A very nice apartment at a very reasonable price. we spent a week here while getting dental work and touring Bangkok. stayed in 1 Brm. Clean , quiet , spacious , nice decor , large balcony. 1 1/2 bathrooms. Decent kitchen. Washer/drier in apartment. Staff very helpful and friendly. Within 2 mins walk of the Bank Chak skytrain station so transport into downtown very easy. Would definitely stay again..
Considerations!! For some people it may be too far out of the centre. About 20 mins by skytrain. As a result a limited number of restaurants within walking distance. Look- In restaurant very close and worth a visit ( see separate review )
For you real foodies (as we are) DO NOT MISS the 2 Ladies street market food on Sukhumvit 93. This is almost opposite Viva Garden on other side of the main road. As you turn off the main rd into 93 go about 50-100ft and on the right you will see a small alley running into the market. Turn in here and immediately on the LHS.are a few stands with multiple dishes displayed. Probably 25-30 different things to choose from. The food here is delicious ( possibly the best we had in Thailand) There is a stand with only vegetarian dishes and another with fish/meat dishes. seem to be run by a family. Very friendly. One woman speaks OK english. Eat there(very basic local style) or take it back to hotel. We ended eating most meals from here. All the other Thai food we tried paled in comparison. . Further down this road on the left is a 7-11 and a few blocks further down a very large Jim Thompson factory outlet. For some reason tho it doesnt show up on google maps. Worth a look. 5 floors of silk fabrics.

Stayed here 2 times, 21 Oct-6 Nov booked for studio but upgraded to 1 bedroom apt #204. Much appreciate this. I have no issue staying during the period, except minor issues like how the laundry was returned. I think it could be more professionally done (especially those folded/wrapped in plastic).

after day 4, I checked if they have higher floor rooms (after reading so many recommendation about higher floor here in tripadvisor).
was given #709 whose view is very nice.
one thing worth noted is they change the jetwasher in toilet even before I reported it.
the first one seemed to be very very old and worn out. I kept on forgetting to report it.
but was pleasantly surprised to see it changed the next day.

only in this room i have problem with the internet.
it doesnt seem to be stable, connection will cut off every 20-25 minutes and you have to reselect the connection and refresh again.
quite annoying esp if you're on skype or on youtube or writing review like now.

have this reported on my feedbacks when I checked out, since I would come back again with my family in a week. hoping to see some improvement before finally writing the review.

other feedback is for the hotel to separate pork-based breakfast from the rest. it can be done by allocating one or two containers specific for pork-based (or non-pork based) menu everyday.

Second stay, 10-18 Nov extended til 25 Nov.
First couple nights was in 2 bedroom #403. Was very nice room. Have no issue with the internet here (I didnt have issue with internet when I was in 204 either).
Next days we moved back to 709, since hotel are full and I was quite late informing them about extending the 2 bedroom units.

Same problem still exists. Intermitten internet access.
Reported to front counter several times with different staffs, a technician was sent (albeit non-english speaking one) and he tried to fix.
solution given was he gave what seemed to be a special password, which I didnt really have a chance to straight away fully try at the same day. following day tried it out, the same problem still exists.
(Fyi, I requested 5 userid/passwords during check in since we have 5 gadget in the family -- so i was experimenting with 1 userid for 1 user only)

problem still exists even while am typing this review.

pros:
- well maintained & new furnitures
- polite staff --> esp Khun Naphat, Khun Ekky, Khun Pup
- value for money

cons:
- location abit off fm tourist area (not to worry, BTS station just in the doorstep)
- internet connection on 709 (not sure about other room in same floor)

definitely not for those who love to go shopping then back to hotel to put their shopping bags and off they go again. this is more like 'once you leave the hotel, make full use of your time until evening then back to hotel to rest'.

Room Tip: High Floor, but not #709 Other rooms might have no internet problem

We also recognized that you left a few comments regarding the internet connection, laundry, and the non – pork based breakfast choice on your last visited. We would like to inform you that we didn’t ignore guests’ feedbacks. Your comments have delivered to the department concerns for our future improvements.

Thank you for bringing the internet issue to our concern; basically, our wifi internet connection required password to log-in for securing the system and each device required individual password in order to limited the users and maintain the speed at highest level for all the guests benefit. After we got your report, our technician team has been trying to fix this matter, but this process may take some time due to the access points in that area may overload. However, we promise to try our best to solve this matter as soon as possible.

The staff were absolutely great. We asked them to help out with taxis, reservations and had other questions about Bangkok and they were very helpful.

The skytrain is right out infront of the hotel which is great, as it was able to take us everywhere we wanted to go.

Another review claimed the noise from the school was disturbing... our unit was located on the school side, and we did awake and the children were singing in the courtyard as part of a class function which we found really nice. The mini concert lasted 15-30 minutes as they were soon back to hitting the books.

We didn't find the buffet to be the greatest, but good enough that we purchased the buffet the second day as well.

Went to Bangkok on 31st Sept and came back 2nd Oct. 2 nights at this Viva Garden Residence. Out of my 4 trips to bangkok, this was the best hotel i had ever stayed in.

A large living room with fully furnished furniture, kitchen with all the necessary utensil (which include a electrical stove!), Bedroom with another set of TV and last, a restroom with 2 attached showers (bathtub and standalone shower!) and restroom was linked via kitchen and bedroom. And i forgot to mentioned a balcony which was linked all the way from living room to my bedroom!! Considered the space and interior, it was definitely bang for buck deal @ USD85/- per night. I'm pretty sure this hotel is less than 1 year.

No doubt location is out of the shopping district and not anywhere near Sukhumvit Soi 11, it is one of the quiet hotel when you need a peaceful night. BTS is just 2 mins walk, convenience stores all around the area and definitely cheerful/friendly staffs around the hotel, esp the bellboy!! Night view was surreal.

Been recommending this hotel to friends, and those who book it, love it!!

And the room is definitely big enough for a whole family with kids running around.

Room Tip: I got a room facing the front on the left, which had the whole city view! Superb!

Had a pleasant stay in viva garden. The pros are:
1) very close to skytrain station ( bang chak) - hence can get to the tourist places via skytrain to avoid jam
2) very close to jim thompson factory outlet for those who have interest to shop there
3) 7 eleven across the road
4) friendly staff, especially Naphat, who will assist in any way he can
5) 3 stops away from a halal thai restaurant
6) 1 stop away from tesco hyperstore
7) quite a distancefrom the busy town,which also means always getting a seat in skytrain when taking from bang chak
8) the 2 bedroom apt came with washing machine and dryer
9) close to expressways to go to safari park, dreamworld and airport - do not have to go through heavy traffic to get to those places
10) very clean
11)

Some of the cons are:
1) 10 stops away from siam paragon (20 mins ride on skytrain) - generally quite distance from main tourist attraction like chao phraya ferry station
2) no spa in hotel
3) next to school - quite noisy in the morning and during school break
4)buffet breakfast selection limited

All in all my family and i had a very pleasant stay in viva garden.

Also special thanks to naphat to assisted us during our stay.

Pros:
- Great Location from Skytrain stop

- They upgraded our Studio Superior to a One Bedroom Suite for our Honeymoon

We stayed in hotel from 2nd to 5th Nov 2012

We enjoyed our stay and had good experience but still feel there is room for improvement for the price we pay.

- The location is good close to Bang Chak BTS station far from crowd and madness (but this still can be drawback as this station is 10 stop away from any activity place)
- There are convenience store close to hotel
- Spa close to hotel
- Room are good kitchen and bathroom can be improved (towels and toiletries need improvement)
- The breakfast need change, we had same menu for 3 days not any change
- staff need some more knowledge for every query they direct you to concierge

Though we had a good stay and no complains about hotel but we still feel hotel need big improvement for price we pay.

We are delighted to hear that you enjoyed your stay and had good experience about our residence. We also learned that you were not satisfied with a few issues, and we would like to use this value space to clarify as follow:

- The location: With information on internets and on our official website, obviously, you already knew the hotel location before you made a booking. We are not in the tourist district but our location is in peaceful Thai residential area which is also only a stone throw from the BTS Bang-Chak Skytrain station. One station away from Tesco Lotus On-Nut and Siam Paradise Night Bazaar, 3 stations away from Gateway Ekkamai shopping mall, and several stations away from Thong Lor, Emporium, Terminal21, Siam, Movie Theatres, park, bus station… etc. Therefore, as you mentioned ‘10 stop away from any activity place’ may not quite right.

- For breakfast, our standard is to serve 12 items rotate with unlimited salad bar, breads, cereals, fruits, and beverages. We have some main menus that serve everyday like bacon, sausages, eggs but there are also various choices of menu that change daily (rotate), we have never provided breakfast menus for ‘3 days not any change’.

- We also confident that our rates are reasonable in term of product and services compare to other hotels in the same category. We apologize if our standard was not measure up to your expectation, for what you have paid.
