As part of a SEA trip with family we consciously chose some low key apartments off the usual tourist trail. The choice of two-bedroom suites at the time if booking seemed limited and only the Napat kept coming up. As this was the type of accommodation we were looking for and the overall good reviews, we decided to go for it and booked 8 nights.

After 2 nights however, we decided to move out again:

- the rooms were nowhere near as good in terms of decorative state as suggested in the pics. The furniture is tired and worn and of cheap quality
- rooms were not clean and not cleaned properly during the stay (table tops were greasy when we moved in, chairs stained, bed sheets also stained and discoloured
- the master bedroom had some pest infections with what looked like little larvae or worms near and on the bed
- the nearby bars on the main road can be heard with thumping music late into the night, even ear plugs could not really block the noise
- service staff did not seem inclined to deliver any service. Breakfast service was typical: waitresses sitting behind blinds, chatting and using their mobiles. If you wanted coffee or tea, you had to walk over to their enclosure to place your order.
- the free car park right in front was a plus as we had a car, however for night time trips into town, taxis were a problem (long wait, not all drivers willing to take you back to the Napat). Without your own transport you will be challenged as there is little in the neighbourhood other than 7elevens and student-type facilities.

After the third horrible night, we eventually moved into a 5* hotel in town to actually let the holiday start proper.

We are a family with two toddlers traveling for a year and renting apartments along the way. We spent a month at the Grand Napat and left with mixed feelings.

What we liked were the courteous staff, who like most Thai people, always had a smile for us and a willingness to help. Some of the front desk spoke only basic English so communicating was sometimes a challenge, but everyone tried their best to address our needs. After some pushing they were able to locate a babysitter for us, she only spoke Thai but was great (Pang is her name). In the end, we had to figure our much of our own way around, like playgrounds, laundry, haircuts, etc. I've documented some of what we found around the area http://minordiversion.com/category/thailand/
We also loved the pool, which had a kiddie area as well as a lap area. Housekeeping was phenomenal, coming in every day to do a thorough cleaning and wash the dishes.

We found the location to be a challenge as there were very limited places to which we could walk. Even a short walk entailed hitting the main road, and with two toddlers, this was difficult. A tuk tuk around town is between 80B and 150B each way, which adds up when we wanted to go out multiple times a day yet avoid walking into traffic.

We had an issue with our unit - the second bathroom had a foul smell. It took the hotel a week to resolve this, which led to the eventual replacement of the toilet. The staff was all very apologetic, and at check out gave us 50% discount on our electricity bill (about $100 value). The hotel offered to have us stay temporarily in another unit, but it was a studio as compared to our two bedroom, so we decided to rough it out until a solution was found.

The building and property itself are modern and clean. The interiors of the apartment were somewhat more tired than they looked in the pictures, but still comfortable and suitable for our family. After spending a week there, we got a local feel for the area and found places we could walk (particularly if you can get the guard to open the side gate exit as opposed to going into the main road). These include Thanin Market, Wat Ku Tao and the playground at the municipal stadium. Kamptien flower market and JJ market are also great places to wander around.

Room Tip: Get a room facing the mountains as opposed to the parking lot, where there is currently construction...

We stayed for four nights. The rooms are really large, spacious, well furnished and quiet.
We enjoy eating in local hawker stalls and there were plenty around here. Massages and food was cheaper here than in town but there were no Western eateries. If you need that, town is just a B100 to B150 ride away. Any tours you do will pick up at the hotel and the hotel also runs a bus to the night market each evening. They also provided a complimentary transfer to the airport when we left.
The breakfast was so, so but everything else was really quite good. The pool area's quite nice too.

We stayed here in a 2 bedroom apartment for one week in August. It was very good and good value for money. The hotel is modern looking, about 7 stories high and set about a 5 min walk off one of the main roads out of the city. Some reviews seem to complain it is too remote but we went with 2 children and found the walk to the road easy, rather enjoyable and perfectly saft - there we would get a red taxi or tuk tuk for a 5 min drive to the centre. Also we never had problems getting tuk tuks to bring us back as the hotel have cards with the name etc written in Thai.
The apartment was clean and tidy, the kitchen was rather lacking in equipment but with so much street food available and room service we did not need to cook anything. The rooms were serviced every day. We did have a problem with one loo being a bit smelly but they did their best to sort it out for us.
The pool was clean and cool, gym equipment good, breakfast adequate but nothing exciting.
In summary it was good value with helpful and friendly staff away from the bustle.

Room Tip: There is a new building site at the front of the hotel (about 200 metres away) so try to ensure that...

I was disappointed by this hotel. First, it looks more like a pension that has been slightly upgraded. Second, even we had quite a pleasant day there (the pool is nice), the night was awful because of the quality of the equipment. A/C was very noisy and the noise was not constant. With a very noisy A/C starting again every 20 min., it is very difficult to sleep, so we had to stop it and the room was very warm. In addition, we had some very noisy neighbours with children screaming all night. Walls and doors are too thin to stop the noise. Breakfast was also really average for Thailand. Mattress was also very bad quality: you could feel every move of your companion during the whole night. Finally, the location is not great: far from the center with no particular interest in the area
In total, as the price was very low for a 2-bedroom suite, you can find this hotel very good value for money, but as far as we were concernned, we are looking for better comfort and location.

For the seasoned Chiang Mai traveller who is looking to be away from it all, the lcoation in a small soi is unbeatable...it is very quiet at night (read on please) and walking distance to Tesco, popular drinking JJ Market and there is a 7-11 just right outside the hotel

For those with very limited time and who have not been to CM before, I woudl caution against staying here as it is not within walking ditance to the night market or the trendy Nim Street where all the restaurants are.

You are a short cab ride away...going from the hotel is great it's coming back that maybe a problem although the hotel / SA try to remedy this problem by providing a shuttle every night at 1830 to these locations.

The rooms are alrite and not fancy or grand. The breakfast will be very weak after 6 days staying here ....for a start it's pleasant.

The pool is small and functional and the people here are very very friendly...realy pity about the location.

Here is the biggest thumbs down. Right facing the apartment is a new building site....from 8am - 6pm pounding as they are at the foundation stage and ti is noisy with the drilling to spoil everything anf I mean everything...after 6pm it's almost a different hotel as the building stops....the staff were pleasant to change my room after I ask about the noise

I have been to CM many times and elect to stay away from the night market...the location is great but the noise is enough to drive me away and give it a thumbs down for the next 2-3 years while the building continues...

so

Room Tip: Ask for a view of doi Suthep....much more quiet

Nice hotel but you need your own transport as it is out of the way and Tuk Tuk's/taxi's have to be called for you every time. Nothing within walking distance except small 7/11. Has a pool and small gym and nicely set out. The suites have limited kitchen ware. 2 Spoons, 2 forks, kettle, 2 cup and saucers and two small plates and bowles. Very spacious and staff good and helpfull. Caters mainly for and asian clientel especelly the restaurant but still very nice. Probable won't stay there again as I have my favuret in town which was fully booked
