We have stayed at this hotel several times over the past few years when we go to Chiangmai for shopping. They have been constantly renovating the property (but not noisy) and are currently adding a swimming pool. The rooms are air conditioned and always very clean and odor free. The rooms are cleaned and linen and towels are changed daily without request. We have never had any theft problem. They provide complimentary water, an electric kettle and instant coffee. Rooms are fair sized, with very comfortable beds, cable television (with a couple of English channels and a good English movie channel), small refrigerator (not a mini bar), tables, wardrobe, nightstands and chair. The comfortable bathroom has plenty of hot water and good water pressure. The shower area is curtained. The decor is simple modern Lanna. The least expensive rooms start at 580 baht and have a balcony, but no view to speak of. We always take our daughter and they do not charge extra for the third person. There is also a restaurant with a reasonably priced menu, but we have never eaten there, preferring places in the surrounding area.

The hotel is very quiet located on a small soi just off thanom Huay Kaew. There is security guarded parking. It is located in the slightly upscale Huay Kaew/Nimenheimen area. Within 5 minutes walking to Central plaza and a number of good restaurants, and upscale shopping on Nimenheimen. There are lots of sonthaews and tuk tuks on the main street and you are 10 minutes from the Tha Pae gate (25 minutes on foot). 15 minutes by Songthaew to the zoo, night bazaar or Wororot market.

While this is a good area, if it is your first trip to Chiangmai, you would probably find it a bit out of the way, and would be happier in the Tha Pae gate backpacker area, or the night bazaar with its upscale hotels. Enjoy Chaingmai.

Room tip: The cheapest rooms are on the second floor, though slightly smaller that the upper floor rooms. There is no view so any floor is OK.

Hotel and rooms are ok, good location just outside the center.
But I must say i've been stolen by a boy making the room, just 2 packs of cigarettes (i'm sure about that since i had just opened the 10-pack before going out). I don't care about the value but it's the first time i get stolen in Thailand, and in years of travelling.
So, i do not recommand this hotel and i will not return there.

Checked in for two days. On arrival the room smelled of a stale smell quite like urine, my guess is the air conditioner was not cleaned out properly.

The windows in the room are locked and the hotel policy is that you cant unlock them.

Second day, thai people were smoking at the end of the corridor and smoke was coming into my room.

The overall quality of the hotel is quite good although for the price you could get an equal hotel in Chiang mai with breakfast included (in peak season). I am paying 18GP (864) THB per night.

As of Feb 2012 there is construction taking place of a new wing of the hotel, and there was construction noise this morning. The foundations of this new building are laid and one part is half built, so perhaps construction will continue another 2-3 months.

We stayed at this newly nearly finished hotel.
The lift was not perfect but was told they were waiting for a new lift,but lift stops between floors so you have to go down 8 steps to your floor or up 8 steps if you on the. 5th floor.
Did not have problem with wifi like other reviewer.
Food in the cafe was tasty and cheap so good value.
If you want to pay 800 baths a night then compared to other places good value for money.

This hotel met all of our expectations. The hotel is located on a quiet dead-end street on the NW side of the old city. The hotel provided a clean, safe, enjoyable atmosphere for the three weeks we stayed there. The hotel is staffed by a competent and professional group of people. No question or request is too simple or tiring for the staff to act upon in a quick manner. My hat is off to Ms. Roongtiwa and her staff of professionals. I must say the hotel is located in an area that some may not find convenient, but we found this to be the perfect location for a nice, quiet, comfortable place to stay and I strongly recommend this hotel.

Room tip: The 4th floor have the higher end rooms.
