We stayed here twice on our trip to Thailand for a total of 4 nights. We stayed in two different rooms, both on the corner with a nice view from the balcony. Our second room had just been renovated. The room had plenty of table and wardrobe space. We didn't have an in room safe, but they were about to install one. The bathroom is small with the shower in the room with you--be sure to remove the toilet paper from the room while showering. The bathroom in the renovated room was a little less prone to soaking everything.
The lobby was inviting and comfortable with free bananas from the owner's tree. They have several notebooks full of tours and excursions you can book through them and they were good at suggesting ones we might like. We ended up booking 4 different tours through them. All were satisfactory. The half day Doi Suthep and handicrafts tour was just a taxi driver who took us to the places and waited (no guide service) but it was half the price of any other Doi Suthep tours we saw.
The location is good, on a quiet street. It's about a 10 minute walk to the old city and about 20 minutes to the night bazaar. You must cross a very busy street to get to the old city. Don't try to cross immediately, head north for a couple of blocks on the side without the sidewalk until you get to the crosswalk with a push button light. Even then, be careful, since cars don't seem to stop for lights immediately.

The staff couldn't have been more friendly at the Bed & Terrace Guest House. So helpful with information and assistance and encourage you to enjoy the communal lounge area as much as you wish.

Great location!

Room was clean if a little haphazard furniture wise. Bed was a little hard but my boyfriend loved it, so guess its just personal taste.

Close to lots of bars and restaurants but tucked away down a quiet side road so you aren't disturbed.

We stayed 2 nights in August 2012. Clean, good position (near night bazar and wat), big room and delicious "owner's banana". There is not the breakfast. The owner gave us all informations we needed. Highly recommended!

Me and housband spent the first three days in our 3 week long Thailand vacation at the Bed & Terrace Guest House in Chiang Mai. From our perspective the guesthouse was excellent. The room was big and very clean, there was a safe deposit box free of charge, good quality WiFi also free of charge, a good airconditioner and that pretty much covered our demands. The room also includes a balcony which could be very convinient for smokers. The staff of the quest house were wonderful, very polite and helpful. It was a real delight staying there.

The bathroom was very small and the shower was practically on top of the toilet seat. After talking to some of my friend I've found out that this is very widespread in Thailand and that's probably the case with most hostels and guest houses. At first you don't quite understand how exactly you are supposed to take a shower, but pretty quickly you get used to it and it doesn't really bother you. Another disadvantage of the guest house is that it's not located on one of the main streets (100m walk off the main street) so it's not very pleasant to go back there late at night alone.

This is clean, comfortable and spaceous guesthouse. It is situated in a quiet area, too quiet that It is a little bit of a walk to more touristy area. The staff is really great and very helpful with questions and requests from guests.

It was central, clean and friendly. The room I stayed in had a fantastic view of Doi Suthep and the guesthouse has plenty of local cheap eating places as well as Chiang Mai's "red light district" all close by.

Room Tip: Get a room with a view form your private balcony.

We are long term travelers with basic needs - general level of cleanliness and enough space for our (minimal) stuff. Our room was very spacious and very clean. Certainly cheaper can be found, but we had a holiday and wanted to splurge a bit. This was more than worth it.

The location is good. The street is quiet and secluded, but you can easily walk to the night market or the Sunday Market. Just beyond the Sunday Market is the old city square.

The staff was super friendly. The greet you every time you walk in and out and in a very lively "happy you're back" way. In fact, I decided to make a hair appointment and massage (related to the holiday), and the young man at the desk helped me make the calls and schedule appointments. Typically, I feel bad having people do things like this, but he was so nice about it. The cleaning staff was also superb. Due to said holiday we were relaxing and not doing a lot in Chiang Mai, so we didn't spend long periods of the day out and about. Somehow during our 30-60 minute trip out for breakfast every day, the cleaning crew was in and out of our room...it was like the waited for us to leave then cleaned up immediately.

The hotel offers free coffee, tea, and bananas in the lobby. It also has lots of chairs, tables, and sofas for hanging out. Last but not least there is a ping pong table. They also have drinks and microwave noodles for purchase (kind of late night snack things).

The room was beautiful. It had modern decorations but not an overly modern feel. (Later we stayed in a beautiful modern guesthouse that had just opened elsewhere in Thailand, and I found myself missing this room with a bit more character.) The room has an armoire with hangers, a safe, two full length mirrors, bed side tables and lamps, a desk with chair, another chair, and a fridge. The cleaning staff always provides two new (free) 1L bottles of water as well as changes out the glasses. We had a balcony but didn't use it. The two large windows let in beautiful light, but they were tinted so not so much heat could come in.

All in all, this was a fantastic place. Highly recommend.
