We arrived at night and I must say the surrounding area looked bleak as all the building were old !.
However, once inside the guest house, we felt very happy. Clean rooms and very helpful staff and management. Managers woke up at 3 am to provide breakfast due to an early flight!
Loved the fact that Laundry was completed by evening and was only 100 baht.
Note - only sleeping areas have AC Request them to have AC on 2 hours before you arrive!.
Fans available in other areas.
Loved taking the river boat from Thewes pier for Wat Pho tour and River City . Much better than taking a taxi, as Bangkok has too much traffic.

Room Tip: Must check out the River boat as soon as you get there. Much better than taxis for Wat Pho. We ask...

What a wonderful place to stay! We found this online and it looked good so we booked. Are we ever glad we did. This charming little hotel is clean, spacious, convenient to the river bus system and the friendliest and most helpful staff ever. We were so impressed with this experience. Ann was our hostess and she went above and beyond to make our stay in Bangkok wonderful. I would stay here if ever I return to Bangkok and would absolutely recommend it to others. My husband and I are middle-class American travelers who typically stay at mid-price chains in the US. The Baan Manusarn definitely competes well at this level. It is in a wonderful area where there are some great restaurants which we ate at as well. Fabulous experience!!

I had the pleasure of staying here for 9 nights in May 2013. This is a clean, comfortable, and safe place to stay if you are exploring Bangkok.

The location is very close to the Thewet pier, which will allow you to take boats and avoid road traffic when exploring the Grand Palace, Wat Arun, etc. If you don't want to take the boat, taking the taxi is also a very cheap option. I also took the taxi many times, and the fare from Siam BTS station to the guest house is around 70 baht, which is not expensive at all considering the distance. The taxi from Grand Palace to the guesthouse is approximately 45 baht.

The guest house is very cozy and comfortable. It truly feels like a home away from home! The place is extremely clean (everyone removes their shoes at the door.) The room I stayed at was the Thewet room (with private bathroom.) The room was very spacious and had two big windows. There was also a shared kitchen (with free tea/coffee), living room, and computers for us to use downstairs. The breakfast was delicious and filled me up every morning. (Assorted fruits, eggs, toast with butter and jam, sausages/ham, milk, cereal.) The coffeehouse right at the entrance of the guest house had amazing drinks, and the owner of the coffeehouse was super friendly as well.

The ladies at the guest house were extremely helpful for travel planning. They helped me write down various things in Thai to show the taxi drivers. They also researched things for me (like bus schedules, guesthouses in other towns to stay in, suggested timing/order of visiting the attractions), made the arrangement for taxi to go to airport for me, etc. It is truly a place with a personal touch!

Bonus: the air conditioner worked extremely well, and there was free bottled drinking water.

I loved the fact that the guest house was not in the middle of all the touristy areas (e.g. Khao San) so that you catch a glimpse of how the locals live. The guest house is right near a wet market and also a market that sells flowers/plants. The restaurant right next door, In Love, has excellent food and views of the Chao Praya River. It was very quiet at night, so it was easy to fall asleep. The price may be more than Khao San, but the cleanliness and personalized service you get is worth the money.

Note: always make sure to have the instructions in Thai for your taxi driver to teach him how to return to the guest house. Also, it is easier for you to get a taxi if you walk out to the main road, Samsen Road (approx 3 min walk.)

Room Tip: I highly recommend the Thewet room since it has a private bathroom.

Quick pointers:

Accessibility:
Hire a cab (charges between 51TBH to 77TBH - depending on the the route cab driver takes) to reach the airport sky train line Phaya Thai...for there...the city is yours to roam around!!
Bus No. 524 takes you directly to the famous JatuJak (Chatuchak JJ) market...
Chao Phraya river cruise is just a boat ride away neighbouring pier 15 (walking distance) to pier 16...

Rooms:
BIG!! It's a home stay and rooms are spot clean and big!! they have all the rooms on the 1st floor and have wooden floorings...beautiful...

Service:
Ann takes all the credit for an excellent service she provides to all the visitors!! she made our stay a very pleasant one and was there to help us all the time...explaining how to go around the city using maps...getting our bookings for cruise, dinner reservations etc...
cherry on the cake: Internet & breakfast is inclusive in the price of the room!!

Would definitely go back @ Bann Manusarn whenever I visit bangkok again!!

Room Tip: If a couple, go for Thewes Room (Standard Room with AC)...

If you want calm, safe and CLEAN place to stay in Bangkok, Baan Manusarm is a great choice! You will feel like a home here. Everyone is friendly and helpful. Just one example, we were leaving for trip to the city and it was going to rain in a couple of minutes and we got an umbrella without any asking.

Another great thing about this place is also that is really close to the river. You can catch a boat to main tourist attractions in Bangkok just for 15 Bath per person (use orange flag boat) and during 15 minutes you will be at Grand Palace, Wat Pho, Wat Arun and about 25 minutes in China Town. Using a boat is the cheapest way how to travel in Bangkok and also fun to travel with local people.

One Tip: if you want to see a real Thai market and not places as Khao San Road (tourist trap) go to the end of street and turn left and cross the bridge. Approx. 30 m behind the bridge on the left side you can find a real Thai market. If you visit Asia for the first time it is a great experience :-)

I stayed at the Baan Manusarn for 2 days while in Bangkok w/ my wife. It was perfect for us, comfortable, and for the price you will not do better! The staff was super nice and very accommodating-making breakfast for us even though we slept WELL past breakfast time our first night, discussing travel plans and giving great advice on where and where not to go for Chinese New Year, restaurants, and transportation.

The location is actually great, right on the river and the ferry stop that takes you throughout the city. The guesthouse feels homey but quite comfortable, you have all the privacy you need. I can't say enough about the place, I would recommend it to anyone who wants a nice, inexpensive, and friends place to stay in Bangkok!

Room Tip: Room on the second floor w/small balcony that overlooks the street is great!

I stayed for a few days in November.. loved the whole package.. great location at Thewet riverboat stop.. quiet and yet convenient to the market.. came back again in mid Feb for a few more nights as it represents my best accommodation experience in 3 months of travel.
