“Fear the rooster”

I have very few things to complain about, actually the facilities, staff, and overall hotel are all top notch-warranting a solid 5 circle view. Especially for the money, this is a really great place to stay in are ally great city, but...

Unfortunately I did not heed the warning of MarcinoG in his review and I decided to go for the mountain view room, on the top (5th)floor. The roosterS (as there are now at least 2 of them) were as loud as if they were staying in the room with us. We were there 2 nights and the roosters were up from about 5AM and went strong until 8AM and occasionally they'd let you know they were still around until 9AM. Absolutely impossible to sleep through. If you didn't grow up on a farm, this has to be one of the most surprisingly terrifying sounds to wake up to. I have no idea why, but it made me jump every time I heard it. Although thinking about it now, it's most likely because when you hear this cry from the rooster, you get the sense that it will be followed by a violent rooster attack. Probably this is a defense mechanism of the rooster, I don't know, I'm not a zoologist. With the extreme volume of the crowing, there was really no way to gauge distance and tell how much time I'd have to react to an attack from one or all roosters (not to mention any chickens inspired by the William Wallace-like battle cry and charge). Also, I have no idea of how to defend against a rooster attack, so that would be a problem too.

Anyway, the room was great-nice, clean, spacious and with a wraparound balcony w/ really nice views. The AC worked great and you have a full sized fridge.

The staff was lovely;they booked area attractions, showed us highlights on the map, and offered us coffee and snacks whenever we were waiting in the lobby. They always asked how our visit was going and seemed to genuinely care.

The hotel location is really good as well, right outside the city center and near to some great restaurants and massage/spa places. The downside of the location is that is also right next to a horrible and gigantic den of roosters that live next door (possibly without human supervision-who can say?). I was actually contemplating tossing something at the roosters (over my wife's objection) from our balcony, not with the intent of hitting them, but just to scare them enough to throw them off their game. Then I got a look at these beasts. They were enormous-right out of the Island of Dr. Moreau. Again, not having a lot of rooster experience I have nothing to judge this against, but if that's the normal size for roosters, we should probably stop eating chickens or be prepared for some serious rooster-vendettas. I seriously can't overstate how annoying the roosters were.

The stairs were also absolutely tiny, and as this is in Thailand, need to be taken shoe-less. Not fun while carrying luggage barefoot while trying to fit 1/3 of your foot per stair for 5 flights. Not the end of the world though, and not enough to drop the rating down for this great hotel. However, have I mentioned the roosters?

We are a family of three (2A + 1 Teen) and stayed in the Bed & Terrace Guesthouse for nine nights. The parents got the suite on the top floor, our son a room on the third floor. The suite is very spacious at approximately 50+ sqm, has a big enough on-suite toilet / shower, a large verandah on the outside, a fridge, big flat screen TV, a small room safe for valuables and a large queen sized bed. Storage was plenty. The elevated location on the fifth floor provides nice views over parts of Chiang Mai and the nearby hills.

Our teen's double room was also spacious, with an on-suite, a fridge and a flat screen TV. Storage in both rooms was more than adequate. He simply loved it to have his own kingdom, and we never had any concerns regarding his safety (at 11pm, when reception closes, a large and strong iron gate secures the premises. You need your room key to get in).

The property is family owned and very well kept. Cleanliness is excellent, the service provided by the family members helping out at reception is without flaw. The person at reception always speaks english and can help with tour bookings (but there is absolutely no sales pressure), advise on locations and restaurants, laundry services and all the questions a tourist might come up with.

We originally only booked for a week, but liked the place so much that we extended by another few days. The location is close to the south eastern corner of the maut on the opposite site of the old city. It is only a 150m walk to the maut to flag down a tuktuk. We actually always walked to Tapae Gate and the night markets in under ten minutes. Nothing is really far away in Chiang Mai.

The location of Bed and Terrace can be described by "far enough away from the nightlife noise, but close enough to get to it easily". Would we stay there again? Definitely yes.

Room Tip: The suite on the fifth floor has no room neighbours and covers the whole floor area.

The staff is nice, the location is good, the suite is a good size and clean with a nice view of the mountain in the horizon. Nothing too special but for 40 USD I am not complaining at all.

WHAT I AM COMPLAINING ABOUT is the ROOSTER that starts to crow at 5 am in the morning!

When addressing the issue with the front desk attendant, she was completely aware of the rooster and totally fine with it. I told her I wanted to kill the rooster and she almost cried.

So.......choose this place if you like to be an early riser and get your day started at 5 am.

ALSO - no elevator in this building SO if you book the mountain view suite as we did - be prepared to walk up 5 flights of very narrow stairs. Normally no problem for me, except that we had 2 suitcases each. It was a moderately intense workout.

Room Tip: if you like organic wake up calls at 5 in the morning then this is a great spot for you. Also no ele...

We stayed at Bed and Terrace for 4 nights and really enjoyed it. Our room was spacious and we had a balcony. The wifi worked great and there was free fruit from the owners garden! The staff were quite friendly and always greeted us good morning/good evening whenever they saw us. The location was great, a short walk to the night bazaar and the old city. However, it was really noisy early in the morning with staff opening the shutters at 6am and traffic outside. Noise travels well inside the hotel too and we could hear people above us and on the same floor. The rooms were clean with free bottled water everyday which was such a bonus!

booked a double for 1 night and it was really a good choice. about 8min walk to the old city or night market area but the location is quiet. lots of options for breakfast within walking distance. the rooms are clean and have everything you need for a city - stay. the people running that place are very friendly and helpfull and i hope we can come back for a longer stay. excellent value for money

We stayed for a total of 8 nights and loved it. The location is great, being just on the edge of the old town and within easy access for the day and night markets. It is about 10 mins from the airport, with a taxi costing around 200 BHT. Although breakfast is not provided, there is a 7 Eleven very close by, but there are numerous cafes and bars to choose from. Next door there is an excellent place to get a pedicure. The guesthouse is very well run and the staff are extremely helpful and happy. Our room was cleaned everyday with towels being changed daily and drinking water left in the fridge. The Dream Suite is huge with a large double bed, A/C, TV, iPod dock, shower ensuite, large fridge, tables and chairs and ample storage cupboards. The guesthouse is located in a quiet residential area with all the main attractions very easily accessed. We would definitely stay again in the same room.

we came in family with 3 kids. got double room for us and tripple room for the kids, close to each other, cosy and air conditioned. booking through email directly from hotel was easy. resonable prices for a very clean and friendly guest house. rooms comfortable and big with good air condition. walking dstance from city center, yet located at quiet side street. owner leaves close by so any problem (not that there were) is easily handled. loundry service fast and good, airport taxi at fair prices. we went through several 2 days trips and they had a luggage storage at no charge. only shortage was no breakfast, but they are very cose to a main street so we got one there. highly recomended.

Room Tip: no elevator, they have bell boy for the luggage, we stayed in floor 2 or 3 and it was fine.
