“Prohibitive Increase in Rates”

We recently spent an enjoyable month at Studio 99 in Chiang Mai. We were seriously considering a longer stay next year, but Studio 99 got a new owner just before our departure, and we were informed and received in writing that their monthly high season rates had just increased from 32,000 Bahts per month to 55,000 Bahts per month. At today’s rates of 28.81 Bahts per Canadian dollar, this means that their monthly rates have gone from just over $1,100.00 per month to just over $1,900.00 per month, an increase of over 73%. In addition, and this was true for our recent stay, you are charged for electricity. Though this is a nice place with many assets – a quiet location, easy walk to old city and markets---the apartment does have some small short comings (poorly equipped kitchen being one) and in our view, does not warrant the new rates which will make it prohibitive for many including us. I checked Studio 99's website just today and oddly, only the low season rates are shown at the moment.
One very positive point we wanted to make is that Atom, the lovely young Thai woman, who worked on the main desk, was AMAZING! Forever helpful and always a warm smile.

Great location - off the busy main roads - which made our apartment nice and quiet. We were in apartment 5 on the top floor which was difficult to carry luggage up the steps, but it was huge and opened out onto both front and rear balconies. Beds were relatively comfortable, and the apartment was clean. The bathrooms are a little bit outdated and kitchenette quite small. Staff were awesome and allowed us to store luggage overnight while on a home stay tour.

We stayed here for 5 nights around NYE and we loved it! The apartment is beautiful, spacious, clean, new-looking and very comfortable. We felt at home immediately.
We were on the first floor, balcony off the living room and balcony off the bedroom (very big soft bed, very comfy). Huge walk-in closet and roomy bathroom (shower, toilet, sink). The kitchen has a large fridge, big counter space, a two burner electrical stove, toaster, kettle etc, everything we needed was there. The apartment is at the end of a quiet side street off Soi 3, a mere 4 minute walk to Tapae Gate, we felt safe walking here at all times day and night.
The lady at reception was very friendly and helpful and gave us lots of tips for things to do in the vicinity.
The only reason we didn't stay longer was that they were fully booked. We will certainly return here and can recommend staying here!

Room Tip: We were told to opt for a two-bedroom apartment, as these were higher up and have a better view, but...

Enjoyed a week at Studio 99 just before Christmas 2013. Stayed in Apartment 1 which is on the ground floor next to reception - no steps - yeah.

The apartment was simple and clean. The bedroom is separate to the lounge which enables going to bed at a different time to your partner if there is a need.

Location wise you won't get much better - Thapae Road is a short walk from the apartment but without the noise of being on a main road. It is also a short walk to the night market.

Only downside was the TV reception which wasn't much good - but this didn't bother me. The free wifi reception was very good.

There is an additional charge for electricity usage - not a bad thing as it encourages modest use of things such as the air conditioning. It cost us about AUD 10 (300 baht) for the week.

The lady at reception was always willing and helpful.

We would come back here when next in Chiang Mai. The big pluses are location and cleanliness.

We stayed here last year and were happy to come back again. The apartments are very spacious and well appointed. My only criticism however concerns the linens. The towels and sheets are very tired and need urgent replacement.

Regarding the sheets and towels, when we took over the hotel/serviced apartments at the beginning of this month, the linens were our first priority. As of today all towels have been replaced as have all of the bed sheets that needed replacing. We hope that you would consider to stay with us again!

I spent a week in a ground floor Garden Apartment Type B and really enjoyed it. The room was very modern and clean and all the staff at reception were very friendly. Although the rooms have small kitchen facilities, I never felt the urge to cook anything given that great food is everywhere in Chiang Mai. The room does however have a good sized fridge.

Location wise, Studio 99 is tucked in at the end of a lane leading west off Soi 3 Thapae. It's quiet down there, not much around the immediate area. But it's only a few minutes walk to the popular streets like Thapae, Loi Kroh and Moon Muang.

I liked the style of Studio 99, and the longer stay rates are really good. Oh, and there's security on the building when reception is closed (even though I did sneak past a couple of times without waking him up:). A good place to stay for more than a few days.

Room Tip: The ground floor rooms have a small outside garden.

We've enjoyed our stay at this convenient location close to Thapae Rd/Gate. Accommodations are clean and comfortable down a quiet Soi. Only thing missing, from making this in the 5-star league, would be a nice pool to relax by.
