We chose this hotel based on a review from a friend - it was brilliant - local people - right on the river - service and attention were fabulous - small hotel but big rooms basic but clean - a really good option.

We stayed here as a family with a 7 and 8 year old. We had a family suite consisting of a room with 2 single beds and one with a king bed. Both had their own bathrooms and were joined by an area with seating and a fridge. The rooms were clean and spacious. The breakfast was good with both Thai and western choices, the fruit and yoghurt very yummy.
The staff were exceptionally helpful and went above and beyond when helping to organize a hire car for us.
Although about half an hour from the city the free shuttle bus and boat made it easy to get into town and we never had any trouble getting a Tuk Tuk back for 150 baht.
The grounds and pool were great for the kids to charge around in after a long day out sight seeing.

We stayed here for six nights last week and absolutely loved this hotel. It's a little out of the centre of town but the hotel provide two free shuttles a day into town or use their boat to take pople in and even give you a mobile phone so when you're out you can phone reception to arrange a taxi to pick you up and return you for 150 baht, cheaper than some taxis and tuk tuks may charge.

Lovely hotel with helpful staff, rooms were large, comfortable and clean. The grounds of the hotel are gorgeous and sitting by the river having breakfast was a nice start to the day. Good breakfast choice, both western and thai food options. No restaurant on site however you can order takeaway food from local restaurants which you can eat on your balcony or in the patio. Food from the local thai restaurant was very nice and reasonably priced.

Overall I would not hesitate in returning to this hotel in the future. Staff were extremely accommodating and helpful and nothing seemed to much trouble.

where to start? it was my 3rd time at villa san pee seua, stayed one week, and with every visit i love it more. from the time of booking till you check out you will receive outstanding service. phrae and her team are marvellous, nothing seems to much or to complicated. now they added sunbeds to the pool which is perfect to relax. don`t mind if it is outside the city, twice a day you have a shuttle (car or down the river with their own boat) for free and to come back simply call with the provided mobile and the driver will pick you up 150 baht. i love the rooms with the marvellous river view, i would recommend to book this ones. it is a place full of peace and joy. really good breakfast options and it`s tasty too. roomservice everyday, very clean, very nice decorated rooms and the bed is so comfortable you will have a good night for sure. if you`re not into going to town you can order food (thai, pizza, ...) with the reception and enjoy your meal on your balcony. there are restaurants in this area so you can grab a bicycle (free) or rent a scooter and explore the area and eating facilites. try cream cups for a real good cappuccino. i really believe you can get much better value for money and you will leave as a friend from villa san pee seua. i will be back for sure

We are 4 persons in our family, we stay there during 4-6 October 12, we were very impressed with service and hotel very nice and quiet place. Staff very polite, helpful, kindness. We never been in Chiang mai but they gave us a good suggested for travel around with many choices of tour. Breakfast served at balcony every morning or if you want to have late breakfast just inform them, easy to take cold drink and resonable price. We will be back again:-)

Room Tip: Use the shuttle service to town you will no need to complaint about location

Small hotel just outside Chiang Mai, large garden with pool. Very friendly and helpfull staff, always willing to help with advice or organizing a trip. Never came across a hotel where you can get a prepaid phone when you go into town so you can call for help/translations when running into trouble. Boat trip to the city was nice. Great stay, Childeren loved it.

Booked based on the reviews here and wasn't disappointed. Old style hospitality by Prae and her father, and there are many things to love about this place - the grounds next to the river, the trip into town by boat and the room was great with a soft bed. Great breakfast every day and cold drinks when you need them (at minimal cost). Was even surprised that they organised the morning shuttle to take us to the airport on our check-out day at no cost, and it's little things (like that) that make all the difference!

Like others have said - make sure you know that it is out of town when booking. So if you venture out it will cost between B150 - B200 to get back depending on your negotiation skills. Spent my birthday there and the location and my wonderful girlfriend made it a most memorable stay.
