Good value for your money. Nice, modern rooms, breakfast included in a rate of BHT 900,- for two. Friendly staff (although with limited English skills - ok, who cares?), good location, clean rooms, comfy beds. Breakfast is nothing exceptional, but toast, eggs, sausages and coffee are offered, so absolutely ok.
Only negative point is that is has not the real Thai feeling, it looks like the standard american hotel.
Stayed before in the much better rated SK House 2 and Vista is much better - don`t know why it isn`t rated much better.

Ok compared to the tourist area to the South East of the City, this hotel is up in the North East inside the old city. It is reasonably priced and as such a large number of Thai people stay here. So be warned if you speak little Thai nd haven't really got a clue what to do and how to organise yourself stay somewhere else as the staff try hard but do a lot of shrugging.

If your on the ground floor wifi is available down to room 105 where we stayed.

The bed like Kris25 states below is like sleeping on a hard board, we have quite a firm bed at home, these are a lot firmer.

Breakfast is a toss of a coin, if there are alot of guests then there will be a buffet. If not it is either an asian soup style breakfast or a stard 2 eggs, toast American style.

The shame about this place is on the grounsd is a wood palace built by one of the last Kings of Chiang Mai. The shame is they turned it into a restuarant then it looks like it hasn't been used in 5 years going to ruin.

This place was obviously something at some point now it is just another hotel. If you want to stay in a hotel that is clean, but basic then this place will suffice for the price. If your looking for a personal touch then give it a miss, there are plenty of options in Chiang Mai, we will be looking to stay in a guest house next time after doing some exploring.

We had a regular room with built in air conditioning. It was nice enoug thou air con tended to be a bit clunky and loud. It was clean and decent enough, although not brand new.

Apart from the clunky air con the only other negatives was the poor breakfast (but really nice places nearby) and only wifi in the lobby. The staff were helpful but not extremly well versed in english and suffering from poor system (when we checked out they had to run up to our room to see if anything was missing before we left).

There is no pool or other facilities, but for 700 Baht per night, this was an excellent base if you spend most of your time exploring anyway.

This hotel is just 5 to 10 mins walking distance to the Sunday night market, It also provides a car park plus a quiet environment as it's locating at the back street. Apparently, this hotel is modified using an antique building, but to our surprise it is super clean.
The staffs have difficulty to communicate in English but this is compensated by their friendliness. During their promotion period, it only cost us 1,000 Baht for a two-night stay in 'Deluxe Room'. And good breakfasts are included!

This is an older hotel and connected to the excellent Vista Residence hotel in central BKK in terms of ownership and management.

Vista Hotel/Chiang Mai is located in a recessed soi and I don't think picks up any street noise. The rooms are a bit old but I felt as if the service and food and location made up for it.

The rooms are huge so if one is not a solo traveler, this is an advantage.

I thought the restaurant's Thai food was excellent and as someone who lives/works in Thailand I feel as if I know what good Thai food is.

There are some limits on English in terms of the front desk which is disappointing if one needs tips on how to do things in Chiang Mai. It depends on the employee that is there at that moment.

Finally, the hotel is located about 100m from a bunch of great local restaurants, juice bars and pubs. In my book, you cannot go wrong with this hotel.
