The owner's two small dogs were always in the restaurant area or sprawled across the main check-in desk growling and barking whenever customers walked past. The guesthouse common areas and showers were quite clean but our room showed signs of neglect including a dust covered ceiling fan, ripped sofa, and a dubious looking worn-out blanket covering the bed. There was only one power point in the room, located next to the light switch by the door. This made it extremely difficult to recharge my phone or computer. The air conditioner did not work at all and the room was too hot to sleep. If I had not made the mistake of prepaying for several nights in advance, I would have checked out after the first night.

The location was good. It is within easy walking distance of Khao San road but away from most of the associated noise. If you turn left out of the guesthouse and walk about 300 meters down the street, there are several busy restaurants and bars that looked to be very popular with the local Thais.

I stayed here for 5 nights with my wife. Firstly the postives were it was good value at only 520 BT (13 Euros) per night for a double room, Free Wifi, the location is great, and the rooms were very quite at night. On the downside though there was only one electric sucket in the room. The matress on the bed was an hard as a rock and the blanket was worn and gruby. The Air-Con was very poor and as the fan was dirty so it was blowing out dusty air. The room was very hot during the day. Also you can't get to your safety box between 11pm and 7am, so if you go on a night out you will not be able to get your valuables until the next morning.

Room tip: Always take a look at the room first.

the guesthouse really wasnt the 5 stars I was expecting...it was very basic and we were put in a room not in the main building but in the next street. It was clean enough but fairly dingy. We found the family not to be that helpful at all as we only found out when we were leaving that they actually had a roof top garden and other facilities that we weren't even told about. however it is a great location only 10 minutes walk from the hustle and bustle of Koh San Road!

I didn't stay here, I ended up passing by, like another reviewer and tried them for lunch, the first time. They treated my family like family, and served excellent food. In addition, after eating there the second time, I asked to see the guest house. It looked like it would be a nice place to stay, and they will treat you really well. In addition, there is a seven eleven next door and the park with the dock for the river taxi only a couple of blocks away. I would recommend them after staying in Bangkok for a month at a few other places.

I have stayed at KC guesthouse many times over the past 5 years and always found it excellent value, really clean and especially friendly. The staff and family are always helpful and the staff/guest ratio is high. I have sent others to this guesthouse and have always heard positive reactions of their stay at KC's. In short it's a wonderful and safe refuge in busy Banglampu.

Room tip: You can choose from a vaiety of rooms in either of their 2 buildings and anyone should be able to find a room to suit them.
