This is the perfect place to stay if you want somewhere very quiet, easily walkable and clean. Rooms are simple and comfy, the staff we encountered were perfectly nice.

Room Tip: Don't stay here if you are a solo traveller looking to mingle.

It has been some time since I stayed at Boon Thavon, but I remember it fairly well.
The older lady at the front counter was very friendly and helpful, and from memory I bargained the cost of a room down to THB550 per night. She didn't speak English that well, but we managed to communicate with my Thai and her English, so all was well.
There is a newer hotel up the road a bit for THB600 per night, but I needed a place with off-street carparking, and Boon Thavon fit the bill. The carpark gate is closed at night too.
Rooms were average, obviously not 5 star, but had everything I needed for a night's rest, including TV, shower, toilet, wardrobe, and the typically hard Thai hotel bed. My room also had a small balcony.
The hotel itself has a bit of an odd "atrium" design, in that the central corridor area is open so you can see up and down between the floors. This presents problems because noise from the carpark comes up this central atrium to all floors of the hotel. Nevertheless if you're a sound sleeper or you take earplugs, this shouldn't concern you.
All in all, this hotel is good value for the budget traveller. You get what you pay for, but although a little ageing, this place was well looked after, well located in a soi off Ratchadamnoern Road, and hence close to the Sunday market and Thapae Gate. One of many similar options to consider in the area, though I don't think there are many options to book this place online. Just turn up with a smile and I'm sure you'll be accommodated though!

A good budget option in Chiang Mai and very close to all the main tourists sites and only a minute from the Sunday night street market. Room was spotlessly clean, good bathroom, fridge but ac unit was a little noisy. Little balcony, ideal for drying clothes.
Also very close to loads of restaurants and bars.

It is a shame, the people here are super nice & not intrusive, but welcoming. Unfortunately I got ripped apart by the bedbugs here while I was staying. The rooms are not that clean, but I've seen worse in Thailand. There were tell-tale blood spots on the sheets, but I didn't show the red welts of bug bites until I had been here a week, which I learned later is common- for the incubation period to be that long.

I have over 100 bites just on my arms, I have them on my back, legs, even my face. It ain't pretty.

The location & price is great, but I wish I've never stayed there since I will have to deal with possibly another week of super itchy red skin even though I already checked out yesterday.

Room Tip: I wouldn't stay here

My wife & I have stayed a couple of times at this guesthouse in Chiang Mai. It is ridiculously clean with cable TV, Air Con, Balcony and even a shower curtain so you don't have to remove the toilet roll from your room before having a shower like in every other guesthouse in Thailand.

Not the prettiest building in the world an to a certain extent lacks atmosphere but the rooms & facilities more than make up for this.

Cost is 500 Baht per night and it is very centrally located on a little Soi just off the Sunday Walking Street
