooms are spacious and clean and the location is great. A nice place for couples.
