The room was basic but OK,
the value comes in the location and price.
Because it right alongside of walking street and The Thaphae gate getting transport is never a problem and getting back all drivers know the gate.
Plenty of excellent eateries and markets close by ,at the right price it represents great value.

Room Tip: Choose room at the back of hotel ,level 3 or above to reduce road noise.

I was staying during Song Kran Festival 13-15 April 2013 with my friend as recommended by one of local online agency, Thai-Tour.com that is good hotel with prime location in Thaphae Gate, the old city of Chiang Mai, where the Sunday Night Market is took place, very closed many nice & tasty restaurants, surrounding by the old temples of Lanna style where you can visit for making merit, around 15 minutes walk to the Night Bazaar.
There is Burger King and The Coffee Club inside of the hotel’s area where you can sit and relax while sipping a cup of tasty coffee and reading your favorite books, opposite is Black Canyon Coffee which is on the adjacent corner, across the road/Thaphae Gate is McDonal, many nice massage shops where you can have a good massage with very cheap price.
Room is comfortable and clean with city view with reasonable price for what you have paid for. Staffs were very friendly, polite and helpful to me with suggestions on sightseeing in the city and around. I enjoyed staying in this hotel for splashing water here and would recommend it to you…why not find out yourself next year on Song Kran Festival?

Room Tip: Room on the 3rd floor is good. Avoid staying in a room on lower floor because very street noise.

The hotel is located at one of the major gates in the center of Chiang Mai. Transport is easy to/from and tuk tuks congregate outside the hotel in a somewhat orderly fashion. I stayed with a Thai friend and the check in was hassle free. I had purchased a discounted deal online through the hotel website that beat all prices available online through the major sites (Agoda, Expedia, Travelocity, Hotels.com, Kayak, etc.).

Positive aspects: location is prime for tourism. Walk to any place in the city center and even to the night market (20 minutes away). I had been to the city many times so I wasn't keen on seeing the local sites but wanted a good place to lay my head so I could do some day trips. There is a rental car/travel agency located in the hotel. Room was clean and tidy and the bed was soft (not rock hard asian style). The cleaning staff was attentive and did a good job - checking in each day to see if I had any needs (was there for 3 nights). Many nice places to eat - local and chains (McDonald's is just across the plaza out the front door and a Black Canyon Coffee is on the adjacent corner). There is very limited parking but because we had a car and told the front staff they made sure we had a place to park in front of the hotel each night. Wifi signal was strong and worked well the entire time I was there.. even for streaming and some big downloads.

Needing some work: The restroom was dark and there was some mold growing in the shower. Hard to avoid but can be remedied with careful housekeeping. Hallways are carpeted and worn. The hotel is undergoing renovation on the first floor. I surmised the hotel's eatery will move to the second floor and the first floor is going to become a Burger King. Would have been nice to know that the hotel was undergoing this work before I bought a non-refundable discount voucher.. but it didn't make any difference. If there was construction noise it was limited to the daytime and I was not in the room.

Room Tip: Avoid the lower floor if construction is still going one.

The Hotel M was perfect! It was clean, lovey, and affordable at $35 American dollars a night. It is located in Old Chiang Mai the Historical District. There are many things to see and do for blocks around the hotel. The colors, sounds, sights and food to buy or taste near by were plentiful. The staff at the M were very friendly and took care of our every need. This is the kind of Hotel that you stay in as a home base so that most of the time you are out sight seeing. Its the air conditioned room and great bed that you come back to after a long day of wonder in Thailand. There are many good places to eat near by. And so much to see even if you never left the neighborhood. It felt very safe to wander about and the famous Saturday Night bazaar took place right under our window. So when we got tired of shopping we could watch from our window. I will return to the Hotel M!

Room Tip: Higher floors have a better view of the Saturday Night Street Fair without any of the noise.
