“Fantastic location and commune area”

As most places visited in Thailand, the welcome was warm and appreciated.
The commune area of the hotel are well maintained and pleasant, especailly the tables outside for breakfast.
The hotel is located just a minute walk from the Sunday night market, and from the places to visit in Chiang Mai.

Our bedroom was clean, and we had a quiet night.
However the room was not a place to stay and relax: it was quite small, we were not on the road side (less noise?) so our window was opening to an opposite wall 1 m away... not much light in.

Conclusion:
Perfect hotel if you spent most of your time out of the hotel room.
Percefct location, clean and good sleep.

Good location, nice and clean rooms. They may be small but include al necessities (aircon, tv, fridge, safe, umbrella). Breakfast consist of 3 choices (Thai and Continental) with orange juice and coffee/tea. Best of all is the very kind and knowledgable staff who go out of their way to please guests (even non-guests staying nearby came to chat with them during my stay). Highly recommended!

I stayed here on the advice of friends and the reviews.

For location, l thought it was just perfect, l walked to most places l wanted to visit.
It is very clean and staff friendly and helpful, breakfast was lovely, the wholemeal bread one of the best! It is very quiet, or perhaps l was the only one staying there.

I did find it a bit small and if you wish to have a nice place to sit and while away some hours reading or whatever while enjoying a snack or pot of tea, its very hot! The eating area is hot and very close to the street, there is another area upstairs near the computers, but once again it is very hot. There is a lovely place just on the corner near the Klang Viang and l could go there and enjoy a pot of tea and read etc..
That’s a personnel thing of mine, and before booking l did think this would be a problem, just making other readers aware if this is something you want.

I was travelling solo and l felt safe at all times.

It is a nice spot to stay, its simple, easy and terrific location.

Room Tip: Room Number 2 faces the street and Temple, can be noisy.

We came to Pat's Klangviang on the recommendation of friends who had stayed there last year and were not disappointed. From the moment we arrived we were warmly greeted and shown our rooms. We had 5 rooms for our group and for the first few nights we were the only group there so we all felt very comfortable in this delightful guesthouse.

Pat and her staff go out of their way to make sure you are comfortable and will help you with any request. My husband had bought a pair of shoes for my daughter back home and I noted they were the wrong size. Pat was so kind and offered to drive us back to the shop the following day and get them changed - she truly treated us like old friends.

The breakfast was great, a nice choice of eggs, muesli, fresh fruit, toast and even Padthai.

It was lovely to have a room with a private balcony facing the WAT (but note that if you can't manage the stairs, ask for a room on the first or second floor as they are quite steep). It was a bit noisy in the morning but nothing major.

At the end of the day you have a nice sitting area where you can read from the great choice of books she has and of course there is free internet.

Will defintely be recommending.

After a very succesful first visit last year we returned again this year bringing along another 2 families .we had 5 rooms at Pat .
We were treated like family and we all felt at home taking over the whole place.
Pat arranged a mini bus to pick us up at the air port and when we arrived at the hotel we were greeted with a welcome drink and our check in was quick and easy .
Every one with a front room loved the view of the wat opposite and the small balcony .
Breakfast was fresh and nicely served we chose what we wanted the night before including all the special requests as we had a few children in the group all with their special requests .
Pat was wonderful and arranged us a private mini bus for a 2 day trip up to Chiang Rai she arranged our driver and what to see which included the black temple which is not on the tourist trips yet but is well worth visiting .She also helped us by phoning and making a booking for us in a hotel in Chiang Rai.
We checked out but Pat kept us 2 rooms to come back to the day after to shower and change and receive the laundry that we had left the day before at no extra cost and we even left with small gifts .

The house is very clean ,friendly and helpful staff .Good position if you want to go to the Sunday Market which is a market for arts and crafts worth going to .
The only problem would be for a disabled person as the stairs are quite steep going up to the rooms .
I can highly recommend Pats Klangiang and we are hoping to send my brother in law and family at the end of the year .

Stayed for three nights in November and were very happy to have chosen this place. We had a second floor room where we could see the daily routine of monks and even participated in a night ceremony which was very inspiring with them.
It is very close to everything, and were able to see school students being diismissed and going home in scooters with their grandparents, two or three children in the bikes, everybody smiling, always smiling.
Service was great, and always there giving any ideas if you requested. Rooms were clean and breakfast quite good still allowing space to have something to eat on the street stalls. Food was good, very good all over Thailand. We do miss it.

Booked a superior room with free complimentary internet for 4 days during the beginning of April.
I arrived at around 11 am and received a warm welcome from the staff and a delicious welcome drink. I didn’t even have to ask for a map or directions to a good restaurant. After checking in, Pat immediately offered me a map of Chiang Mai along with directions to Wat Chedi Luang and recommended eateries and spas which were close-by. She even offered to call the tour agencies re. the tours which I had booked to reconfirm. I was also happy to hear that my room was available before the standard checkin time. The staff carried my heavy suitcase upstairs to my room (nr. 2) on the upper floor, which had a nice street view plus a balcony. Unfortunately the room itself was very basic and quite small. There isn’t much walking space nor is there room for any closets (just a few clothes hanging bars above the minibar). There’s a small safe in the room, which isn’t big enough for a 15’ inch laptop, but every time I went out the reception was happy to store it for me. The bed is comfy and the room was clean enough, with the exception of the dust behind the toilet (my face towel fell and was covered in it). The bathroom was also pretty small- app 4m2 and very basic with a simple shower with shower curtain. The interior of the room/ bathroom itself isn’t nice to look at either; I don’t know if you can tell from the photos, but the walls in the bathroom look like grey wet cement. There’s a boiler in the bathroom for hot water, but during my entire stay there wasn’t any. Luckily Chiang Mai was very hot during the time that I was there, so I could manage with the cold water. There is free bottled water provided. There was excellent hi-speed wifi in the room as well as 3 pc’s and a printer for guests to use on the first floor. The guests are allowed to go online for free during the first hour (40 THB per hour afterwards). The service during breakfast was good, but the options were very limited, allowing you to choose a Western style mini breakfast (eggs, 2 pieces of bacon, toast, jelly and orange juice), an Asian style breakfast (incl. noodles) or oatmeal/ cereal. There were a lot of flies in the dining area outside which was quite annoying (not sure if this was due to a lack of cleanliness). The location is good with an ATM across the street and a couple of restaurants/ bistro’s and a 7-eleven within walking distance. The main shopping area (McDonalds, Burger King, Starbucks, Fish spa, Phantip etc.) is about 2 km away (20 min. walking). However, you can easily hail a songthaew if you walk to the end of the street (away from Wat Chedi Luang), which will cost about 40 baht. You can also walk to the city center yourself; just remember to go left at the end of the street and keep walking straight ahead for about 10-15 min. In conclusion, this guesthouse is in a pretty good location (not a lot of mosquitos here either, because of the limited trees) with extremely friendly/ service oriented staff. Unfortunately the room and the amenities just weren’t my cup of tea and I would agree with one of the previous reviewers in saying that this B&B certainly isn't deluxe. However, if personalized B&B service is the most important thing for you, you will definitely love it here.
