Friendly staff, spacious rooms. Prompt response to issues raised (ie: creaking door hinges that woke our baby - oiled within an hour!). Relaxed atmosphere. There was a nice feel about the place, guests talked to one another, a few kids running around. Breakfast was great & the breakfast staff were lovely!! Liked having the option to "recycle" our towels to save water. Laundry service & free shuttle were really handy. Just gutted the water wasn't right for the boat to go out during our stay - my son would have loved it!
It was a wee distance from town, but that wasn't a big issue for us as our friend had a car & could pick us up - many touristy places do shuttle bus runs to collect guests as well. Another shuttle around the middle of the day, or after lunch would be quite good. Some guest information (about the facilities etc) would be quite useful in the rooms? It took us a while to figure out the shower & the kettle & there were a few other things we weren't sure of, like dinner options & stuff. A book of info in the rooms would be great.

My boyfriend and I stayed at Villa San Pee-Seua and it was an amazing surprise!
It is a beautiful and cozy hotel, surrounded by nature.
The service is outstanding. Managed and owned, by the father and daughter who are all the time ready to smile and help you providing any service or information you would need.
You can also access many day trips from there.
Is just the opposite to a commercial hotel, so if you look for a place surrounded by nature, traditional and comfortable, that is the place.
We didn't want to leave :)

Lovely hotel, but located out of The City. No restaurants in neighborhood. About 10min walk to local market place +superstores. My room was superior room with view to the river, had also little balcony. Really nice evenings in December, when there were paper lamps on the trees in the garden. Room was really clean and comfort. Nice and helpful staff, they even borrowed me a mobile phone for possiblity to call back to hotel if got lost in City or needed transport service - this kind of service I haven't got elsewhere! One minus point was the breakfast. It was served in garden, lovely, but the meal was not so good.

We spent five nights in this charming and very comfortable hotel. The breakfasts were fantastic and served in a beautiful setting in the garden overlooking the River. Prae (who is the owner, receptionist and everything else in the hotel) is amazing and so, so helpful. Our transport, trips and even some of our shopping was organised very efficiently by Prae.

As mentioned in some of the other reviews, the shuttles to the City are a big help and giving the guests a mobile phone is an excellent touch, especially if you have never been to Chiang Mai before. The location for us was perfect as we did not want to stay in the city.

Thank you Prae for all your help and just to let you know that we got our bacon and lanterns back fine. xx

We would highly recommend this hotel to anyone who does not want to stay in the City Centre and wants to relax.

We had a very warm welcome at Villa SPS. All the staff were friendly and eager to help. Breakfast was good -the cinnamon toasts and banana pancakes were yummy! They arranged a spa booking for us and drivers for our day trips out of town. The drivers themselves were reliable and friendly. The hotel is a 20 min drive from town but this was perfect for us It was a great place to relax away from the business of Chiang Mai city centre. However with the 2 daily shuttles and convenient pick up points in town for return trips it was very easy to experience everything Chiang Mai has to offer.

Villa SPS has a limited kitchen menu for lunch and dinner but you are able to order take away from restaurants in town which are then delivered to the villa. However, our advice would be to try all the fantastic local road side stalls and the market (esp at night) across the bridge. The food was amazing and incredibly cheap -£3 for two people including iced drink; 8-10 pieces of sushi for £1!. We would also highly recommend the local Thai massage parlour located next to the 7 Eleven. We had several incredible massages here.

We would highly recommend chiang Mai as a destination and this hotel as the perfect location.

Room Tip: The superior rooms have a riverside view.

Stayed five nights with two children aged four and six. The villa is an unexpected delight. Very welcoming with a home feeling. We had a family suite. I would not recommend our suite for a person with walking difficulties. We had three flights of stairs. Maybe a ground floor unit for some. Villa was spacious, two ensuite bedrooms joined by lounge and fridge area with tea/coffee making facilities. Main bedroom had lounge area and tv. Lovely view overlooking the pool and river. Some traffic noise in second bedroom facing street, but with window and curtains closed, barely noticed. Beds are Thai standard - hard. No problem for me but my daughter bought a mattress topper. Staff are lovely. The owners are particularly nice and very helpful. Came out to farewell us as we left their establishment. Never had that at a first time stay before. Breakfast for the first two days was from a set menu choice. We loved it. I, in particular, the french toast with pisang goreng. Yum. Scrambled eggs also melt in the mouth. We ate outdoors seated adjacent to the Ping River. Delightful. Then.... unfortunately, due to volume of residents, the menu changed to buffet breakfast. Different choices, none to the previous standard. The children wouldn't eat anything on offer, so we decided to eat breakfast at another establishment we knew of a few kilometres south that has excellent food. When I am on holiday,I do like to start the day with a leisurely, enjoyable breakfast. This was our only disappointment regarding our accommodation. We used the complimentary shuttle to Wararot Markets. Very good. Red taxi back to villa cost the same as a tuk tuk. Had washing done. Cost per lb. very good value.
To sum up. lovely people, nice accommodation, brekky (set menu) in the garden, a joy. And yes, I would stay there again (when there are less guests - to have nice breakfast) Thank you Villa San Pee Seua.

Room Tip: Room with view back at the river.

We chose this hotel based on a review from a friend - it was brilliant - local people - right on the river - service and attention were fabulous - small hotel but big rooms basic but clean - a really good option.
